President’s MessageRich Achor – ARENA Builders

Better than expected??

Congratulations, keep your eye on the ball!! Not so good, ….or really not sure? Why not? Do you have a written plan, with specific goals and an action plan? If so, does it need adjustment? Successful plans are in a constant state of revision adapting to changing conditions. If not, then it is not really a business plan. It is a hope plan and we all know how well the “hope and change” thing is working for us.

Why am I writing about business plans? Because the Winston Salem Homebuilders Association is an organization founded around business, dedicated to improving our businesses and the markets they serve. 2010 is underway and we all need to work it for all it can give us.

Are you feeling lethargic, unfocused, lacking the glimmer that drove you in years past? Need a kick in the pants? What better place to look for knowledge, insight and maybe a friendly what the *&^) are you doing that for, than within our organization. I challenge you to approach any member of our organization and ask for advice or insight and see what happens. I bet you will find a friendly ear, a person willing to share valuable knowledge or maybe even a willing mentor. On the other hand, if you get the question or the phone call, answer it, be flattered that a peer thought of you as someone to seek insight from and help them, the next time you may be the one asking.

Why? We are all competitors. Yes, we all compete, but we are friendly competitors. We joined the Winston Salem HBA because it offers a network of like minded, successful individuals. We all need the market to be healthy and grow. We understand that YES we want “ours” to sell first but if ours is the only one that sells then the market gets stale and begins to die. The new ideas and the challenges brought in by our competitors challenge us, drive us to improve, force us to better our offerings. This constant improvement is what makes

our markets strong, provides opportunity for us and lets us grow.

Back to the business plan opening, why do you need a plan? A wise man once said (not sure who, but he had to be wise) “if we fail to plan… we plan to fail”

Do all of our plans succeed? No, but that just gives us knowledge of what not to do and helps us focus on what we need to do. Our businesses are in a constant state of change, if not, they are dying and headed for elimination. As stewards of our businesses we need to also be in a constant state of change, learning, trying new things, challenging ourselves.

What better place to learn new things than at the HBAWS. Did you realize that we offer learning opportunities before each monthly membership meeting, during each social (we always have product tables full of new product ideas) at each dinner (your table mates are all opportunities), and at the meeting of every committee.

Want your business to grow, want to grow personally? Get involved, attend the monthly meeting, serve on a committee, assist in one of our Habitat builds…I promise you will get as much in return as you put in.

Feeling discouraged by things thus far in 2010? Remember,” quitters never win and winners never quit” I believe the HBAWS is filled with winners, lets exhibit that winning attitude; assist one another, challenge one another, get involved in supporting our market.

Let’s make 2010 the year we all want and need it to be.

The Women’s Council is dedicated to supporting the professional development of women in the home building industry and providing charitable and in kind donations to local community projects.

Consist of HBAWS members and employees or extended family members of HBA members.

Over the years the Women’s Council has supported a variety of local charitable organizations. In 2009, we supported Habitat for Humanity, Samaritan Ministries, Hospice, the Battered Women’s shelter and Second Harvest Food Bank.

Ten years ago the Women’s Council started the Lewis Wilson Scholarship Fund in memory of Lewis Wilson the owner of Wilson Lighting. For the first five years

one $500 scholarship a year was awarded to a student in the building industry. One of the first recipients is now one of our builder members.

For the last five years we have been awarding two $500 scholarships – one to a student at the Career Center and one to a student at Forsyth Tech. The money to fund theses scholarships comes from raffle tickets for a garden related door prize that the Women’s Council sells at their booth at the Triad Home and Garden Show. Our goal is to raise $1,000 per year to cover the scholarships but due to the economy for the last two years we have fallen short of our goal buy $100-$200 dollars.

I would like to encourage you to stop by our booth and purchase a raffle ticket during the Kick Off Party February 18th. The tickets are $1.00 each or 6 for $5.00 dollars. When you purchase your raffle ticket(s), you are supporting not only the Women’s Council but also investing in the future of our building industry and the Home Builders Association of Winston-Salem.

A VERY IMPORTANT EXAMPLE OF HOW OUR STATE AND NATIONAL ASSOCIATIONS HELP US

The Merkley Provision of the Health Care BillBy the time you read this article, I am hoping this is old news and that we are all breathing a sigh of relief. However, if the Merkley Provision in the US Senate’s version of the national health care bill has not been removed by the time this article is printed, please read on and TAKE ACTION!

