This 4-story brick building features a pointed arch entryway on the east facade surrounded by buttressed pilasters and a squared pediment adorned with a carved stone eagle. Renovations and improvements will include the replacement of windows, resurfacing the existing flooring, restoration and renovation of lobby and entrance areas, conversion of lower-level to indoor parking, creating new vertical circulation, retrofitting HVAC systems, new lighting, plumbing, electrical, sandblasting of existing interior painted surfaces, exterior facade work, new bathrooms, painting and the preservation and restoration of other historic elements as required. Interior tenant spaces will be delivered in a warehouse-style core and shell condition.

The 507 S. 2nd Street building located in Walker’s Point, Wisconsin, was constructed in 1928 for Eagle Knitting Mills. The initial industrial loft style building’s layout included shipping and receiving in the basement, offices on the first floor with stock rooms and on the upper floors manufacturing lofts. The building itself was constructed with reinforced concrete, a flat roof, brick veneered exterior exhibits with limestone accents and multiple light steel sash windows. Eagle Knitting Mills started their business in the middle of the Neo Gothic Revival and the building pays respect to this historic period. In 1953, an addition to the south facade was completed and the buildings open floor plans, exposed structure of concrete columns with mushroom-shaped column heads, five docks and hardwood floors were preserved for this well known national manufacturer of knitted headwear and sweater coats. In 1966, new office space was create to accommodate the company’s growth and innovations in machinery development.

Co-owner Max Karger was a well known Milwaukee Philanthropist and started the Eagle Knitting Mills with just 15 employees. The leading manufacturer of fabrics grew to 320 employees by 1932. In 1963, Eagle Knitting Mills was sold to Zwicker Knitting Mills out of Appleton. In 1991, Ace Product Management Group purchased the building followed by Roadstar in 1996 (a Coakley affiliate) and in 2017 Wangard Partners purchased the building.

This historically industrialized area, is emerging as an exciting and diverse commercial/entertainment district. The namesake “Walker’s Point” is rich in history and dates back to the 1800’s to one of the founding fathers’ of Milwaukee, George Walker, a Virginian fur-trader who later gained title to the area now known as Walker’s Point. As an influential business and political leader, Walker established a cabin and warehouse within the area that spurred additional industrialization. George served as the Mayor of Milwaukee for two terms during which time he promoted railroad ventures and built the city’s first street car line.

Wangard’s Freshwater Plaza site is two minutes south. Railway lines as well as the KK River Trail act as an eastern backdrop as does the famous Hoan Bridge, UW-Milwaukee School of Fresh Water Sciences, Lake Michigan and the Harbor District. To the west the famed Rockwell (Allen Bradley Company Clock) and its 2,300 employees continue to prosper and support the community. Freshwater Plaza includes Freshwater Apartments with 76-residential units and 16,500 SF of ground floor retail. 1 Prior to negotiating on your behalf the brokerage firm, or an agent associated with the firm, must 1 provide you the

2 following disclosure statement:3 DISCLOSURE TO CUSTOMERS You are a customer of the brokerage firm

(hereinafter Firm). The Firm is either an agent4 of another party in the transaction or a subagent of another firm that is the

agent of another party in the transaction. A5 broker or a salesperson acting on behalf of the Firm may provide brokerage

services to you. Whenever the Firm is6 providing brokerage services to you, the Firm and its brokers and

salespersons (hereinafter Agents) owe you, the7 customer, the following duties:8 (a) The duty to provide brokerage services to you fairly and honestly.9 (b) The duty to exercise reasonable skill and care in providing brokerage

services to you.10 (c) The duty to provide you with accurate information about market

conditions within a reasonable time if you request11 it, unless disclosure of the information is prohibited by law.12 (d) The duty to disclose to you in writing certain Material Adverse Facts about

a property, unless disclosure of the13 information is prohibited by law (see lines 42-51).14 (e) The duty to protect your confidentiality. Unless the law requires it, the

Firm and its Agents will not disclose your15 confidential information or the confidential information of other parties (see

lines 23-41).16 (f) The duty to safeguard trust funds and other property held by the Firm or

its Agents.17 (g) The duty, when negotiating, to present contract proposals in an objective

and unbiased manner and disclose the18 advantages and disadvantages of the proposals.19 Please review this information carefully. An Agent of the Firm can answer your

contact an attorney, tax advisor, or home21 inspector. This disclosure is required by section 452.135 of the Wisconsin

statutes and is for information only. It is a22 plain-language summary of the duties owed to a customer under section

452.133(1) of the Wisconsin statutes.23 CONFIDENTIALITY NOTICE TO CUSTOMERS The Firm and its Agents

will keep confidential any information given to the24 Firm or its Agents in confidence, or any information obtained by the Firm and

its Agents that a reasonable person25 would want to be kept confidential, unless the information must be disclosed

by law or you authorize the Firm to26 disclose particular information. The Firm and its Agents shall continue to keep

the Firm or its Agents by other means. At a34 later time, you may also provide the Firm or its Agents with other Information

of such significance to a reasonable45 party, that it affects or would affect the party’s decision to enter into a

contract or agreement concerning a transaction46 or affects or would affect the party’s decision about the terms of such a

contract or agreement.47 An “Adverse Fact” is defined in Wis. Stat. § 452.01(1e) as a condition or

occurrence that a competent licensee48 generally recognizes will significantly and adversely affect the value of the

property, significantly reduce the structural49 integrity of improvements to real estate, or present a significant health risk to

occupants of the property; or information50 that indicates that a party to a transaction is not able to or does not intend

to meet his or her obligations under a51 contract or agreement made concerning the transaction.52 NOTICE ABOUT SEX OFFENDER REGISTRY You may obtain information
