2: - There is mildew on the underside of the roof eaves. We recommend that it be removed with several applications of bleach prior to any repainting or refinishing.

Kitchen

AIR GAP

3: - The dishwasher drain has no air-gap and the drain line is not looped below the cabinet. The dishwasher will function without it, but the installation does not meet present standards. We suggest installation of an air-gap or rerouting the drain line to prevent backflow of drainwater.

4: - The dishwasher failed to respond using normal operating controls (water supply appeared turned off). We recommend that the serviceability of this unit be verified, and that it be repaired or replaced if necessary.

5: - The toilet is loose at the floor and was not tested due to the potential for leaks. We recommend the toilet be removed, the floor checked for damage and repaired as necessary, and the toilet rebolted with a new wax seal.

6: - The drain stop is missing. We recommend it be replaced.

BATHTUB

7: - The surface finish of the bathtub is chipped. We recommend refinishing or replacement.

8: - The bathtub spout is separated from the wall, leaving a gap into which moisture may enter. Recommend sealing this gap to ensure no moisture penetration into the wall.

SHOWER

9: - The showerhead was not installed correctly and leaked from the fitting when operated. Recommend reinstalling.

RECEPTACLES

10: - There is no GFCI (ground fault circuit interrupter) protection for this bathroom. For an increased margin of safety, we recommend the installation of a GFCI receptacle.

SHOWER WALLS

11: - The joint caulking between the shower and tub is in poor condition. The enclosure should be recaulked to prevent moisture penetration into the surrounding materials and subsequent damage. It is possible that moisture damage may already be present within the wall. We recommend further evaluation into the inaccessible areas within the wall to determine the extent to which any damage may be present and repair as necessary.

12: - The door doesn't latch properly. We recommend minor adjustments to the hardware to restore proper function.

17: - There is no smoke detector in this area, as required by modern safety standards. Though the home was built before modern safety standards, we recommend one be installed.

18: - There is no permanent heat source in this room. We recommend upgrading to ensure a heat source is present in every bedroom.

19: - The door doesn't latch properly. We recommend minor adjustments to the hardware to restore proper function.

20: - Several of the doors do not latch properly. We recommend that hinges, latches, and strike plates be adjusted to restore full operation.

DETECTORS: OVERALL

21: - Detectors were not found in all sleeping rooms. The latest standards require smoke detectors in all bedrooms at time of construction and when any significant work is done on the residence. Whether or not installation is required prior to sale of this building, upgrading should be considered.

22: - Carbon monoxide detectors were not found in the home. Typical building practice calls for at least one CO detector per floor of living space. Recommend installing CO detectors due to safety concerns.

Attic

ACCESS/ENTRY

23: - Recommend ensuring that the topsides of the attic hatch(es) are properly insulated to prevent heat loss into the attic.

WATER SHUTOFF LOCATION

24: - The main shut-off valve was not located and it is possible that there is no shut-off valve for only this unit. Information regarding this matter should be available from the homeowner's association.

Water Heater

SEISMIC RESTRAINT

25: - The water heater tank lacks seismic restraint. As an upgrade, we recommend that the water heater be secured to help limit damage and provide a source of usable domestic water in the event of a major earthquake.

Air Conditioning

LIMITATIONS

26: - Operating an air condition system in cold weather can damage the compressor. The outside air temperature was determined to be too low for the safe operation of the equipment. We recommend inspection of the system with the return of warmer weather.

Electrical System

MAIN DISCONNECT

27: - The main electrical service disconnect is located in a weathertight enclosure next to the electric meter.

28: - The main electrical shutoff is located at the meter at the rear of the building. However, because the meters for the units are not individually marked, we could not be certain which shutoff was for the subject unit. Recommend inquiring of property management or the utility company to determine which shutoff is for this unit.

CB MAIN PANEL

29: - There are holes in the service panel where 'knockouts' have been removed and left open. This is not an approved practice and we recommend the holes be closed with approved filler plates.

30: - One or more screws holding the electrical panel cover have pointed-tips. These screws can cause damage to wiring within and should be replaced with proper blunt-tipped screws intended for this purpose.