Quite simply, the Merkley Provision in the Senate’s version of the Health Care Bill is extremely unfair and damaging to the housing and real estate industry, even though the national media has said little about it. As big as its impact could be, it is our national associations that we must thank for being on the ball and telling us about it. Since this provision impacts construction related businesses, NAHBA is taking the lead in combating it and making sure we have what we need to help fight this potential regulation that will hurt small building businesses and increase the price of housing Below is information from NAHBA about the Merkley Provision and how we can work together to get it removed.

Background Unlike the original version of H.R. 3590 crafted in the Senate, the final version of the legislation that was passed on Christmas Eve arbitrarily singles out the ailing construction industry at a time when the industry is struggling to recover from the worst economic climate since the Great Depression. This provision, championed by Senator Jeff Merkley (D-OR), is particularly egregious because it specifically targets small businesses in the “construction industry” by exempting only construction companies with fewer than 5 employees from the bill’s health care mandates. (All non-construction companies enjoy a 50 employee threshold before they are mandated to provide health care coverage. The specific legislative language appears on page 2107 of HR 3590. )

There is no justifiable policy rationale for singling out the construction industry. Further, it is disappointing

that lawmakers chose to include this provision in the underlying legislation without providing an opportunity for open debate, a chance for our industry to make a case for why we should not be singled out or a stand alone vote on such a provision.

What’s Being DoneNAHBA began working immediately after Christmas to fight the provision in Washington and instructing state and local Home Builder Associations in how they can help. State Home Builder Associations throughout the nation have contacted and are encouraging both state and national congress members to work to remove the provision as the Senate and House hammer out a compromise. However, our state and national associations can’t do it alone. WSRAR and HBAWS are also asking its members to contact their Congress members who voted “for” the House or Senate bills and tell them that this provision must be removed.

Timing The House and Senate are conducting negotiations on final bill language. The goal is to complete the process in time for President Obama’s State of the Union Address, which is anticipated to be delivered in early February.

What You Can Do We are updated regularly by NAHBA and are passing that information along to members through the HBAWS website at: www.hbaws.org. When you go there and click on “Breaking News” at the top right, I hope you’ll learn that we’ve been successful in getting this provision removed. However, if you see that the issue has not been resolved, please follow the instructions found there. Our national and state associations do a terrific job of representing us and working for us. Not doubt, the portion of the dues fee that goes to them is money well spent. However, let’s never forget that it takes all of us working together to be truly successful.

March 9 at WFU Deacon Tower

The NAHB Remodelers January meeting was preceded by a Lead Based Paint seminar for 2 CE credits. We had excellent attendance from Remodeling Council members, remodelers, builders, and guests. Key points from the meeting:

Jobs effected will be those homes built prior to 1. 1978, with more than 6 sf per room disturbed, or more than 20 sf exterior disturbed.

NC has adopted the EPA guidelines and have 2. made them effective as of January 1, 2010.

Give out ‘Renovate Right’ booklet to client and 3. obtain their signature.

Get certification as a renovator from the state, not 4. the EPA.

Get firm certified with the state, not the EPA. 5.

If you have more questions, please contact Steve Mabe, Chuck Hicks, or the HBA office. The HBA will be organizing a training and certification class this Spring. More information will be forthcoming.

For those remodelers who want to market their work to the public this spring, the HBA’s Showcase of Remodeled Homes will be held May 15-16 from 12pm–5pm. Remodelers interested in participating should call Bob Vaughn of the Cabinet Studio at 336-724-1754. Bob will be chairing the Showcase this year.

Virginia Foxx Meets with BUILD PAC Committee

On Monday, December 21st the HBAWS BUILD-Pac, along with NCHBA Director of Political Affairs Jesse Boyce Hayes, met with U. S. House Representative Virginia Foxx (R-NC). Past NCHBA President Paul Mullican and HBAWS Executive Vice President Jerry Herman were also in attendance. Rep. Foxx spent about an hour speaking with the committee about issues that currently affect our nation in general and the home-building industry specifically.

Congresswoman Foxx was a North Carolina State Senator for ten years before being elected to Capitol Hill, where she consistently opposed tax increases and fought to make government smaller. She currently serves on the House Committee on Rules, which determines whether legislation comes to the floor and

determines what amendments will be allowed during floor debate. In addition to having sponsored two successful bills that have been signed into law since her election in 2004, Rep. Foxx is currently sponsoring six bills. A seventh, dealing with the disapproval of obligations under the Emergency Economic Stabilization Act of 2008, passed the House with an overwhelming majority, but has yet to be taken up by the Senate.

