construction of the Wellesley Community Centre Phase 2 Indoor Pool Addition.
Please refer to the above Tender Call document in your possession and be advised of the
following:

2.0 CLARIFICATIONS & REVISIONS, Section 4, Scope of Work:
Please refer to Architectural Addendum No. 2 dated February 15, 2017 (71 pages total)
which also includes:
Electrical Addendum ADD-E01 dated February 14, 2017 (5 pages), and
Mechanical Addendum ADD-M01 dated February 14, 2017 (1 page) and be governed accordingly.
3.0 RESPONSES TO QUESTIONS
The following are responses to questions received during the call period:
Q1. Regarding sidewalk along Bleecker Street:
1. Site Plan & Grading Plan show: Existing Sidewalk;

2. Removal Plan shows: Remove Conc. Paving – Retain Sub-base; but it looks like the existing sidewalk at the new addition side keeps untouched;
3. Layout & Material Plan: the whole sidewalk looks all new. The illustrations above conflict. Please advise.
A1. This has been addressed in this addendum as part of ARCHITECTURAL DRAWING REVISIONS + CLARIFICATIONS.
Q2. Please note that several areas have indicated to remove existing concrete and asphalt; however no make-ups are provided for the existing assembly. Please
advise on the make-up breaking out the thickness of the different asphalt or
concrete make-ups with the granular bases.
A2. This has been addressed in this addendum as part of ARCHITECTURAL DRAWING REVISIONS + CLARIFICATIONS.
Q3. Please confirm addition F.F. elevation due to the following discrepancies:
Regarding the Finished Floor Elevation:
Grading Plan C-01 shows 111.55;
Drawing S101 says (Note 1): The Ground floor datum (+0.0) corresponds
to the finished floor of the existing building, denoted as geo. Elevation
110.95 in the SR;
Drawing A301 shows 110.95;
Survey Plan A001 shows 110.97
A3. There is a discrepancy between the as-built architectural drawings which note the ground floor FFE as 110.95 and the survey which indicates 110.97. Contractor to
verify existing FFE on site prior to the start of construction. C-01 to be corrected
to match verified FFE prior to construction. Noted revision of FFE on C-01 does
not affect the current grading or storm water management plan.
Also note that 111.55 is the correct elevation for the north-west end (existing gym
and change rooms) of the building.
Q4. Please refer to both Structural and Architectural plans and sections relating to the exterior foundation wall running along Gridline X from 10x to 16z, you are
currently showing installation of weeping tile and insulation on the exterior of the
wall; however, there are no details showing how this foundation wall will relate
to the shoring wall built directly in front. With the proximity of the wall to the
property line we believe that the foundation wall will have to be poured against
the shoring. Please review and advise.
A4. The line of shoring is indicated on plan S101 and is outboard of the property line. Refer to specification section 31 41 00 1.4.2.1 regarding lagging tolerances.
Weepers and insulation should be able to be installed in this configuration with
the noted tolerances. Contractors can propose to set the formwork directly against

the lagging if this proves more cost effective with the understanding that details
and specifications would change to suit.
Q5. Please confirm the base material for the area of unit pavers that must be removed.
A5. As-built drawing detail 7/L-400 (not issued) indicates unit pavers on 150mm compacted granular ‘A’, 200mm compacted granular ‘B’ on compacted subgrade.
Contractor to site verify as-built conditions.
Q6. Re: Door Schedule
1) Please provide details of door types D2F, D-2G not shown with other door elevations, but is indicated on door schedule.
2) Please confirm if door ST-A2 is to have frame type F-05 as noted which is Alum or F-03 which is HM. The finish is noted as PTD so wasn't sure what
the frame material would be.
3) Door ST-1A is shown to have frame type F-03 which is shown to have a transom panel, however there is no information regarding transom in the
column "Transom", possibly this frame is to be F-01.
4) Material Type is not indicated for door 164A, please advise. 5) Door 167A references HM Doors with WD Transom, please confirm if this is
correct, possibly should be a HM Transom Panel
A6. Please note the following responses
1. D2F-D2G were mislabeled and replaced. Refer to reissued sheet A801
2. F-03 is correct. Refer to reissued sheet A801

Q8. With reference to the experience and qualifications forms for the Mechanical and Electrical contractors, we noticed the requirements has been revised to
experience with indoor pool projects or Community Centres projects but the
explanation paragraph still requires indoor pool projects as a component within
a larger centre Please review and clarify
A8. The intent of the change is to recognize the experience of either having:
1. completed an indoor pool as described in the Tender documents, (pool can be stand alone or part of a larger centre – but the pool doesn't have to be part of a
larger centre), or

2. completed a community centre with a minimum 50,000 sq. foot GFA - The community centre doesn't need to have a pool in it.

1. GENERAL

.3 Store doors flat at the Place of the Work in piles with bottom face on bottom of pile. Protectfrom moisture by placing water resistant material under skids supporting piles. Cover topof piles and provide air at sides of piles.
.4 Deliver the wood doors only after the building is closed and dry and HVAC system isoperating and maintaining ambient temperature and humidity conditions at occupancylevels during the remainder of the construction period. Do not receive the doors in a damparea. Do not drag the doors on the ground, floor or across one another.

