Why You Need a

Real Estate Agent

Here are a few reasons why hiring

an agent can save you time, energy,

and unneeded stress.

Negotiation skills

If you don’t fancy yourself an

expert negotiator, that’s where

a real estate agent comes in.

REALTORS® have mastered the

art of negotiating and can

ensure your home sells for a

fair price.

Paperwork Guidance

Instead of spending hours on

the internet to find out what

escrow means, your agent can

explain everything to you in basic

terms and can handle the often

difficult process of navigating a

real estate transaction.

TRUSTED ADVOCATE

Agents are required to have

your best interest in mind,

which can be a breath of fresh

air during a stressful process. It’s

always beneficial to have an

expert opinion and marketing

expertise to back you up.

A neighborhood authority

Choose an agent with extensive

knowledge of the neighborhood

you’re interested in. The agent

will know the price of homes in

the area, plus extra information

you might not be able to find in

an internet search.

How does this apply to real estate agents specifically? According to Gary Keller’s best-selling book, The Millionaire Real Estate Agent, agents can expect to earn 1 transaction for every 50 people they target by direct mail for 12 months.

ReminderMedia offers dozens of postcard designs that will help you create awareness in the community you serve.

When you’re selecting your postcard, consider when you’re sending it, as well as who you plan to target. You’ll want to choose a design that will make an impact in the area you want to farm.

Here is a small sampling of the options you can choose from:

Any of the templates can be easily customized with your information, and adding your photo and branding is a snap. Plus, the online postcard editor allows you to tweak designs to better suit your needs.

Choosing Your Farm If you’re going to be successful with your farming efforts, you need to make sure you’re connecting with the right people. Before selecting the recipients for your Print on Demand postcards, consider these three factors.

7

Competition When you’re in a market that’s already dominated by another agent, your competition has a head start. If your chosen market is already being farmed, consider choosing another neighborhood or focusing on a niche (e.g., retirees, renters, or first-time buyers).

SizeIf you’re going to devote time and resources to a geographic farm, you should make sure you can reach 250 contacts consistently over a 12-month period. Based on the findings presented in The Millionaire Real Estate Agent, farming to 250 households will set you up for at least 5 transactions annually.

Turnover RateTurnover rate is calculated by dividing the number of homes sold annually in your farm by the total number of homes in your farm. In order to ensure you have a steady supply of potential leads, choose an area with a rate of 5% or higher. To learn the turnover rate in your farm, check the data on the MLS.

Schools of Thought for Home Buyers

Whether or not you have kids, finding a home in a great school district can provide a number of

benefits, such as significantly boosting property value. Here’s why you should be considering the

school district when looking for a new home.

To provide a quality education for your children.

A highly ranked district with solid teacher ratings and a

wide range of extracurricular offerings is more desirable

in the long run.

For the neighborhood.

Highly ranked districts often also have a more engaged

and positive neighborhood environment.

For your home's resale value.

When it comes time to sell, homes in highly ranked

districts often sell for a lot more than those in less

desirable districts.

To protect your home's value.

While a home in a solid school district may cost more,

it also helps preserve the value of your home.

Home values always fluctuate, but by choosing a solid school district, you can help yourself in the buying

and selling process down the line. If you have any questions, don't hesitate to reach out.

ECO-FRIENDLY

3 INEXPENSIVEWhether you’re preparing to sell your home or are just looking to lower your carbon footprint,

you may be surprised to know these green updates have low up-front costs and can increase

your return on investment.Lower the temperature of your water heater to 120°F | Cost: $0

An average of 15% to 25% of a home’s annual heating costs are related to heating the home’s

water. This adjustment will take little time, and you will hardly notice a difference. When

implemented, you’ll save up to $400 a year.

Seal any cracks around door and window frames with caulk | Cost: $5

This is a no-brainer. Eliminating cracks will take only a few hours and could pay you dividends.

About 30% of a home’s energy loss happens at an entryway. If you’re looking to go green, this is

an easy way to do so.Insulate your hot water heater with a blanket | Cost: $30

Especially if you have an older system, this small act could save up to 25% to 45% on

your annual heating costs. Look for water heater blankets made specifically for your

electric water heater.IF YOU HAVE ANY REAL ESTATE QUESTIONS, PLEASE DON'T HESITATE TO REACH OUT.

Home buying puts you in a mind-set of long-term growth.

Paying rent each month might sound better than a mortgage, but

think about it: where is a rent payment taking you? Renting, unlike

a mortgage, is not an investment.

There’s no reason to think a mortgage will tie you down.

While homeownership does require some management and

upkeep, there’s no reason to fear the commitment. You may need to

save a little longer and keep splurges to a minimum, but, you’ll be

wiser with your money and learn the value in the things you want.

It’s not always cheaper to rent.

The real estate market has ups and downs, and, while it can be a

little cheaper to rent, there have certainly been times in specific

markets where the cost of rent outweighed the cost of a mortgage.

You could experience tax benefits.

There’s nothing more brutal than looking at your paycheck and

watching your hard-earned money drift away in taxes, but it’s

reality. Homeownership can actually lower your taxes in some cases

and makes you more likely to get a tax refund.

The Benefits of Buying as a

young adult

Homeownership can be a scary

prospect, especially for people who

are just starting out in life. If you need

assistance, don't hesitate to reach out.

Some young people envision a life in the big city, working a big-city job, and

paying rent on a tiny apartment that’s barely big enough to fit a couch in.