31: - We observed a Federal Pacific Electric (FPE) "Stab-Lok" service panel in the home. FPE, Zinsco, Sylvania, Bulldog, Stab-lok, etc. panels and/or breakers have a long history of performance and safety issues. This panel is a latent fire hazard: its circuit breakers may fail to trip in response to an overcurrent or a short circuit. Failure of a circuit breaker to trip can result in a fire, property damage, or personal injury. A circuit breaker that may not trip does not afford the protection that is intended and required. Simply replacing the circuit breakers is not a reliable repair. The panel should be replaced, and significant expense may be involved. Recommend evaluation by licensed electrician who will be able to estimate the cost of replacement and make further recommendations.

32: - Some GFCI devices are installed in this home. However, we recommend adding these devices at all locations currently requiring this protection. This includes receptacles near sink basins, in bathrooms, garages, crawl spaces, and the exterior. In addition, we recommend upgrading all older devices (pre-2007) with newer devices for safety.

33: - The attic insulation is typical considering the age of the home, but may be marginal considering present insulating standards. Upgrading the attic insulation may provide additional savings in energy costs, but is considered an optional upgrade.

We have inspected the major structural components and mechanical systems for signs of significant non- performance, excessive or unusual wear and general state of repair. The following report is an overview of the conditions observed.

In the report, there may be specific references to areas and items that were inaccessible. We can make no representations regarding conditions that may be present but were concealed or inaccessible for review. With access and an opportunity for inspection, reportable conditions may be discovered. Inspection of the inaccessible areas will be performed upon arrangement and at additional cost after access is provided.

We do not review plans, permits, recall lists, and/or government or local municipality documents. Information regarding recalled appliances, fixtures and any other items in this property can be found on the Consumer Product Safety website. These items may be present but are not reviewed.

Our recommendations are not intended as criticisms of the building, but as professional opinions regarding conditions present. As a courtesy, the inspector may list items that they feel have priority in the Executive Summary portion of the report. Although the items listed in this section may be of higher priority in the opinion of the inspector, it is ultimately the client's responsibility to review the entire report. If the client has questions regarding any of the items listed, please contact the inspector for further consultation.

Lower priority conditions contained in the body of the report that are neglected may become higher priority conditions. Do not equate low cost with low priority. Over the course of this inspection the temperature was estimated to be between 60 and 70 degrees.

The weather was cloudy at the time of our inspection.

We make no representations as to the extent or presence of code violations, nor do we warrant the legal use of this building. This information would have to be obtained from the local building and/or zoning department.

A driveway and/or street is shared with other properties. To determine if maintenance-sharing or liability agreements are in effect regarding the driveway or street, consult the owner of the subject property, neighboring owners or public records.

There may be information pertinent to this property which is a matter of public record. A search of public records is not within the scope of this inspection. We recommend the client or their representative review all appropriate public records.

The exterior of this unit, and the common areas, were not examined in detail, except as specifically noted. As a point of information, the various components of the common areas, such as the roofing, paving, etc. all have a known life span.

Funds for maintenance or replacement should be on hand based on the annualized costs of each of these items. Information in this regard is contained in the 'resale certificate' which should be available from the homeowner's association.

We are not soil, geotechnical, civil, or structural engineers and cannot render an opinion regarding soil stability, potential soil and/or structural movement. If desired, qualified specialists could be consulted on these matters.

The scope of this inspection is limited to reasonably accessible areas. We make no attempt to move furnishings, stored personal property, and/or vegetation. Although no problems are anticipated, removal of these items may reveal reportable items.

WALKWAYSThe walkways appear to be properly installed and are in serviceable condition.

DECKLike fences and other exposed wood construction, decks have a finite service life. Even the best maintained deck will need repair and eventual replacement. We urge regular treatment with combination wood preservative/UV inhibiting sealers.

The deck appears to be properly constructed and generally in serviceable condition, with no need for significant maintenance or repair at this time.

MISCELLANEOUSAn elevator is located on this property to provide access to the upper floors. This elevator was used by the inspector and appears to be operating properly, with necessary permits. The owner may have rights or responsibilities related to the elevator, and may be subject to expenses related to upkeep and maintenance. Further information may be obtained from the homeowner's association (HOA).

GENERAL COMMENTThe exterior features of the building generally appear to be properly installed and in serviceable condition. Exceptions are discussed above and elsewhere in this report. Regular maintenance will prolong the service life of the 'weather shell'.

