THE PERFECT BURGER
1. In a medium bowl, whisk together the special
sauce ingredients. Keep refrigerated until ready
to serve.
2. Preheat grill to medium-high, and place a cast-
iron skillet or griddle on top.
3. Portion the hamburger into 4-ounce round balls,
and season with salt.
4. Place burgers on the hot griddle (or skillet), and
press down on each using a metal spatula until
flattened. Grill for 5–7 minutes, flipping once or
until seared and cooked to desired doneness.
Top with American cheese before removing from
the grill.
5. Spread special sauce on burger buns, and top
with cooked burgers and any desired toppings.

To create a new postcard, follow these steps:
Log in to your ReminderMedia account.
Select Shop Postcards and Download Assets to download your logo and photo from your account.
Choose the postcard you want to use as your base design.
Click Customize.
Edit any text (such as your listing address).
On the left side of the page, upload any images you want to include on your postcard. (Click Upload New Images.)
Add any images (including your logo and headshot) to your postcard by dragging them into place.
Add your designation by clicking Elements, then dragging your chosen designation to the section that says “Place designation logo here.”

How to Set Up a Postcard
Choosing Your Farm If you’re going to be successful with your farming efforts, you need to make sure you’re connecting with the right people. Before selecting the recipients for your Print on Demand postcards, consider these three factors.

Competition When you’re in a market that’s already dominated by another agent, your competition has a head start. If your chosen market is already being farmed, consider choosing another neighborhood or focusing on a niche (e.g., retirees, renters, or first-time buyers).
SizeIf you’re going to devote time and resources to a geographic farm, you should make sure you can reach 250 contacts consistently over a 12-month period. Based on the findings presented in The Millionaire Real Estate Agent, farming to 250 households will set you up for at least 5 transactions annually.
Turnover RateTurnover rate is calculated by dividing the number of homes sold annually in your farm by the total number of homes in your farm. In order to ensure you have a steady supply of potential leads, choose an area with a rate of 5% or higher. To learn the turnover rate in your farm, check the data on the MLS.

Home buying puts you in a mind-set of long-term growth.
Paying rent each month might sound better than a mortgage, but
think about it: where is a rent payment taking you? Renting, unlike
a mortgage, is not an investment.
There’s no reason to think a mortgage will tie you down.
While homeownership does require some management and
upkeep, there’s no reason to fear the commitment. You may need to
save a little longer and keep splurges to a minimum, but, you’ll be

Look for points that can influence selling price down the line.
Is the house in a good school district? Are there modern appliances?
Are there any structural issues? These are all qualifications you would
want to look at anyway, but they are particularly important if you’ll
eventually need to sell.Get familiar with the neighborhood.
Looking for a home near a base could be beneficial in that there will
probably be other military families nearby that you will be able to relate
to and rely on. Some communities even offer special resources through
programs like Joining Community Forces, which brings local businesses
and services together in support of military families.
Use your resources.
There are a number of special resources available to military families
interested in buying a home. VA loans, while not always feasible,
can be extremely beneficial when used properly. An expert on the
system can help military home buyers work through the VA's
requirement process.Ask around.
It’s always beneficial to talk to other military families who have been
through the process before. If you know anyone who has previously
bought a home using a VA loan or other type of military assistance,
ask them about their experience.

Invest in a good carpet cleaner, or have your carpets professionally
cleaned to remove any obvious pet stains or dander.
Keep your pet out of the house. Leave your pet with a trusted
caretaker so he doesn't disturb buyers while they're touring.
Clean up. No one wants to accidentally deal with something your
pet left behind, so make sure your home is free of pet toys and waste,

them away temporarily in case a buyer may be off-put by the thought

While targeting by zip code can be incredibly effective, you’ll increase your odds for success even more when you also focus on specific demographics and interests.

Select the bubble next to Individuals or Businesses, depending on which one you want to target.
Select the bubble next to All Individuals, Only New Homeowners, or Only New Movers, depending on who you want to target.
On the right side of the page, enter your desired number of postcard recipients (minimum 250).
Click the Geography tab.
Select the bubble next to Zip, City, County or State, then enter the zip code, city, or county you are looking to farm.
Hit the Enter key, and then select your desired location from the drop-down list.

Now that you’ve created a new list, you can click Proceed to begin the checkout process.
From the menu on the left, select your desired targeting options. From each category, use the drop-down menus and checkboxes to choose your desired characteristics.
When you’re done customizing, click the Preview List button.
After reviewing your list, click the Close button to go back.
When you are ready, click Buy List.
Review the privacy notice, then click I Agree.

5 Effective Follow-Up Tips
1 Once you’ve worked with someone, begin sending them your magazine. Follow up with a text or call after each mailing to talk about an article or recipe from the issue.
2 Go door-to-door to meet the people in your farm. Bring an item of value, such as a promo copy of your magazine.
3 When you’ve identified a qualified lead through farming or door knocking, send them your magazine’s digital edition.
4 Once someone is in your database, follow up with them around life milestones (e.g., birthdays, anniversaries, promotions).

SPECIAL SAUCE:
½ c. mayonnaise
2 tbsp. yellow mustard
2 tbsp. sweet relish
1 tbsp. sriracha
1 tsp. garlic powder
1 tsp. onion powder
1 lb. ground beef chuck
1 tsp. salt
THE PERFECT BURGER
1. In a medium bowl, whisk together the special
sauce ingredients. Keep refrigerated until ready
to serve.
2. Preheat grill to medium-high, and place a cast-
iron skillet or griddle on top.
3. Portion the hamburger into 4-ounce round balls,
and season with salt.
4. Place burgers on the hot griddle (or skillet), and
press down on each using a metal spatula until
flattened. Grill for 5–7 minutes, flipping once or
until seared and cooked to desired doneness.
Top with American cheese before removing from
the grill.
5. Spread special sauce on burger buns, and top
with cooked burgers and any desired toppings.
