RESULTS 21-POINT MARKETING PLAN OF ACTION

(13 MAIN POINTS, 8 SUB-POINTS)

1. PRICING: We are experts in our marketplace. We study homes and prices every day.

We will help you price your home to attract the greatest number of buyers. This is

called “opening the market” (as opposed to narrowing it). The price we set on your

home is the single most important marketing step we’ll take.

2. AGGRESSIVE MARKETING: Our aggressive advertising and marketing plan

ensures that your home is maximally exposed to the market. The following 8 sub-

points outline our highly aggressive marketing approach:

2.1 PROSPECTING: We aggressively market your home by prospecting 4-6

hours a day for buyers and sellers. This method has proven to be 42% more effective than

other marketing methods. We will contact at least 100 of your property’s closest

neighbors (whether in person or by phone or flyer). We’ll also contact our sphere of

influence, past clients, and our proprietary pool of 200+ investors.

2.2. 800#: We use the Arch Broadcasting System. Prospective buyers call a 1-800

number and hear information about your home. The service captures their contact

information. We then call them and (hopefully) set an appointment to show them your

home

2.3. SIGN: We post our eye-catching T- post “Summit Realty” For Sale sign

prominently in your yard. Buyers flock to the sign, literally.

2.4 LOCKBOX: Our high-tech Supra® lockbox, placed in a secure location, will

encourage more showings. It also gives us Big Brother-like control over the

REALTORS® who show it.

2.5 MLS: The Evans Team will list your home on the Wasatch Front Regional

Multiple Listing Service, which covers Salt Lake, Utah, Wasatch, Summit, and

Washington counties, among others. This exposes your home to over 16,000 registered

agents – and untold numbers of buyers! Our in-house professional writer will craft a

complete and accurate and sales-inducing description of your home. Our professional

house-photographer will make your home look like the million dollars it shows and feels

like.

2.6. REFERRAL NETWORK: We belong to the network of the best real estate

2.8 CUSTOM FIT: We tailor our marketing plan to capture your property’s

unique features. We will advise you of any changes you may want to make on your

property, based on feedback, to make it more salable.

3. FOLLOW-UP: We talk to every agent who previews or shows your home. We ask

them to rate your home in comparison to the others they’ve shown. We tell them to make

an offer on your home!

4. FEEDBACK: We track the number of showings on your property and record all

feedback. Experience has shown that if a home has no showings, the listing price is 10%

too high. If a home has a high number of showings and no offers, the price is 5% too

high. If the property is priced right, it will sell within 30 days. We will communicate with

you in a timely and efficient manner, as well as letting you know what is happening with

your property and updating you on similar properties in the market. We will call you

every week with a “Market Update Report.”

5. PRE-QUALIFIED BUYERS: We will pre-qualify all buyers on all sign and ad calls.

Our goal on every sales call is to sell your home to that buyer. We need to be successful

only once! So we never stop trying.

6. FINANCING: We will keep you aware of the various methods of financing that a

buyer might want to use to buy your home, or that you might want to use to purchase

7. NEGOTIATION: We will help you negotiate the best possible price and terms for

your home. We’ve got your back! We have a 100% listing-price to sales-price ratio on

9.SECURITY: Once a Real Estate Purchase contract has been accepted, our highly

trained transaction managers will shepherd you safely through the mortgage, title,

inspection, and warranty aspects of escrow. We’ll also handle all the follow-up with

10. CLOSING: We will attend your closing to answer any last-minute questions or
