Lend a Helping Hand (LHH),
Windsor Capital Mortgage
Corporation’s philanthropic
committee coordinated effort to
provide Thanksgiving dinner to
five families forced to relocated in
San Diego. LHH director, Taryn
Chomik established the event as
part of a year long concentration of
aid to Hurricane Katrina victims not only in the San Diego area, but also at the point
of impact.
LHH worked in conjunction with Interfaith Services to locate the five families
in need of Thanksgiving dinner. Chelsa Self and Skyla Lee were key contributors,
delivering Thanksgiving staples to the five families in Escondido, CA.
“The families were very gracious. As we approached the apartments, they all came
out to greet us with huge smiles as we were asked to join them in their feast. Even in
this time of hardship, they managed to show us genuine gratitude for our offering this
holiday season,” remarked Self and Lee with moral satisfaction.
LHH’s Katrina relief effort channels support through various vehicles in an attempt
“to provide as much assistance, from as many angles as possible,” urges Chomik.
Windsor Capital provides its 1,500 loan officers around the country the opportunity
to donate a percentage of each commission check they receive. The Windsor Capital
Katrina Relief Fund started in October and will continue for a full year to extend

ROlO ClaRIFICatIONPlease see below for guidelines on the Refer One Loan Officer
(ROLO) Program. Specifically, if you refer a Jr. LO, he/she
does NOT qualify for the ROLO bonus. However, by referring
a Sr. LO, you will receive $1000 after his/her 5th closed loan!
roLo Program Guideline
The ROLO program is an incentive program that pays you
$1000 for referring a loan officer to Windsor Capital.
How it works:
1) Email to [email protected] the contact info of
the referral:
a. Name
b. Email Address
c. Phone #
d. Your relationship, i.e. used to work with at ABC Lender.
2) Upon closing of the referrals 5th loan, referrer is paid
$1000
Notes:
a) Referral must join within 90 days of referral. “Join” =
Executed contract.
b) Jr. LO’s do not qualify. A Jr. LO is defined as an LO
working at less than a 90% split and are usually less
experienced, needing training, leads, office space, or any
combination thereof.
NOVaStaREffective 12/9/05, NOVASTAR, will no longer be an Affinity
lender. Therefore, the submission procedures will be changing.
Loans closed with Novastar will still be considered a “banked”
loan and paid out on a 100% split with no rebate disclosure
required.
A quick overview of the new Novastar relationship:

Novastar Account Executive:

Novastar’s office will handle all of these roles.

Novastar will forward the loan package to Windsor
Corporate for commission payout. The loan officer/
processor will be responsible for forwarding the Final HUD

faxing a copy to Novastar at 816-627-5424. Please allow
for 5-7 business days for commission payout from date of
funding.

Contributing tangible aid to Hurricane Katrina Victims in and around New Orleans, LHH is sanctioning a clothing and food
drive headquartered at Windsor Capital.
“So far we have donated over 800 pounds of clothing in addition to a crate of over 1,400 t-shirts,” remarked Chomik.
Furthermore, LHH is sponsoring a volunteer group traveling to New Orleans to participate as on-site relief workers.

Faxes, telemarketing, auto-dialers and pre-recorded messages,
have all become the marketing nightmares for the industry.
Third party Lead Generators are telling loan officers what they
want to hear, but what aren’t they saying? For starters, the Fed-
eral Trade Commission issued the Telemarketing Sales Rule,
(TSR) in January 2003, all telemarketers must be registered,
have a DNC internal list, and scrub the list on a monthly basis.
Senate Bill 833 enacts California Business and Professions
Code Section 17538.43 effective January 1, 2006. In summary
you cannot fax an unsolicited advertisement to anyone WITH-
OUT EXPRESS PERMISSION. The penalty is $500 per
fax and tripled to $1,500 if the court determines the sending is
a willful violation of this law. What is the safest bet? Mail-
ers…but don’t forget to have them approved!
2006 CONFORMINg lOaN lIMIt OF $417,000
Fannie Mae has announced that it will apply new conforming
loan limits based on federal data on mean (average) home pric-
es, to increase its single-family mortgage loan limit to $417,000
for 2006. For a second mortgage, the maximum allowable
original loan amount is $208, 500 (or in Alaska, Guam, Hawaii
and the U.S. Virgin Islands, $312,750).
UpDateD FORM 1003
Lenders and mortgage brokers are required to use the revised
Form 1003 for all loan applications taken on or after January
1, 2006. The updated form is availble on the Windsor Website
and the Fannie Mae website in the Single Family Forms and
Documents section, www.FannieMae.com.

Touchy subject, but not for Windsor Capital. As mentioned in
the Spring 2005 Bulletin issued by the DRE, “Real estate bro-
kers who allow salespersons who are not properly licensed to
continue to perform licensed activity are frequently disciplined
along with the salespersons themselves and are held account-
able to pay appropriate fines.”

relocked confirmed fees and funded the loan. The broker check
was off by a .250. They changed my lock due to a new credit
