Notwithstanding the process, there are numerous reasons why buying a foreclosure makes sense, including low price, flexible financing, and prof- itability - just to name a few. The most common discount on a home’s price when it falls into foreclosure is five to ten percent below the home’s true market value. However, this price can be lowered by as much as thirty to fifty percent depending on the home and the amount of time the home has been on the mar- ket. In either case, you are going to be able to purchase the house for a considerable amount less than a traditional resale or new home. Also, because foreclosures are so inexpensive they are great options for resale, equity-building, renting, and other investment purposes. Since many fore- closures are in need of repairs or more extensive renovation, many buyers choose to go this route so that they can remodel to suit their own tastes. So whether you stay in the house for years or choose to refurbish the home and sell quickly, you stand to gain financially. Due to the fact that the banks and government agencies that sell foreclosed homes are in a hurry means that they are often willing to accept lower offers on down payments, financing options, closing costs, and all the other miscellaneous costs associated with buying a home. Many sellers will come right out and offer buyers great deals and better con- tract terms simply to entice them and to sell the house more quickly. Lastly, moving into your new home in a timely manner will also be easier because most foreclosures are vacant. Therefore, you can move in almost immediately after pur- chasing your home without having to wait for the previous owners to move out. These incentives are just another reason a foreclosure might be a good option for you because when you have made your mind up about where you want to live you can move forward without unnecessary delays. Either option can be beneficial to you as a buyer. Other homebuyers, realtors, and friends can argue with you either way about which type of home to is right for you.