Exterior components, such as roofing, siding, and decking, are typically covered by the condominium's homeowner's association (HOA), and are not part of the home inspection's scope. We have made some comments here as a courtesy, but more information about repairs of these items, as well as information about the "reserve fund" held by the HOA and timing of repairs, should be obtained from the HOA.

Kitchen

The kitchen is visually inspected for proper function of components, active leakage, excessive or unusual wear, and general state of repair. We inspect built-in appliances to the extent possible using normal operating controls. Freestanding stoves are operated, but refrigerators, small appliances, portable dishwashers, and microwave ovens are not tested.

WINDOWS: OVERALLThe windows tested appear to be properly installed and in serviceable condition. We operate a representative sample of the windows, but do not necessarily open, close, and latch every window.

DETECTORS: OVERALLThe smoke detectors were inspected for location only. For future reference, testing with only the built-in test button verifies proper battery and horn function, but does not test the smoke sensor. We advise testing with real or simulated smoke.

Detectors were not found in all sleeping rooms. The latest standards require smoke detectors in all bedrooms at time of construction and when any significant work is done on the residence. Whether or not installation is required prior to sale of this building, upgrading should be considered.

Carbon monoxide detectors were not found in the home. Typical building practice calls for at least one CO detector per floor of living space. Recommend installing CO detectors due to safety concerns.

FIRE SPRINKLER SYSTEMThere is an automatic fire sprinkler system installed in this building. Due to the specific and complex nature of such systems, we do not include them in our inspections. However, there have been several recalled/defective components of these systems identified over the years. We suggest further review by a fire sprinkler professional. In addition, more information may be obtained on the Consumer Product Safety website.

We recommend all occupants become familiar with the locations of emergency controls, exits, fire extinguishers, alarm 'pulls', etc. and have handy the phone number to call for an emergency shut-off if a sprinkler head should go off accidentally.

GENERAL COMMENTWe make no attempt to list all cosmetic flaws and suggest that most of these deficiencies will be addressed by normal maintenance and upgrading.

Attic

The attic contains the roof framing and serves as a raceway for components of the mechanical systems. There are often heating ducts, electrical wiring and appliance vents in the attic. We visually examine the attic components for proper function, excessive or unusual wear, general state of repair, leakage, venting and misguided improvements. Where walking in an unfinished attic can result in damage to the ceiling, inspection is from the access opening only.

VENTILATIONOur feeling regarding attic ventilation is that 'you can never have too much'. Attic ventilation can be provided by eave, gable, and ridge vents as well as by automatic and wind driven fans. We encourage use of any or all of the above.

The attic appeared to be adequately vented (though different temperature or weather conditions may reveal inadequacies in the attic venting). Good ventilation helps reduce attic moisture levels and prevents condensation on the underside of the roof. In addition, it reduces heat build-up in the attic, making the house more comfortable.

Plumbing

A plumbing system consists of the domestic water supply lines, drain, waste and vent lines and gas lines. Inspection of the plumbing system is limited to visible faucets, fixtures, valves, drains, traps, exposed pipes and fittings. These items are examined for proper function, excessive or unusual wear, leakage, and general state of repair. The hidden nature of piping prevents inspection of every pipe and joint. A sewer lateral test, necessary to determine the condition of the underground sewer lines, is beyond the scope of this inspection If desired, a qualified individual could be retained for such a test. Our review of the plumbing system does not include landscape watering, fire suppression systems, private water supply/waste disposal systems, or recalled plumbing supplies. Review of these systems requires a qualified and licensed specialist.

Note: Air filters should be cleaned or replaced on a regular basis. Though different filters have different recommendations as to the frequency of this maintenance, typically filters should be cleaned or replaced on a quarterly basis (every 3 months). Doing this will help prevent dust and debris buildup within the furnace and will keep the furnace components from premature wear and failure.

Our examination of the electrical system includes the exposed and accessible conductors, branch circuitry, panels, overcurrent protection devices, and a random sampling of convenience outlets. We look for adverse conditions such as improper installation, exposed wiring, running splices, reversed polarity and circuit protection devices. We do not evaluate fusing and/or calculate circuit loads. The hidden nature of the electrical wiring prevents inspection of every length of wire.

