Sales of single-fami-ly homes, condo-miniums and town-houses (taken
together) increased 16 per-cent statewide to 28,068units during second quarter
2013 compared to secondquarter 2012, according toQuarterly Market StatisticalReports released today by
the Colorado Association ofRealtors (CAR). Year to date(YTD) sales rose just under17 percent compared to thefirst two quarters of 2012.
New listings alsoincreased about 16 percentto 42,348 with growth in new
townhouse-condo listingsoutpacing single-family.There was more good newsas median sales prices state-
wide rose just over 8 percentto $260,000 for single-familyhomes and $170,000 fortownhouses and condomini-ums compared to the firstquarter 2012. Days on themarket continued a down-ward trend
These figures are veryencouraging, continuingtrends we reported lastquarter and in some instanc-
es showing even strongerimprovement in our regionalmarkets, said CAR spokes-person, Karen Levine.Beginning this quarter weare able to report resultsseparately for single-familyand townhouses-condos.
Drilling down even furtheron the statistics and marketintricacies will help consum-ers better understand mar-
ket trends and assist ourRealtor members in servingboth sellers and buyers suc-cessfully. In both categorieswe are seeing more sales, increased median pricingand fewer days on the mar-ket.

Tenth secret. They dontskip meals; therefore they
dont allow themselves theopportunity of grabbingsomething quick (andunhealthy) and/or overeatingdue to hunger. They alwayskeep their stomachs a littlefull at all times by eating fre-quent mini-meals every threeto four hours.

internal hunger clues and sati-ety. They are not fans of theClean Plate Club and theydont like the feeling of beinguncomfortably full and always
avoid it.Sixth secret. They dontsurround themselves withtemptation. Rather than stock-ing their kitchen with junkfood, they stock their kitchenwith healthy foods. Theyenjoy the sweets and bakedgoods like everyone else;they just dont keep them
around.Seventh secret. They allowthemselves to enjoy thesetreats. The opposite of thedeprivation mentality thatmany overweight people prac-tice; thin people let them-selves eat what they crave, sometimes every day. Thedifference is that they do it
consciously, choosing exactlywhat to eat and putting thecraving to rest.
Eighth secret. They eatbreakfast. Research supportsthis practice over and overagain. Breakfast breaks the
track of their weight by moni-toring that number by step-ping on the scale frequentlyand not with an unhealthy fix-ation on the numbers on the
scale. Its a way to catch that5-pound fluctuation and thenimmediately addressing it.
Third secret. They exerciseregularly and make it a criticalpart of their lives. Mood-boosting, calorie-burningexercise is essential in main-taining your body weight andeven more essential for main-
taining your health.Forth secret. They dontsolve problems with food.Thin individuals tend not toeat purely for emotional rea-sons and have discovered andimplemented other strategiesto help them through stress-ful, bored, lonely, frustratedor angry times. (i.e. go on
walks, watch movies, callfriends, taking a bubblebaths)
Fifth secret. They stop eat-ing when they are full. Insteadof mindlessly eating what wasserved, they pay attention to

First secret. They dont dietor at least in the traditional,
all-or-nothing, deprivationsense of the word. You needto get rid of that diet mentalityand realize that what you aredoing is making a permanentlifestyle change. You do cutback on calories to stay thin, but its also about being moresensible in your choices, says Anne Fletcher, M.S.,

Second secret. They keep
Now I know we allhave friends andacquaintances inour lives who are
ust made from that skinny
stuff. No matter what theyeat, or dont eat, whether orot they exercise, doesntatter how old they are; they
are just blessed with beingable to always be thin. Lifeust isnt fair sometimes.
Heres the question, Howuch do skinny people have

Heres whats true, individualsho are able to stay thin haveabits and practice lifestyle
skills that allow them to stayhat way. Yes, theres a chancehat their genetic disposition

declines in all areas of thestate for both single-familyand townhouse-condo list-ings. This pattern should beexpected as housing prices
ove up unless personal
income increases at a com-arable rate. An index of 120eans the median house-
old income in that area was120 percent of what is neces-sary to qualify for the medi-an-priced home under pre-
ailing interest rates. Aigher number is usually
interpreted as greater hous-
ing affordability. Higher val-es generally benefit buyershereas lower values help
sellers. The greatest afford-ability during the secondquarter of 2013 was in the
townhouse-condo market inthe Northwest Region (220).In comparison, the rates inthe Mountain Region were91 for single-family homesand 107 for townhouses-con-dos, the lowest readings for
the quarter.
Northeast Region(Boulder, Larimer,Logan, Morgan,Weld)
This region of Coloradocontinues to see double digitgrowth in new listings (+15percent) and sales (+16 per-cent) as well as increasingmedian pricing (+6 percent). Both the quarterly and yearto date new listings of single-family homes matched therate of growth for townhous-
es-condos. The number oftownhouse-condo salesincreased slightly more thansingle-family though the
median price increase wassignificantly greater for sin-gle-family (9 percent versus4 percent). Days on the mar-
ket are identical at 81, anaverage 25 percent dropover the same quarter lastyear.

