DESCRIPTION
Over the last year the Fell Foot Project Team has been developing a master plan for the site to establish Fell Foot as a key outdoor destination for the National Trust. The plan is to develop the site in line with its heritage and significance, as well as responding to what we have learnt our visitors and local community would like to see enhanced or changed.

Context
Over the last year the Fell Foot Project Team has been developing a master plan for the site to establish Fell Foot as a key outdoor destination for the National Trust. The plan is to develop the site in line with its heritage and signi cance, as well as responding to what we have learnt our visitors and local community would like to see enhanced or changed.
The master plan will be delivered in phases over the next few years, with small changes starting to occur on site from this summer.
The master plan is split into a number of packages; details of each package are on further information boards:
Historic boathouses and former gas house Landscape, gardens and arboretum New caf, entrance/exit and visitor car parks New water sports building, jetties and parking Glamping area

Protect and restore the historic boathouses Improve the basic facilities on site such as toilets, catering and access Create more opportunities for people to get involved with water activities at all levels Enhance the landscape and arboretum Celebrate, better understand and tell the story of the heritage both historic and modern Provide indoor space for families and the community Connect Fell Foot to sustainable transport options with a new jetty for the water bus, improved bus
stop locations and links to cycle routes Deliver part of the Windermere Water Front Strategy to improve the visitor o er at the southern end of
Windermere Create more jobs with an improved business model and more sustainable nancial model for the park

Boathouses and former gas house

What were doing
Restore and repair the Grade II listed boathouses Open up the northern side of the boathouses, including the winch area and courtyard previously with
limited public access Build a new jetty for the Windermere water bus Create a new indoor play / family space inside the largest boathouse (retaining tea/co ee facilities) O er canoe, kayak and row boat hire to the public from the smallest boathouse and shop Increase the number of trees around the boathouse area to reinstate the historic landscape character Restore and repair the former gas house opening the downstairs for the public, including a reception
for the camping pods with upstairs becoming main site o ce
Bene ts
Protect boathouses from further damage and collapse due to increased ooding Connect Fell Foot better to the water bus services on Windermere and consequently improve connec-
tions to the rest of the lake Better tell the story of the boathouses and boating/sailing on Windermere Open up previously unseen parts of Grade II listed buildings Create a space for families to enjoy when its wet outside Provide a exible space that can be used for community activities

Summary of changes to boathouses
BOAT HOUSE 1: No change. BOAT HOUSE 2: Addition of a single opening to the Northern face and interior minimal t out to allow for
the selling of tickets for the lake ferry. This single opening will be made with precision with simple reveals and lintel and permanent timber shutters when not in use.
BOAT HOUSE 3: Minimal changes to existing fabric to allow for exible uses: Removal of breeze block in ll to original opening in boundary wall of boathouses 3 and 4;
BOAT HOUSE 4: Re-organisation of kitchen to allow movement from and to boathouse 3; furnishings to enable multiple uses.
BOAT HOUSE 5: No change. BOAT HOUSE 6: No change.

Landscape, gardens and arboretum
Fell Foot Master Plan
What were doing
Restore and reconnect the historic landscape character of Fell Foot as a notable villa landscape
Repair and improve exiting paths and add re-instate original historic paths
Plant new trees; native throughout the park, with selected exotic species in the arboretum area
Maintain the current playground Create more areas for natural and wild
play throughout the park Continue to work with Cumbria Wild-
life and South Cumbria Rivers Trust to enhance the habitat and wildlife in the natural areas of the site, including the meadow restoration project in the southern eld
Widen the slipway in the middle of the park to improve access to the water
Bene ts
Celebrate the heritage of Fell Foot as one of the Lake Districts original villa landscapes Provide better access and pedestrian routes to make enjoying the park easier for all Allowing more opportunities for families and children to play and enjoy the outdoors together Improve the quality of the natural areas of the site to bene t wildlife Ease congestion at the waters edge at busy periods with a wider slipway

What were doing
Building a new 300m2 caf with 70 internal covers on the site where the house once stood (current boathouse caf has 40 internal covers) *
Increase the number of visitor parking spaces by 72 (from a total of 150 to 222)
Create a new vehicle entrance and exit to improve access and circulation
Improve public transport links and introduce measures to reduce verge parking outside the site
Bene ts
Re-establish a building in the location of the historic house which will help make more sense of the site and make it easier for people to enjoy the site
Provide a caf which is safe from ooding and will be able to open in the winter period Create a better roadside presence and welcome Increased parking will help with capacity issues during busy periods Improved transport links will enable more people to come to the site by sustainable transport

Water sports area

What were doing
Remove the current South Windermere Sailing Club (SWSC) clubhouse and changing facilities
Develop a new building above ood level to provide facilities for the sailing club and other water sports
Re-organised boat and tender storage, jetties and launching areas to ease congestion and improve access

Open up the views and original access to the historic boathouses Enable more people to participate in water sports at Fell Foot, providing space for SWSC and other
clubs to grow Create a exible space that can be used by multiple clubs, outdoor education groups and community

Glamping area

Install 18 wooden camping pods into the wooded area at the north eastern part of the site
Build a small shower and toilet facility behind the existing cottage
