Originally from the Waikato, the lure of

Queenstown with it's stunning snowy peaks

and icey blue lakes seemed like a great

place for photographer Rich Bayley to spend

a winter season and finally put three years

of studying photography into practice. As it

happens often in Queenstown "a season" can

become a much longer stay... After living and

photographing in Queenstown for the past

15 years, Rich continues to be in awe of his

surroundings. Truth be told, Rich confesses he

feels extremely privileged to call Queenstown

his home. (Although he still supports Waikato

in the rugby!)

To make a living as a photographer in a small

place like Queenstown (where "photographers"

are a dime a dozen) it requires a diverse

approach to not only what Rich decides to

shoot, but how. Weddings are a huge part

of the business. Again, it’s the same scenery

that bought Rich here 15 years ago that still

draws people to Queenstown now. Putting

couples and their guests at ease, having fun

When he is not shooting weddings, Rich

is wedged into the corner of a beautiful

brochure. Or lighting some beautiful cuisine

to make it look even more delicious for that

magazine cover - and fighting the urge to

eat it. Or capturing that special expression

that lasts only a split second during a portrait

session. Or praying that skateboarder doesn’t

land on his camera... or him.

estate photography is an essential sales tool

especially with so much competition. “I think

a lot of people underestimate the power that

a good image has. It can stop a buyer from

flicking to the next page and it sparks that initial

interest. Imagine a cookbook where everything

just looked OK - you'd never make anything

in it. But get the photos right and you've got

people drooling on the pages” Rich says.

transforming your garden from a

plain surround to an artwork in

its own right.

Inspiring gardens start with inspired design.

It is the careful planning and detailing

that comes before a garden is built that

is critical to its eventual success. Much

in the same way as you wouldn’t build

a house without a plan, neither should

you build a garden without one. A plan

ensures you get exactly what you want, it

is a communication tool. It helps avoid

costly mistakes, misinterpretations, and

the need to rearrange things later to make

everything fit. One of the key benefits is that

you can tackle its implementation in stages

a garden that looks right and feels right.

The process starts with a site visit during

which the clients will show me their

garden and talk about their frustrations

and aspirations. Often what they have

in mind they find hard to articulate, but

they know what they like when they see

it. It is a matter of picking up on clues in

the things they say and photos they point

out and getting an idea of the direction

and scope of the work. The next step is

a detailed site survey which gets down

on paper exactly what there is to work

with. From this concepts are developed

which go through a refining process until

an acceptable solution is reached. The

ideas are then detailed further through

selection of materials, development of

planting schemes, construction detail

drawings and then the actual construction

work. The whole process moves from the

general to the specific, taking into account

all requirements along the way.

The logical progression ensures a great

outcome, the perfect frame to your home.

The key to a great landscape design is a

good understanding and implementation

of the principles of design, which are:

Balance, Proportion, Scale, Rhythm,

Repetition, Variety, Emphasis &

Subordination and Unity. Alongside this is

the need for consideration of the contexts

of the design, such as the uses the garden

must cater to, how one moves between

the areas, the client’s stylistic preferences,

the growing conditions, the architecture

of the home and the nature of the wider

environment - the list goes on. There are

so many considerations, but the design

must be a good fit to all the requirements.

It takes real skill to pull it off. The result is

We are all familiar with the noxious weed broom that covers hillsides

around the country, but hold back your feelings of contempt, for there

are several species of native broom which are rather special. C. stevensonii is

a favourite for its slender leafless branches which weep elegantly. In summer

these are covered in pinkish-mauve flowers. Use as a feature plant against a

contrasting back-drop, as in the case study garden, for maximum effect.

This small townhouse courtyard garden has been transformed from scruffy

and foreboding to sleek and appealing. Originally surrounded with a tall

dark fence with heavy wooden gate, the clients were keen to make the area

feel less like an impenetrable fort. The area needed to serve two purposes

as the main entrance to the front door and a sheltered evening sitting area.

This presented the challenge of how to create two areas with a sense of

separation of one from the other without further enclosing the space.

To open the space up a section of tall fencing within the property was

removed. The front gate was replaced with a new and lower aluminium

barred gate affording a view of the door from the street. Separation

between the two use areas was implied by the use of slatted screening which

was reflected on either side of the path to give a balanced approach to the

front door. This symmetry was further developed with the use of a repetitive

planting pattern in front of the screens. Retaining the sitting area on an upper

level also gave a sense of separation from the entrance area. To improve

the sense of spaciousness and achieve a unified look across the two areas,

the materials and colour selections were kept very simple. Similar tones

through the retaining walls, pavers and fence colour, which all blended with

the existing house colour, made a real difference. Simple native plantings

with Hebe, Coprosma, Pseudopanax, a feature native broom (Carmichaelia

stevensonii), along with the clients’ favourite grasses, completed the look.

