the right property in the right location,” says Tim. “However, when we happened upon The Old Stables it ticked every box. It sits on the southern edge of this lovely old historic village and enjoys the most breath-taking views across rolling farmland all the way to Waddesdon Manor in the distance. It’s such a beautiful setting.”

“The barn was converted in 2007 and we moved in in 2011, and the work had been done to such a high standard, there wasn’t anything we needed to do apart from put our stamp on it. There’s a huge inglenook that was crying out for a wood burner, which we had installed - it was one of the best things we did, it really brings the room to life.”

“I’d describe the interior as contemporary in both the look and the layout, which is a nice contrast to the exterior. There is an easy flow from room to room, particularly through the kitchen, dining room and the main living room. It’s a house that has definitely been designed for modern family living and it’s fabulous to entertain in.”

“To the back of the house we have a secluded garden with a pretty patio area and a large lawn, but we prefer to sit out in the front where we can enjoy those amazing views,” continues Rachel. “It’s great just to sit and take in the surroundings, and with Buckinghamshire Railway Centre in the distance, on certain days through the year you see the steam billowing in the air and hear a gentle toot from the trains.”

“There’s a lovely community feel within the village, it’s a thriving place,” says Rachel. “We have a great pub which also has a café, a village shop and there are many other lovely places to eat within easy striking distance.” “We also benefit from good transport links,” Tim adds. “I have to travel into London two or three times a week and being at the end of the excellent Chiltern Line, not only am I guaranteed a seat, I can be in London in an hour. On the days I’m working from home the fibre broadband gives me 80mb, which is very unusual in a rural setting.”*

The layout of the house has been really well thought out,” says Rachel, “in particular the positioning of the bedrooms. Our master suite is at one end of the house and the rest of the bedrooms are at the other, which is great when our daughter has friends over.

In addition, having the lovely guest room with en-suite on the ground floor has been ideal for elderly parents.”

and comfortable home with so much to offer and we’ll both be sad to leave. It’s funny, we were never looking for a view, but when you’ve had a view like this it becomes a must have, and that might be tricky to find.”

Quainton offers a pleasing life style and the friendly village has an active community with various clubs and societies. There is an annual summer school fete and November bonfire and fireworks display on the village green. The excellent primary school is in the heart of the village and there is the convenience of a good pub and a village store. The Holy Cross and St Mary church enjoys weekly services and bell ringing. The Womens Institute and most recently a village community choir are well supported.

Quainton takes its name from the Old English words Cwen + Tun and means “The Queens Farmstead or Estate”. Prominent on the skyline is the 14th century church which is exceptionally rich in large late 17th and 18th century monuments. The centre point of Quainton is the picturesque village green which looks up towards the 1830 windmill. In the middle of the green is a fourteenth century preaching cross and in a picture from the late 1800’s the old whipping post is visible where miscreants were tied and flogged! Until the outbreak of Dutch Elm disease the village was embosomed by trees. Quainton now has a traditional public house, a great little coffee shop/deli and a general store.

The surrounding market towns and villages provide a wealth of historical and interesting places to visit including Waddesdon Manor, Claydon House and Quainton Steam Railway. Extensive shopping facilities are situated at Bicester Village Retail Outlet, the refurbished Friar’s Square Centre in Aylesbury, MK1 @ Milton Keynes and Oxford.

The A41 provides easy access into Aylesbury, Bicester and the M40 network. Rail connections are fast and convenient on the Chiltern Line reaching London Marylebone in just over an hour from Aylesbury Parkway. Services to Euston are available from Cheddington and Leighton Buzzard.
