Parameters. This has been calculated from recent, similar properties sold in the area, combined

with data obtained from the Light-Stone Property Transfer Guides. Size of the home, as per

MHOA plans, is 553.40m² on Erf Size 1034.90m².

Please advise if any facts stated above require any adjustments?

Our suggestion is that you begin marketing at R 5 995 000.00. But, please remember the

Transfer Costs on this amount that still have to be added + Bond Costs.

We may have to adjust these prices once we begin receiving feedback from Buyers, and what

they are prepared to pay.

Commission payable for Sole Mandates is 4% and 5% for Open Mandates.

A Selling Price of more than 5% over market value may have the following effects:

1) Buyers may resist viewing your home.

2) Buyers who cannot afford the price, will not even look or make an offer.

3) Buyers will not obtain finance for an over-priced home.

4) Unsold homes become stale, assuming something is wrong.

5) Price may be lowered below that of competing homes in order to sell.