Visually surreal andalluring, theWave area of theVermilion Clif fs is
one of the most renownedgeological areas in theAmerican Southwest. This isone of the locales that will befeatured in a special presen-

in the Rocky Mountain OpryTheater at 900 Moraine Ave-nue, next to The Other SideRestaurant. Admission isfree and open to all.
Mondays presentation willfocus specifically on the red-rock plateau country ofsouthern Utah and northern-most Arizona. Fortuitousgeologic history is found inthis southwestern part of theU.S. National Park system, encompassing such wonder-lands as Arches, Canyon-lands, Natural Bridges, Zion,
Bryce, Capitol Reef, GlenCanyon, Grand Canyon,Grand Staircase Escalante, and Vermilion Cliffs, not tomention a multitude of gor-geous state parks and NativeAmerican lands such asMonument Valley.
Travelers often ponderhow these areas are relatedgeologically and why theylook the way theydo. Lindquist will helpexplain what makes the Col-orado Plateau so special andcolorful and just whatexactly is The Grand Stair-case. Attendees will explorea variety of these landscapescreated in the last severalhundred-million-years ofgeologic time. The journeywill culminate at The Wavein the Vermilion Cliffs, where just 20 people areallowed daily hiking access(by lottery permit only) for aunique visual and physicalexperience within remark-ably colorful, eroded sand-stone landforms.
Lindquist, a six-year EstesPark resident, received geol-ogy degrees from the Uni-versity of Illinois and theUniversity of Texas. Shedeveloped her fascination forgeology on a college field
trip at age 19, having neverseen anything but midwest-ern scenery before then.Thereafter, she enjoyed a30-year geology career inboth the corporate and con-sulting worlds, based out of
Denver.Considering herself a for-
ever avid amateur photog-rapher, Lindquist generallytravels most everywherenow with digital compactcamera finding herselfsomewhat more impatientthan in younger years andready to catch as much ofthe natural world as possiblefor visual archives. Com-pared with traditional film, she now enjoys digital pho-tographys opportunities toacquire images so easily andinexpensively.

The Beethoven selectionsfor the evenings programare uniquely Beethovenian. The Consecration of theHouse, Op.124 is a workcomposed by Beethoven inSeptember 1822. It was com-missioned by Carl FriedrichHenseler, the Director ofViennas new Theatre in derJosefstat and first performedat the theatres opening onOct. 2, 1822. It was the firstwork Beethoven wrote afterhis revival of studying the
works of J.S. Bach and Han-del, and bears their influ-ence. In Leonore OvertureNo. 3 in C Major, Op.72b,
there are no fewer than fourseparate overtures forBeethovens opera Fidelio. He spent more than a decadeof his life writing, revisingand reworking his onlyopera.
In the first two decades ofthe 20th century, Schreker, composer of Chamber Sym-
phony, was regarded as acomposer destined to takehis place among the immor-tals. He was among the mosteminent operatic composersof his time. Schrekers fameand influence were at their
peak during the early yearsof the Weimer Republic whenhe was the most performed
living opera composer afterRichard Strauss. The declineof his artistic fortunes beganwith the mixed reception giv-en to Irrelohe (Cologne,1924) and the failure of Dersingende Teufel (Berlin,1928). Political developmentsand the spread of anti-Semi-tism were also contributory
factors, both of which herald-ed the end of Schrekerscareer. In his lifetime he wentfrom being hailed as thefuture of German opera tobeing considered irrelevantas a composer and marginal-ized as an educator. But, afterdecades in obscurity, Schrek-er has begun to enjoy a con-siderable revival in reputa-tion in the German-speakingworld and in the UnitedStates. (some program notesby Matthew Naughton. TheChamber Symphony remainsSchrekers most frequentlyperformed work today.

April and December in 1775and then never wrote anoth-er one the rest of his life.