One or more screws holding the electrical panel cover have pointed-tips. These screws can cause damage to wiring within and should be replaced with proper blunt-tipped screws intended for this purpose.

We observed a Federal Pacific Electric (FPE) "Stab-Lok" service panel in the home. FPE, Zinsco, Sylvania, Bulldog, Stab-lok, etc. panels and/or breakers have a long history of performance and safety issues. This panel is a latent fire hazard: its circuit breakers may fail to trip in response to an overcurrent or a short circuit. Failure of a circuit breaker to trip can result in a fire, property damage, or personal injury. A circuit breaker that may not trip does not afford the protection that is intended and required. Simply replacing the circuit breakers is not a reliable repair. The panel should be replaced, and significant expense may be involved. Recommend evaluation by licensed electrician who will be able to estimate the cost of replacement and make further recommendations.

The service entrance conductors appear to be #4/0 Aluminum providing an ampacity of 200.

Our statement regarding service capacity is based upon the labeled rating of the main electrical service disconnect.

The service capacity is normal for a house this size and age, and appears adequate for the present demand and minor additional loads.

SERVICE GROUNDINGWe were unable to visually confirm grounding of the electrical system. Confirmation will require further inspection and possible destructive testing.

BRANCH CIRCUITRYThe accessible branch circuitry was examined and appeared properly installed and in serviceable condition.

RECEPTACLES: OVERALLFor reference, as receptacles are discussed in this report, present standards for typical room plugs require grounded, 3 prong receptacles within six feet of any point on all walls. Upgrading is required in older buildings only during remodeling.

Based upon our inspection of a representative number, the receptacles were found to be properly installed for the time of construction, in serviceable condition, and operating properly.

SWITCHES: OVERALLWe checked a representative number of switches and found they were operating and in serviceable condition.

LIGHTS: OVERALLThe light fixtures in this building are generally in serviceable condition.

GFI PROTECTIONGFCI (ground fault circuit interrupter) protection is a modern safety feature designed to prevent shock hazards. GFCI breakers and receptacles function to de-energize a circuit or a portion of a circuit when a hazardous condition exists.

GFCI protection is inexpensive and can provide a substantial increased margin of safety.

Some GFCI devices are installed in this home. However, we recommend adding these devices at all locations currently requiring this protection. This includes receptacles near sink basins, in bathrooms, garages, crawl spaces, and the exterior. In addition, we recommend upgrading all older devices (pre-2007) with newer devices for safety.

GENERAL COMMENTFor attention to the items noted, and for further evaluation of the electrical system in this structure, we recommend that you retain a licensed electrical contractor.

Insulation/Energy

Insulation, weatherstripping, dampers, double-glazed glass and set-back thermostats are features that help reduce heat loss and/or gain and increase system and appliance efficiency. Our visual inspection includes review to determine if these features are present in representative locations and we may offer suggestions for upgrading. Our review of insulation is based upon uniformly insulated or are insulated to current standards. It is our opinion that all homes could benefit from energy conservation upgrades, and we suggest that you consult professionals.

ATTIC INSULATIONThe attic has blown-in or loose-fill fiberglass insulation.

The attic insulation is typical considering the age of the home, but may be marginal considering present insulating standards. Upgrading the attic insulation may provide additional savings in energy costs, but is considered an optional upgrade.

ADDENDA TO INSPECTION REPORT 1. The inspection to be performed for Client consists of non-intrusive visual observations to survey the readily accessible, easily visible material components, systems and equipment of the building. The identified components and systems shall be operated with normal user controls and as conditions permit. If a component or system is operated, it may be conducted without the aid of special protective clothing, exploratory probing, removing materials, testing, measuring, preparing, calculations or using special equipment, including meters or devices of any kind. Testing, measuring, or preparing calculations for any system or component to determine adequacy, capacity, or compliance with any standard is outside the scope of this contract. 3. The term “poor” or “major concern” in regard to a component mean the presence of conspicuous patent defects or material deferred maintenance of the building’s material systems, components, or building equipment as observed during the inspection. This definition specifically excludes deficiencies that may be remedied with routine maintenance, miscellaneous minor repairs, and normal operating maintenance, and excludes conditions that generally do not present material physical deficiencies of the building. 4. Inspector is an expert generalist and not acting as an expert in any SPECIFIC craft or
