We continue to advertise our world class website on the famous British property website ‘Rightmove’, the Cyprus Mail, Essential Paphos magazine and the Russian magazine ‘My Island’ (Moi Ostrov) attracting sellers as well as buyers.

We are seeing consolidation of prices at current realistic levels. As more people wake up to the fact that this is a wonderful opportunity to buy villas, prices will increase however prices for apartments will continue to be soft because there is a big oversupply of these types of properties.

Fitzgerald’s Marketing SuccessThe Cyprus property market has now become a mature market where buyers have a wide selection of quality resale properties as well as new properties released by the developers.

An ending of the property boom has also changed buyer thinking. With lots of properties on offer, the buyers have the luxury of being particularly demanding. Core values, such as quality, title deeds, innovative design and price have always been important. However, in the luxury of the ‘buyers market’, the property buying process has focused buyers on ‘value added’ qualities.

These include property presentation, quality of information, visual appeal, ‘wow factor’, and marketing appeal, etc. Furthermore, buyers have become ‘time poor’ and want all the information now. In other words, they want property that ‘stands out’ in the crowded market place - anything else is in a real danger of not being noticed at all.

Fitzgerald Estates pride themselves in

delivering just that -- through tried and tested methods over the last 7 years. With continual investment and development of a successful on-line marketing program, they have achieved the coveted No.1 ranking on Google for resale properties for Paphos and Cyprus since 2005. All properties enjoy the UK’s Rightmove website, with Premier Listings updated daily.

Each and every property in the Sole Agency Portfolio enjoys proven unsurpassed presentation in the market place. High quality photography, a comprehensive list of the features with detailed floor plans make it super easy for the buyer to have ALL the specifics of the property.

Fitzgerald Estates on-line brand has earned a solid reputation as a purveyor of top quality properties at realistic market prices backed by the intimate knowledge and experience of the local market.

Fitzgerald Estates’ monthly newsletter and Podcast reach a wide spectrum of the on-line audience all of which focuses attention on the Fitzgerald brand and our range of selected properties.

As well as the top internet rating world class website, Fitzgerald’s also features prominently in the print media with a full page advertisement every day in the Cyprus Mail plus a regular press release. Features and articles are published in the Russian magazine ‘Moi Ostrov’ and further programs are being developed to reach other markets.

Page 4: Fitzgerald Estates Paphos Digest

The Google Location Map shows the exact site of the property and gives the buyer the opportunity to visit the location to check out the living environment of the area. There is no wasting of precious time on vague viewings that don’t meet your requirements!

Fully aware that the buyer is also interested in the quality of lifestyle that the property will offer, Fitzgerald’s expertly put together a lifestyle description which gives the buyer a glimpse of the lifestyle they will enjoy there.

Under Fitzgerld’s Sole Agency Agreement, the commitment to promoting each and every property is top priority. There are no up-front marketing fees or charges to offset the cost of promotion and advertising programs. Fitzgerald’s rely solely on their experience in this niche market to make your property ‘stand out’, attract a buyer and achieve the sale.

‘No Sale, No Fee’… The company thrives on challenge and after 7 years of sales and marketing successes they continue to innovate. The launch of Fitzgerald Prestige has propelled the Fitzgerald brand into a new niche market benefitting both sellers and buyers of up-market deluxe properties.

This means that the seller will get the best service to achieve a sale and the buyer can be assured that each property with Fitzgerald Estates has been well researched and the purchase price sought is correct for the current market. Once the price is agreed, and deposit

paid, there is no ‘gazumping’.

Fitzgerald’s high profile marketing and unwavering commitment is reflected in years of marketing successes and the future looks just as promising.

Aside from the more serious aspects of public performance, there is an active social side much enjoyed by the members.

The original group was started in 1985 by a lady called Freda Worsnop and the first performance was in someone's garden! They have also performed in an art gallery, with a caravan outside for changing, and in a school gymnasium.

Christmas CountdownAs you read this, there are less than seven weeks to Christmas!

Here in Cyprus, the sun is shining and it’s a very pleasant 25 degrees. How can we think about Christmas when most of us are still in shorts and sleeveless tops?

Well, already the shops are putting their finishing touches to their Christmas displays and “baubles, bangles and beads” are on the shelves in abundance. Christmas is not as important a festival for the Greek Orthodox Church as Easter and so in years past, the lead up to Christmas only started a week before the day itself. Now, however, anticipation starts a couple of months before, due mainly to the influence of continental Europeans who live here.