The BUILD-Pac committee was able to share concerns about the current economic situation with Rep. Foxx and found that her views were very well aligned with the needs of our builders and associates. It is good to know that there is someone in Washington who is looking out for the home builders of America.

As I was watching those exciting NFL games this past weekend, I was reminded of a conversation I had a while back with a friend. In most sports, you only pay attention to the officials when there’s a problem. A foul may be called, there might be an issue with a player or coach, any of those things may jump out. If you don’t notice them, things are “fine”, you may not even remember seeing the officials running around.

In many ways, homeowners only think of heating and air conditioning contractors when there’s a problem. It’s either too hot, or it’s too cold. The air may be dirty or unfiltered, or it may be too dry. If things feel “fine”, most people don’t think twice about us.

It can be difficult in new construction to get homeowners to see the benefit of upgrading heating and air conditioning equipment. People like things they can see or touch. They may think nothing of upgrading flooring, countertops or brick or rock accents on the outside of the home, etc. The last thing on their list may be higher SEER equipment, variable speed air handlers or furnaces, higher efficiency filters or humidifiers.

According to the Energy Information Administration, an estimated 44% of all energy costs are attributed to HVAC systems. It is the single largest contributor to your home’s electricity and fuel (oil and gas) consumption. Higher SEER equipment, 95% AFUE Gas Furnaces, changing filters regularly, yearly maintenance on equipment can all aid in keeping energy costs down and prolong the life of your equipment.

Indoor air quality is another important part of homes today. With the growing number of kids and adults with respiratory issues, it is more important to look at filtering options and keeping those filters changed

regularly. It can keep your home and air cleaner; keep your equipment running as efficiently as possible, and can minimize the irritants in the air of your home.

In the winter the air in your home can get dryer than a desert, sometimes as low as 15-20% humidity. This can not only affect a person’s breathing, but also the condition of your home and it’s components. Hardwood floors, doorjambs, and furniture can suffer from the stress of low humidity. Simply installing a whole-home humidifier can keep these items in better condition. It can even reduce static electricity in your home.

These items typically have a higher contract cost, which can increase your contract price, or add change-orders to the job. Discussing these items with your HVAC contractor in advance, can not only ensure the comfort of your customers, it can also help your bottom line.

Board of Directors Approves 2010 Action Plan/GoalsThe Annual Planning Retreat for our association was held back in November of 2009. Ernie Tompkins was our facilitator with 30 members in attendance.

The Board had a focused conversation based on this question: “What can your business segment do to help the other members of the HBA survive and thrive?” Those present were asked to get into their representative business segments and the suggestions were shared openly to the all the groups.

From that discussion, five breakout groups used those thoughts and ideas and were reworded into goals and action plans for 2010. The goals were presented and reviewed by our Board of Directors in December and approved at the January 19 board meeting. Three focus area names will remain from last year: Education, Green Building & Energy Star, and Membership Services.

Two focus areas had name changes: Image Committee changed to Public Relations/Communications and Governmental Affairs changed to Local Regulatory Involvement. Expect to hear more about these topics and goals, and if you have any interest in serving on a committee that addresses these focus areas, please contact the HBA at 336.768.5942.

The Board of Directors holds its regular monthly meeting on the third Tuesday of the month at 4:00 p.m. at the HBA office. Each month the Board Plan includes strategies targeting the five focus areas summarizes the key actions taken at the previous month’s meeting.

March Madness HBA Style

The Social Committee is excited to announce a new event for the athletic inclined. A three on three, half-court basketball tournament will take place at the Fulton Family YMCA, on March 4th. Teams of five can enter this round robin tournament and each game time period will be set after the entry deadline. The cost per team will be $50.00 that will support Build-PAC. No charge for spectators.

Butch Ray, Chair, and Jennifer Sammons, Co-Chair said, “this is a fun outing for players and spectators alike”. Teams will play short scrimmages against one another from 6:00 to 8:00 p.m. Registration will be limited to the first 10 teams and can be made up from HBAWS member companies, committees, or small groups.

Rules will be simplified with a “call your own foul” and total points scored with a running clock will identify the winners. Bring your team, cheerleaders and spectators for this fun event.
