When buying a home the list of contributingfactors that determine what type of home you pur-chase can seem endless. The following compari-son is an effort to help in narrowing some of thesedown to a manageable level, so that at least thedecision on which type of home can be made.Then, all that will be left is to go out and find theright home that fits your needs!
In looking into buying a new constructionhome there are many advantages. The first andmost noticeable one is the simple fact that thehome will be new. In other words, you get thedelightful opportunity to choose your home fromthe ground up, including the layout of the home,which colors will be used in decorating from thepaint to the flooring, lighting, cabinetry, andappliances – just to name a few. Depending on
your budget, you can have pretty much the homeyou have dreamed of having.
New construction homes also have the benefitof being more energy efficient with new windowsand better insulation. Exterior materials tend torequire less maintenance and the wiring is able tohandle all of the new advanced technology thatmany people have come to count on in theirhome environment. Additionally, these homesare more conducive to how today’s families live. Kitchens, closets and master suites have a tenden-cy to be larger in new construction homes, whichis decidedly more convenient. These neighbor-hoods generally have amenities, such as a pool,tennis courts, etc. that older neighborhoods do nothave which can be a plus if you are active or havechildren who are.
Another excellent choice when determiningwhich type of home to purchase, especially forthose looking for investments, is a foreclosure.Although there has been a recent upheavalregarding the process by which homes go intoforeclosure, the actual purchasing possibility forbuyers is still a very viable option.Notwithstanding the process, there are numerousreasons why buying a foreclosure makes sense,including low price, flexible financing, and prof-itability - just to name a few.
The most common discount on a home’s pricewhen it falls into foreclosure is five to ten percentbelow the home’s true market value. However,this price can be lowered by as much as thirty tofifty percent depending on the home and theamount of time the home has been on the mar-
ket. In either case, you are going to be able topurchase the house for a considerable amountless than a traditional resale or new home. Also,because foreclosures are so inexpensive they aregreat options for resale, equity-building, renting,and other investment purposes. Since many fore-closures are in need of repairs or more extensiverenovation, many buyers choose to go this routeso that they can remodel to suit their own tastes.So whether you stay in the house for years orchoose to refurbish the home and sell quickly, youstand to gain financially.Additionally, if you are in a position where youneed to find a home and move in quickly, a fore-closure fits this description quite nicely. Due tothe fact that the banks and government agenciesthat sell foreclosed homes are in a hurry meansthat they are often willing to accept lower offers ondown payments, financing options, closing costs,and all the other miscellaneous costs associatedwith buying a home. Many sellers will come rightout and offer buyers great deals and better con-tract terms simply to entice them and to sell thehouse more quickly. Lastly, moving into your newhome in a timely manner will also be easierbecause most foreclosures are vacant. Therefore,you can move in almost immediately after pur-chasing your home without having to wait for theprevious owners to move out. These incentives arejust another reason a foreclosure might be a goodoption for you because when you have made yourmind up about where you want to live you canmove forward without unnecessary delays.
Either option can be beneficial to you as abuyer. Other homebuyers, realtors, and friendscan argue with you either way about which type ofhome to is right for you. However, at the end ofthe day, you need to determine for yourself whatyou are looking to procure when buying a homeand, hopefully, this information will give you aplace to begin.

Themedian net worth of home owningfamilies is more than $200,000 com-pared with about $5,000 for familieswho rent, according to the mostrecent data available from theFederal Reserve. Families that workhard to get on the housing ladderand begin building equity can, in thelong run, be more self-reliant thatthose who don’t take that step.Additionally government incentives,such as the mortgage interest deduc-tion and capital gains exemptionhave long been a cornerstone ofshowing just how much home own-ership matters.

Every home saleand commercial real estate transac-tion generates direct economicactivity and jobs. And most of thework triggered by real estate trans-actions stays in the United States. It’snot just the home sale itself butevery nail, board, appliance, win-dow, fixture etc., has a direct impacton all of our lives.