Young adults are increasingly saying goodbye to the city in favor of buying

a home in residential areas, away from the neon lights. Why is this?

Home buying can be a truly smart investment when handled properly,

especially for people who are just starting out.

Consider the likelihood of selling.

Look for points that can influence selling price down the line.

Is the house in a good school district? Are there modern appliances?

Are there any structural issues? These are all qualifications you would

want to look at anyway, but they are particularly important if you’ll

eventually need to sell.Get familiar with the neighborhood.

Looking for a home near a base could be beneficial in that there will

probably be other military families nearby that you will be able to relate

to and rely on. Some communities even offer special resources through

programs like Joining Community Forces, which brings local businesses

and services together in support of military families.

Use your resources.

There are a number of special resources available to military families

interested in buying a home. VA loans, while not always feasible,

can be extremely beneficial when used properly. An expert on the

system can help military home buyers work through the VA's

requirement process.Ask around.

It’s always beneficial to talk to other military families who have been

through the process before. If you know anyone who has previously

bought a home using a VA loan or other type of military assistance,

ask them about their experience.

Home-Buying "ps

FOR MILITARY FAMILIES

For military families, moving often can make the

home-buying experience a difficult one. These

quick tips will help you feel more confident in

your home journey!

Don’t hesitate to reach out if you have any questions

about the home-buying process!

STUCK IN THE

RENTING RUT?

It’s normal to be afraid to take

the plunge into home buying

territory, but with the help

of a great agent and a little

research, you can determine if

the time is right for you.

IF YOU HAVE A HEALTHY SAVINGS ACCOUNT:

Assuming you’ve saved enough for a down payment of at

least 10 percent, you should feel confident in your ability to

make the purchase.

IF THE PRICE IS RIGHT:

An agent can help you determine whether or not the

price you are looking to pay is reasonable for your needs

in a home, but, ultimately, if the market is favorable and

you’ve found the right deal, there’s no better time than

the present.

IF YOU ARE SICK OF PAYING RENT TO SOMEONE ELSE:

When all is said and done, You have been spending

thousands of dollars on something that doesn’t even

truly belong to you. Putting money toward a mortgage

is an investment in your future, and you’ll have a place

to really call your own.

Invest in a good carpet cleaner, or have your carpets professionally

6 Targeting by interests

A big part of the reason why farming works is because it’s scalable. You’re consistently reaching out to a lot of people at once—some of whom are bound to have a need for your services.

While targeting by zip code can be incredibly effective, you’ll increase your odds for success even more when you also focus on specific demographics and interests.

ReminderMedia’s List Builder tool has dozens of options for niche/demographic farming, including the option to target:

Because you’re able to target by interests and demographics as well as location, you can personalize your messaging to resonate with your ideal clientele. When you do this, you’ll be far more likely to be remembered, which will ultimately drive sales.

’Tis the season

The Power of 12 DirectFarming is, by nature, a long-term effort. In The Millionaire Real Estate Agent, Gary Keller explains that consistent outreach over a 12-month period will yield cumulative results—calling it the “12 Direct” approach.

But you can’t send just anything and expect to make an impact. It’s important to send the right thing at the right time. That’s why ReminderMedia offers a variety of postcard designs, including real estate-specific options and seasonal content.

You can test what resonates with your sphere by sending out a variety of educational and entertaining postcards—even alternating between the two. For example, you might want to offer spring cleaning/selling tips in the spring and recipes around the holidays.

The key is to send what will resonate with your audience. Focus on educating or entertaining them, and you’ll be sure to create a much bigger impact.

The Pinwheel of Exponential GrowthThink of farming like a pinwheel. Sure, it might move slowly at first. But, once it starts, it’ll keep moving freely and effectively.

Once you’ve got a listing, you can send a postcard with the heading “Just Listed.” Then, when you’ve sold that property, send another that says “Just Sold.”

Did your farming outreach get you a second listing? Plan an open house. Go door-to-door in the community, inviting neighbors to the event. Send another postcard to advertise the open house locally.

You’ve just gone from 12 postcards in a year to 15, and gotten in valuable face time with people in your farm. Best of all, you’ve got solid, organic reasons for every single outreach you’ve made.

In summation, each outreach and each success increases your visibility in your farm, leading to more outreach opportunities and more wins. Your farming will become more and more profitable as you increase your efforts.

Remember: farming works because it’s scalable and cost-effective, but your ultimate goal is to move people through your sales funnel while building, maintaining, and leveraging relationships.

5 Effective Follow-Up Tips

1 Once you’ve worked with someone, begin sending them your magazine. Follow up with a text or call after each mailing to talk about an article or recipe from the issue.

2 Go door-to-door to meet the people in your farm. Bring an item of value, such as a promo copy of your magazine.

3 When you’ve identified a qualified lead through farming or door knocking, send them your magazine’s digital edition.

4 Once someone is in your database, follow up with them around life milestones (e.g., birthdays, anniversaries, promotions).

5 Use your postcards to encourage people to follow you on social media. From there, you can offer them consistent value by sharing your magazine’s content or the digital edition, market updates, and anything else they might find useful or interesting.

At ReminderMedia, our goal is to help you close more deals and retain more business. Our central belief is that you can do this by connecting with the people in your database, using personalized, relevant, and branded outreach.

As you get to know and work with the people in your farm, you’re building relationships that should yield referrals and repeat transactions for you down the line. Here are five steps you can take to ensure this happens as planned:
