During the Summer of 2014, architect, Matt Ball was commissioned to create a substantial home on this site. The brief required a total reconfiguration of the original property plus the integration of a highly contemporary new extension, with a landscaped garden and patio. The design Matt produced is a beautifully functional family home that measures approximately 1940 Square Feet over two floors, with parking for four cars. Let�’s take a quick tour�… Access to the front of No 54 (the south side of the house) is via a private lane that leads from Linden Gardens and takes you to a drive-in parking area (for two cars), a fully land-scaped garden and paved patio. Two more parking spaces are available via Darlington Road.

Below is an illustration that shows how the front of the house appears from theprivate lane.

The front door, shown in this illustrationtakes you directly into the fitted kitchen. The full height bifold doors, that feature inthis west-facing elevation, create a wall of light for the generous kitchen/dining area. The five panels on the right-side of thedrawing concertina open so that the house�’sliving accommodation seamlessly mergesinto the garden.

To gain extra light in the dining area, with its cathedral-style roof, are two south-facingwindows that compliment the larger window-doors. Additionally, two Velux roof lightsallow morning light into the room.

The KitchenAs one would expect in a restoration ofthe standard being achieved at No 54, the custom-made kitchen has beendesigned and constructed by Landau. The kitchen features solid oak dovetaildrawers, egger Lancaster oak shelvingand oak capped shelves.

Integrated appliances are to include two single fan ovens, a large inductionhob, a combined fridge-freezer,dishwasher and extractor.

At the current planning stage of theproject, appliances by companies likeAEG, Smeg and Zanussi have beenearmarked for the kitchen.

Again, in the building specification for the house, (which is all part of the list price of the property) worktops will be of quartz and solid oak.

Natural stone flooring is being laidthroughout the kitchen/dining area

with oak flooring to the hall, W/C and the utility room.

Two Living Rooms and a SnugImmediately off thekitchen/dining areaare two good-sizedliving-rooms, bothcarpeted and fittedwith their own multi-fuel stoves. The second living-room could easily be used as a fifth,ground-floor bedroom, with the adjacent�‘snug�’ becoming another bathroom.

Four Bedrooms on the First Floor On the first floor tubular radiators arebeing installed in all four bedrooms and on the gallery-landing.

The bathrooms will feature high qualitywhite sanitary ware. The walk-in showersare fitted with thermostatic controls. The bathrooms also have underfloorheating and heated towel rails.
