Music on the Lawn
Approximately 80 people enjoyed Music on the Lawn on Sunday, January 15th at the rec center. Music was provided by Dave Marsh
and Randy Tingen and it was OUTSTANDING! While Dave played gui-tar, sang, and entertained, Randy played the flute, guitar, and
harmonized.
The weather was perfect, the bugs stayed away, and the afternoon was so enjoyable that the crowd insisted we not only schedule another afternoon of music, but invite Dave and Randy back!
Join us for the next MUSIC ON THE LAWN, featuring Dave Marsh & RANDY TINGEN
On Sunday, March 19th from 3:00 to 5:00 PM
Bring your lawn chairs, snacks, beverages, bug spray,
sun block & your children. The pool will be open, but
please remember that your children must be
supervised. Enjoy an outdoor concert for the entire
family!

On Saturday, January 14th , 25 residents of Stoneybrook attended
the second Wetlands Workshop. The different types of ponds were the emphases for the first workshop. This time the emphasis was on the various types of wetlands. Both workshops were organized by the Stoneybrook Activities Committee. Josh McGarry, from Aquatic Systems Inc., our service provider, led the program. An overview handout and slide presentation, by yours truly, showing examples of the different types of wetland areas and their locations was shown before on sight investigations and explanations were conducted.
Two specifically diverse examples of a balanced and a highly invasive area served as on-site investigations. Both areas were behind the recreation center. The wetland marsh is directly behind the picnic area and is an exam-ple of a well balance almost self-sustaining system. It contains native aquatic plants, Pickerel weed, Duck potato, Soft rush, Bull rush, etc. The second area is on the east side of the path leading to the tennis courts just north of the rec center. It is a perfect example of an area in stress. The normal flow of nutrients and disruption of the ter-rain have placed it in an area of isolation causing distress to the pre-existing plant population and opportunity for fast growing invasive species to take root. The most common of which is Brazilian pepper which will eventually form a monoculture. Cat tails are rapid growing, high in nutrients rich in phosphorous and spread rapidly. What we need to remember is that as the community was being developed, the natural flow of water was diverted into various channel pipes and retention ditches, creating various degrees of interruption to the available flow of nutri-ents and the interruption of established plant communities that took hundreds of years to create. As a result, many nutrient specific plant species habitats were destroyed. Other more opportunistic broad range nutrient specific species, many of which are invasive, took their place. Aquatic Systems Inc. has made great progress this past year.
Reserve funds from the CDD budget, (remaining from when the miti-
gated restoration wetland restoration project was dropped) and the
renewal of planting has made a considerable difference in our wet-
land program. In 2016, just under 10,000 beneficial vegetation trees
and shrubs were planted, 5,000 in wetlands and 5,000 in ponds.
These will grow and help to control exotics and opportunistic species. Many of these plants are
native primary succession plants that can use a broad range spectrum of nutrients. Hopefully,
the “mitigated area project” can be restarted and the buffered are-
as that surround them can serve as a natural boundary to provide
space for the plants and animals to live and serve as a boundary
to keep the human population away from the animal homes. This
will provide an ecological boundary in which birds and other ani-
mals feel comfortable. Our bird population will begin to increase as
their food and nesting area becomes more abundant and secure.
A big thank you to Josh and the Aquatics System staff for all their
work to our community. We are all part of the environment not
apart from it.

STONEYBROOK’S FIRST POTLUCK OF 2017
The theme for the January’s Potluck was HEALTH & HAPPINESS and 70 of our fellow neighbors enjoyed each other’s company and tasty choices to dine on.
The tables were tastefully decorated with flowers and colorful beads to get the New Year started off in style.
After dinner Klaus & Sigi Offermann presented a challenging word game with the prize of a bottle of Champagne to the winner to celebrate the victory. It was a hit with the crowd.
Following the word competition and keeping with the HEALTHY theme, Amit & Pam Chatterjee demonstrated a simple and effective 5-exercise plan to start off the New Year in a healthy way.
The hosts were: Gary Brown & Patti Wesley, Michael & Yan Burke, Amit & Pam Chatterjee, Klaus & Sigi Offermann.

Thank you John Chappuis for suggesting and organizing this.

Leasing or Renting a Home in Stoneybrook
Are you a seasonal resident or a homeowner who purchased your home as an investment property? If so, do you plan to rent or lease your home to help defray your cost of ownership? If so, this article pertains directly to you!
Before you rent or lease your home, consider your legal exposure and risk of renter noncompliance with community covenants and rules.
The Home Owners Association’s (HOA’s) interest in your home’s rental is solely the safety and rights of your neighbors and potential damage to community property caused by renters. Always keep in mind that the homeowner is responsible for damages caused by their renters as well as rules infractions. This is not an idle comment; there have been two major acts of vandalism to our community Recreation Center by children of renters where the cost of repairs exceeded $10,000. Your rental contract should comprehend this risk. Always consult with an attorney familiar with Florida association law in crafting your rental agreement to protect your interests.
Security is a gated community amenity highly valued by residents. Examples of HOA actions taken in furtherance of this amenity are: 1) Door and gate access by card scan; 2) Surveillance cameras; 3) Registration of renters or leasers enabling the Association to know who is entering our community and using association amenities; 4) Limitation of rentals or leases to four times per twelve month period with each lease or rental period to be no less than one month duration; 5) Background checks conducted on all renter or leaser applicants. The HOA collects an administrative fee of $200 per rental or lease application that pays for background checks of the two primary rental or leaser occupants (or $160 if the homeowner provides a current criminal background check). There is an additional $40 per occupant over age eighteen for background checks beyond the two primary rental occupants. Rental or lease renewals are exempt from application submittals and fees. Friends or family are exempt from the rental or lease application fees and background checks. The assumption is that homeowners are present when friends and relatives visit.
The intent of a HOA renter or leaser background check is solely to identify potential renters or lessors with records of violence, felony convictions, sexual offences i.e. pedophiles, financial irresponsibility, or disruptive behavior. In most cases, potential renters or leasers with histories of these behaviors will decline to fill out the required forms saving the homeowner and HOA from an expensive experience.
Always be mindful the homeowner is legally responsible for any and all damage renters or leasers do to Association property in addition to your own property. Leasers and renters tend to be simply unaware of or simply disregard community rules and Manatee County laws e.g. controlling pets, picking up after dogs, parking in the street overnight, parking on lawns, and disturbing neighbors late at night. The homeowner can be responsible for fines of up to $50 per day or per occurrence for these and other renter or leaser rules violations.
Transfer of membership forms are available on the website at: www.stoneybrookhoa.com, in the Homeowner’s Manual and in the Rec Center office. For further information email Sondra at: [email protected].