2.2 Performance/Design Requirements – Fire Rating Requirements
.1 Fire rated doors shall be fabricated, labelled and listed by an organization accredited byStandards Council of Canada in conformance with CAN/ULC-S104-10 and CAN/ULC-S105-09 for fire protection ratings as scheduled.
.2 Install fire rated doors in accordance with NFPA 80-2010.
2.3 General
.1 Single-source manufacturing and fabrication responsibility: Engage a qualifiedManufacturer to assume undivided responsibility for wood doors specified in this section,including fabrication and finishing except where site finishing is specified.
2.4 Fabrication – Door Construction
.1 Performance duty level:
.1 Doors shall meet the requirements of ANSI/WDMA I.S. 1A-13 for Heavy DutyPerformance Level unless otherwise indicated or scheduled.
.2 Solid particleboard core, veneer faced, non fire rated and 20 minute fire rated wood doorconstruction to Architectural Woodwork Standards Manual, Section 9 and as follows:
.1 Type PC-5, particle board core to ANSI A208.1-2009 LD-2 (minimum 529 kg/m3(33 lbs/ft3) density).

.4 Bevel non-fire-rated doors 3-1/2 degrees (1/8 inch in 2 inches) at lock and hingeedges.
.5 Bevel fire-rated doors 3-1/2 degrees (1/8 inch in 2 inches) at lock edge; trim stilesand rails only to extent permitted by labelling agency.
.3 Fabricate doors with hardware blocking as specified in Part 2 of this Section.
.4 Factory machine doors for finish hardware that is not surface applied. Do not machine forsurface hardware. Locate hardware to comply with Door and Hardware Institute (DHI)“Recommended Locations for Architectural Hardware for Flush Wood Doors (latestedition). Comply with final reviewed hardware schedules, door and frame shop drawingsand hardware templates.
.1 Coordinate with hardware mortises in metal frames to verify dimensions andalignment before factory machining.
.2 Metal astragals: Factory machine astragals and formed-steel edges for hardwarefor pairs of fire rated doors.
.5 Electrified hardware: Where electrically or electronically operated hardware is specifiedon the schedules or details or the final approved schedule and templates provided by thehardware supplier, doors with electrified devices shall be manufactured to include wireraceway in door panel to accommodate electrified devices, such as electric hinge, powertransfer units, electrified locks, electrified door closures and electrified exit devices.Construction of raceways shall provide a continuous conduit or channel between entryand exit points to accommodate wire installation after door manufacture.
.6 Factory cut and trim openings.
.1 Glazing: Factory install glazing in doors indicated to be factory finished.
.7 Transom and side panels:
.1 Fabricate matching panels with same construction, exposed surfaces, and finishas specified for associated doors. Finish bottom edges of transoms and top edgesof rabbeted doors same as door stiles.
2.8 Factory Finishing
.1 Finish work in factory in accordance with Architectural Woodwork Standards Manual,Section 9 and referenced quality standard.
.2 Prior to finishing, handling marks or effects of exposure to moisture removed with athorough final sanding over surfaces of the exposed portions, using appropriate gritsandpaper, and shall be cleaned prior to applying sealer or finish. Sanding shall becompleted just prior to stain or finishing application.
.3 Comply with requirements indicated below for finish system, staining, and sheen.
.1 Sheen; Sheen range measurements in accordance with Architectural WoodworkStandards, Edition 2, 2014:
.1 Satin.

.4 Seal top and bottom door edges.
PART 3 - EXECUTION
3.1 Examination
.1 Provide necessary grounds, bracing and strapping for fitting and adequate for securing ofthe work.
.2 Cooperate with work of other sections to ensure fastenings set by others are provided andlocated, their work is installed to their specifications and that those responsible for backpriming are notified in sufficient time for them to schedule work.
3.2 Installation - General
.1 Execute installation and assembly at the Place of the Work using skilled forces undersupervision of a competent joinery foreperson.
.2 Install work plumb, level and straight, and fasten it securely to backing to support itselfand anticipated superimposed loads.
.3 Build into construction as indicated, or specified in other sections of this specification, orboth.
.4 Adequately fasten units and secure in place with concealed fixings wherever possible.Include grounds and furring where required.
3.3 Installation – Doors/Frames
.1 Install fire rated doors in accordance with NFPA 80-2010.
.2 Install wood doors after finishing of walls.
.3 Align and fit doors in frames with uniform clearances as indicated below; do not trim stilesand rails in excess of limits set by manufacturer or permitted for fire-rated doors. Machinedoors for hardware. Seal edges of doors, edges of cutouts, and mortises after fitting andmachining.
.1 Clearances:
.1 Provide 3.2 mm (1/8") maximum clearance between door and frame at heads,jambs, and between pairs of doors.
.2 Provide minimum 3.2 mm (1/8") maximum clearance from bottom of door totop of decorative floor finish or covering unless otherwise indicated..
.3 Where threshold is shown or scheduled, 6.4 mm (1/4") minimum from bottomof door to top of threshold unless otherwise indicated and a maximum of12.7 mm (1/2").

3.4 Installation - Finishing Hardware
.1 Install finishing hardware in accordance with Section 08 71 00.
3.5 Adjusting and Cleaning
.1 Adjust doors to swing freely, smoothly and easily, to remain stationary at any point, toclose evenly and tightly against stops without binding, and to latch positively when doorsare closed with moderate force.
.2 Adjust hardware so that latches and locks operate smoothly and without binding, andclosers act positively with the least possible resistance in use. Lubricate hardware ifrequired by Supplier’s instructions.
.3 Ensure that doors equipped with closers operate to close doors firmly against anticipatedwind and building air pressure, and to enable doors to be readily opened as suitable forfunction, location and traffic.
.4 Clean hardware after installation in accordance with Supplier’s instructions.
