Judith Cameron... is our Lettings Manager at the Cockermouth

Office. She has many year experience within the lettings industry and is our longest serving employee, joining the

company in 1997

Laura Watson... joined the Cockermouth Office in 2007 She has gained a great amount of experience

during her time with us and became Whitehaven’s Lettings Manager in 2010

Clare Walker... Joined Workington office in 2010 - became Lettings Manager in 2014. She has gained

a wealth of experience during this time.

Jacqui King... became part of the Lettings team in 2007.

As our dedicated Lettings Accounts Manager based at Cockermouth, she deals

with the financial side of Lettings.

Wendy Dixon Is Whitehaven’s Lettings Negotiator. She helps tenants find the perfect property and

ensures the application and move in process run smoothly. .

Alison Scurr ... is our Cockemrouth Lettings Negotiator, joining the team in 2014 and can help

prospective tenants find the right property.

Cath Phelan Is the Property Portfolio Manager at

Whitehaven. She assists in the management of 160+ properties, carrying

out inventories, inspections and check outs.

Toni Canigiani ... is Workington’s Lettings Negotiator and is involved in all the day to day aspects of

Lettings. She joined the company in 2014.

Gill James ... is the Property Portfolio Manager based at

Workington She manages over 100 properties and oversees many other areas

in Lettings..

Tom Scott is the Property Portfolio Manager based at Cockermouth and manages around 200

properties.

Andrea Moorby & Ailsa Gydney... are based at the Whitehaven Office and are

responsible for aspects of property maintenance whether it be repairs,

refurbishments or gas/electricity inspections.

Check out our website and select 3-4 properties to view. If you view too many you will never

make a decision! If you don't find what you're looking for straight away then do ring as we al-

ways know of properties which are becoming available. Once you have chosen where you

would like to live you need to apply.

HELPFUL HINT! Take someone with you to the viewing as its so easy to miss important as-

pects of the property.

We use an independent referencing agency called Homelet and they take up references on our

behalf – they do a credit, landlord and employment check. You will need to obtain the applica-

tion form from Grisdales – once you have completed and returned it with the fee we'll discuss it

with the landlord and negotiate terms and conditions for you. Don’t forget—you will also need to

provide Grisdales with ID.

It takes about 7-10 days to reference you (although it can be done quickly if necessary). Whilst

we are obtaining your references we are also getting your home ready for you – making sure its

clean and we'll prepare the inventory and organise the gas inspection.

HELPFUL HINT! Fill in the application carefully providing all the necessary information.

When we have references and the landlord is happy to let to you we will confirm the tenancy

with you and agree a date when you can move in. All parties moving in will need to sign the

agreement although the tenancy agreement is long it covers all eventualities and its important

you understand what you are entering into. It's a legally binding agreement and you will be

committed for the period of time stated – usually six months.

HELPFUL HINT! Make sure you spend time reading the tenancy agreement and all documenta-

tion thoroughly. You are entering into a commitment which has significant financial implications.

You will need to pay the rent and deposit before you take the keys – you can either pay elec-

tronically using our card facilities or make the payment directly to our bank. We'll give you the

details at the time. Rent is always paid in advance and you will pay all future payments by

standing order. Within 30 days of the tenancy starting we will register the deposit with the De-

posit Protection Scheme and you will receive notification of this.

HELPFUL HINT! Remember you will need to pay the rent and deposit so get your finances

organised.

not for yours. You are required to hold adequate insurance to protect against accidental dam-

age caused by the Tenant to the Landlord’s Fixtures and Fittings at the Premises as described

in the Inventory of Contents and Schedule of Condition. You should also consider insuring your

own possessions.

HELPFUL HINT! Obtain some quotes while you are waiting for confirmation of your

tenancy.

This is the exciting part! We’ll meet you at your new home to hand over the keys, check the In-

ventory and smoke alarms.

HELPFUL HINT! You will have an Inventory to check and sign – don't forget to deal with this

thoroughly and as quickly as possible as it could come back to haunt you at the end of the

tenancy!

When you move in we'll explain who is managing your property – usually its Grisdales, but

sometimes the landlord chooses to do this. If Grisdales are managing it we're here 7 days a

week for you and if you have any repair/maintenance issues you can report these really easily

using our online 24/7 repairs reporting system. If the landlord is managing your tenancy, then

we will make sure you have their contact details at the time you move in.

HELPFUL HINT! Familiarise yourself with this information on line — you never know when you

may need it!

After the first three months of your tenancy, and if Grisdales are managing the property, we'll

come and do an inspection. We'll need access into all rooms and it would be helpful if you

could be present so we can discuss your future plans and any maintenance issues etc. If we're

happy with what we've seen we'll be back every six months, but if you are not keeping the prop-

erty up to scratch we'll visit again in 3 months. These inspections are really beneficial to you

too!

HELPFUL HINT! Keep on top of your cleaning chores and we can recommend reliable cleaners

which will take the pressure off you!

At the end of your fixed term tenancy if you want to stay in the property there are two options –

you can either sign another agreement for a term to be agreed or alternatively you can stay on a

month to month basis and give a month’s notice when you are ready to go.

HELPFUL HINT! Have this information ready for us when we do the first property

inspection.

Its really important that you get the time of this right! Do check your tenancy agreement but as

a minimum you are required to give a month’s notice. If you have any doubts, do contact Gris-

dales or your landlord.

HELPFUL HINT! Be organised!

When you have given your notice we will acknowledge it by sending you a letter detailing how

you should leave the property. You will want your deposit back, and we want to return it with as

little hassle as possible. Do read the information we send, and it's at this point that you realise

the importance of getting the inventory right to start with!

HELPFUL HINT! Employ a cleaner—this will take the stress out of moving.

If Grisdales are managing the property we will endeavour to carry out the final check out inspec-

tion and all negotiations as quickly as possible with a view to finalising your tenancy with mini-

mum stress to all concerned. If everything goes to plan and you leave the property well you

should receive the deposit in about 10 days.