The wonderful thing about my team is

that they are all master jugglers. Anyone

who suggests that men cannot multi-task

has not met my Property Managers! Each

and every day, one phone call or email

or drive-by prompts the full diary to be

revisited and the focus to be transferred

to broken sewerage pipes (always a

welcome addition to the day’s events),

absconding tenants or “small” gatherings

of 250 people in one of our three

bedroom campus flats. The plan to attain

metaphorical biscuit tin level is placed

on ice for just one more day and our

property owner’s assets become the one

and only focus. This is precisely why our

valued landlords entrust the care of their

investment properties to us – because they

have far better things to do with their lives!

And let’s face it, if you’re a slightly-built

halfback and a 120kg prop is making a

bee-line for you at top speed, it is always

advisable to pass the ball.

Approximately 60% of our portfolio

comprises student tenancies. By this time

of year, around 70% of these 400 student

tenancies are filled for the following

calendar year and a further 10% are in

the process of being signed-up to suitable

students and student groups. Undoubtedly,

we have the student letting process, and

the associated marketing exposure of

each of our properties, well and truly

sussed – testament to the dedication of my

team to ensuring the ongoing satisfaction

of our student investment property owners

and our obsessive approach to process.

Owners of those properties in our care

that have not yet been tenanted for 2012

can be assured that we are constantly

reviewing our marketing, the presentation

of the property in question, renewing

signage that may have been used for

rugby game hoardings at the Stadium and

generally working with the end goal – a

52-week lease for next year - in mind.

So, is your student flat or studio room

filled for next year? If not, let’s consider

the speed with which Santa is about to

descend upon us, mess-up our roof tiles

and play havoc with the Visa bill. This

will most definitely get you focused on

achieving that same end goal!

Despite my meticulous approach to

planning, I am always unnerved by the

ever-present smarty-pants with some type

of four-letter acronymic disorder who at

this time of the year announces that they

have completed their Christmas shopping.

Whilst I find this a little unnatural because

standing in a queue for three and a half

hours on Christmas Eve has become a

major part of my festive season, it does

drive home the speed with which the fat

red bloke is approaching our collective

chimneys. As a rule of thumb, if Santa

arrives before your student tenancy

Stay away Santa, I’m not ready for you yet!I am extremely well-organised.

Whilst my pantry is not (yet)

alphabetised, I do possess traits

that no doubt will one day be

summarised via a three-letter

acronym.

I am the queen of forward planning.

Most week nights, I devote at least two

hours to planning my next working day.

Of course, as chief of a team of dynamic

folk who oversee one of Dunedin’s

largest residential rental portfolios, I

am fully-aware that the daily plan will

most probably fly out the nearest piece

of aluminium joinery by approximately

8.33am, just as the second cup of coffee

takes hold.

Despite this realisation, my blindly

optimistic expectation of an uneventful

day in Property Management continues,

in much the same spirit as my vertically-

challenged Maltese-cross believes he will

one day reach the biscuits on the top shelf

in aforementioned non-alphabetised

pantry.

agreement, you are running the risk of

a 10-month lease, given that the bulk of

groups who have not secured a new flat

or studio by this time will be at home with

mum and dad until February.

To ensure our student property owners

achieve a 52-week tenancy at the highest

return achievable, here’s what we do:

• In June, we liaise with all owners and

discuss recommended enhancements

and room rates. We report on the

overall presentation of the flat and

formulate a plan for tidying and

marketing. Our Flat List construction

then commences.

• Also in June, we write to all incumbent

tenants, asking them to confirm their

likely plans for the following year.

Where tenants wish to stay-on, re-

signing of tenancies is arranged

as swiftly as possible. Our tenant

retention is high.

• In the first week of July, our student

Flat List and Studio List marketing goes

“live”. This means that the hard-copy

list is printed and all listings go live on

our three websites –

www.edinburghrealty.co.nz, Trademe

and www.realestate.co.nz. And then

the madness begins.

• All signage is erected within the

first week of our marketing and our

dedicated Letting Agent checks signs

on a regular basis, as they do have a

tendency to move from time to time.

• Viewings of our flats are arranged via

our Letting Agent, so that we are able

to gauge feedback from groups, and

obtain applications on the spot. Our

people mover plays a major part in

the swift letting of our flats.

• On-campus marketing is completed,

via the OUSA Market Days in July and

August, to ensure maximum exposure

of our lists to the student market.

• Throughout the letting season,

marketing, presentation and pricing

is reviewed, as feedback is taken into

account and as time passes.

• Prior to final exams, we again write to

all of our incumbent tenants, to co-

ordinate end of year arrangements

and ensure a smooth transition

between tenants.

• Our Property Management Team

works throughout the Christmas and

New Year period to facilitate timely

final inspections, oversee cleaning

of flats and to ensure any potential

loss due to the immediate change of

tenants between 52 week leases is

mitigated for our owners.

toys before the rental income has been

Ten tips for selling this season

1. Deliver the sparkle

Sparkle is free, and sparkle sells homes. A potential buyer may not realize why your home seems so inviting but will feel drawn to it if the windows are spotless and your mirrors reflect sunlight. Your hardwood floors should be refinished, if necessary. Make your ceramic and linoleum floors twinkle and shine. Bleach dull grout. Thoroughly clean all area rugs. Cleaning is the first step to preparing your home for sale. Gold or silver or brass or pewter? Metals are summery. Vases, picture frames, mirrors, utensils and hanging planters.