The weather at Christmas can vary from year to year. Last year it was very mild, the sun shone and the walk along the harbour on Christmas morning was a true delight. The previous year was very cold with a chilly wind. This year, what with record summer temperatures, who knows what we’ll be wearing this time.

We look forward especially to the week before Christmas, when the children in Paphos go from shop to shop and office to office singing carols and collecting money for charity. Nowadays, the city is an absolute cauldron of activities. The little street train goes around the old town and the young and young at heart take advantage of the ride.

Page 8: Fitzgerald Estates Paphos Digest

Shops are decked out in Christmas decorations and popular Christmas melodies are in the air. The atmosphere is positively neighbourly and friendliness abounds in a ‘Good will to all men’ way . ‘Kalo Christouyena ‘ is of course a by-word and even the hardiest of personalities soon get into the merry way of the Cypriots. Everyone is happy and even queuing for the last strand of tinsel on Christmas Eve is a jolly affair.

And Now Holidays For HeroesA Paphos man has launched a local holiday scheme for military personnel and is asking for donations of leisure properties for one or two weeks of the year. Called 'Holidays for Heroes', Alan Wilson wants to provide free holidays in the sun for British ex-service and serving men and women who have been traumatised, injured or disabled during conflicts. He is running the scheme in cooperation with the SSAFA (Soldiers, Sailors, Airmen and Families Association) which has provided social support for Armed Forces members and their families for 100 years.

Alan Wilson is ex-military himself, having been stationed in Northern Ireland, Kenya and Canada during his career. "I am asking local people to donate their holiday villas or apartments free of charge for one or two weeks of the year for holidays for the military personnel," Wilson explained. "Some loving and caring

people have already kindly donated their properties. I have about five villas and apartments ready for use now.

Wilson, with the aid of others, would be responsible for the property cleaning and laundry service, so there would be no outlay or inconvenience to the property owner. Alan Wilson with others is organising a Remembrance Day Service for the 3rd consecutive year which will be held in Peyia on Sunday, November 14 in memory of those who have lost their lives in warfare and terrorism attacks. Hosted by the New Testament Community Church, the service is open to anybody who wishes to pay their respects to people who have died in conflict.

Anyone who is interested in finding out more about the service or supporting 'Holidays for Heroes' can contact Alan Wilson on 99 850 355 or email: [email protected].

Paphos Bus Services

You may have noticed an increase in the number of buses on the roads of paphos. Back in 2008 a new State Pancyprian Federation Regional Urban, Rural and Coach ( PEAL) was established with PEAL having enhanced status and role in place of the Pancyprian Coordinating Committee.

The strategic objectives of the company were to expand the company's activities in the tourism sector operating a tourist

Page 9: Fitzgerald Estates Paphos Digest

office and organizing bus tours throughout Cyprus. Their remit included the implementation and use of new forms of consumable energy sources to replace the current polluting fuels. The energy challenge is to modernize the Company, which is currently under study. Applying new technology that will help to improve service quality with the acquisition of new bus technology, a better information awareness of routes for passengers with new "smart" ways and the acquisition of modern equipment will help to increase productivity, functionality and savings.

On the 5th of July 2010 the new company named Osypa Ltd (Pafos Transport Organization) started operating throughout Paphos participating in the new government programme of Public Transportation.

The Paphos Transport Organization operates with the aim and intention of creating the best available service for the passengers in Paphos town, suburbs and all villages.

In an effort to get visitors acquainted with Paphos Town Centre (Ktima), which is the newest part of the city of Paphos as opposed to New Paphos, the ancient Hellenistic and Roman Capital of Cyprus, the Municipality of Paphos would like to invite everyone to visit Paphos Town Centre (Ktima) and get to know this part of Paphos, incorrectly considered as merely a shopping area.

Cover PhotoBy Andrea FitzgeraldPaphos Castle is located on the edge of Paphos harbour. It was originally built as a Byzantine fort to protect the harbour. It was then rebuilt by the Lusignans in the thirteenth century after being destroyed in the earthquake of 1222. In 1570 it was dismantled by the Venetians. After capturing the island, the Ottomans restored and strengthened it. Throughout the ages it has seen many uses. More recently the castle serves as a backdrop to the annual open air Paphos cultural festival which takes place in September.

It was declared a listed building in 1935 and represents one of the most distinctive landmarks of the city of Paphos. Several archaeological excavations have taken place to investigate its past.