2. Create curb appeal

Trim the bushes. Plant flowers. Scatter mulch. Sweep the footpath. Clean out dead leaves and debris in your lawn. Don’t let overgrown vegetation block the windows or path to the entrance. Cutting bushes and tree limbs will let the sun inside and showcase the exterior of your home. Make your entrance welcoming and warm. Artfully manicured lawns are edged and tell buyers you pay attention to small details. Diagonally mowed lawns make your yard appear larger. Mow regularly as grass grows faster this time of year.

3. Bright the light inside

Clean drapes, curtains & blinds and open every window. Send your window coverings to the dry cleaners or wash, dry and press. Toss blinds into a soapy bathtub for a quick wash. Get rid of all accumulated dust and spider webs. Crisp linens and a spring-time breeze through the windows invites the season inside. If you have heavy drapes, remove them. They tend to make rooms look smaller by encroaching on space. Pull all your blinds to the top and tape the strings underneath. Consider tie-backs if you don’t already have them for holding open lighter drapes/curtains. The only time you would leave blinds closed is if there was an undesirable element on the other side of the window, i.e. a neighbor’s rubbish bin, and even then, open them slightly. Above all, bring in the light. For later viewings, turn on every light in the house, including appliance lights and closet lights. Brighten darker rooms with few windows

by placing spotlights on the floor behind furniture, and make sure you turn off the TV!

4. Smells like Spring

Set out fresh-smelling flowers such as just-clipped lilac branches or peonies. Sometimes, people go hog-wild with the air fresheners. Vanilla is a popular scent but it can overwhelm sensitive noses. Try filling the air with natural fragrances. Natural scents are more appealing than artificial and trigger fewer allergies among those susceptible. If placing freshly cut flowers, make sure you wash them first to get rid of any bugs hiding inside. Clever home staging brings color and fragrance indoors.

5. Decorate with Summer accents

Look around your yard for color inspiration. White is a pure summer color. Vivid blues have a calming affect. You can sweep away the cobwebs of winter by replacing accent pillows or throw rugs with brighter, summer hues. Utilize towels, throws, pillows in light colors – yellows, pinks, pale blues, lavenders. Even if it means replacing items, towels, linens, throws and sofa pillows are inexpensive accents you can buy. In soft spring colors, they will light up a room. Layer towels on bathroom towel racks and place rolled wash cloths on the counters in a fashionable pyramid.

6. Roll out the welcome mat

Offer an outside mat for cleaning shoes & put umbrella stand at entrance. No matter where you live (but especially in Dunedin!), spring weather is often unpredictable. As we know, it can be sun-tan weather one moment and hailing the next. If it’s raining, give buyers a place to stash umbrellas and wipe their feet before entering your home. Some sellers lay down plastic runners across floors for protection, but that tends to ruin the effect of a glittering polish job.

7. Go with the flow of the season

In these sunny seasons, it stays light outside longer. Some people like to skip out of work early on a Friday. You might find buyers are more interested in touring your home in twilight hours, just after dinner. Be open to viewings at later

hours, and present your home as a haven from work. If weather allows, have an outdoor table set for dining, and the doors and windows open to present a great indoor/outdoor lifestyle.

8. Move the home outside

Quite often at this time of year, we have consecutive days without rain. When this occurs, you can move selected living room furniture to the back yard. Not only does moving out furniture free up more room inside the home, but it creates an outdoor living space with items you already own. It’s an illusion created for a buyer that says yes, you can own this lifestyle, too.

9. Control the air temperature

The only thing worse than a stuffy room on a hot day is a hot room. Circulate air. Even if you have to place floor fans about the home, keep the air moving. Turn down the AC to a notch below your comfort zone if the air outside is hotter than your comfort zone. Not so cold that your visitor’s arm hair stands up. But chilly enough that they don’t want to go back outside.

10. Hot and cold

You want the air inside your home to smell fresh. When was the last time you cleaned yout heat pump/air conditioner filter? Have the system checked before you need to turn it on. The buyer may ask to have it inspected. If you discover problems, it’s better to fix them before your home goes on the market. The same goes with your fireplace. Fireplaces are a vital part of our cooler months, but can be forgotten when it starts to warm up again. If the fireplace is filled with cobwebs because it hasn’t been used for a while, vacuum it out and wash it down. Make sure the hearth is free of dust and wood. Give the walls above/around the fire a quick wipe-down to get rid of any smoke residue/odour. You may even like to stage some logs in the fireplace.

The Palms Restaurant: Hanz Dekker’s Chocolate Press Cake

Ingredients

200 grams of dark chocolate

200 grams of unsalted butter

125 gram sugar

125 gram ground almond

4 eggs

Serves 8

Put butter, chocolate and sugar in to saucepan. Melt slowly over a low heat until all ingredients are melted and combined. Take of the heat and cool slightly.

Whisk in the eggs one by one. Finish by slowly folding in the ground almond.

Cook in a greased cake tin in a 180 degree oven for 25 minutes. Cool and cut into 8 slices.

“Can be served with ice-cream, whipped cream, chocolate sauce, berries or your favourite yoghurt.”
