Encompass Consumer Direct Website Overview

OverviewDesigned to support loan originators who work directly with borrowers, Encompass Consumer Direct allows you to create websites where borrowers can complete and submit loan applications online. The applications are imported from Encompass Consumer Direct into Encompass Banker Edition, where you can complete the origination process. Borrowers then access your Encompass Consumer Direct website to check the status of their loan applications and to view and respond to requests for loan documents.

This document walks you through the main web pages that a borrower sees when using a Consumer Direct website. A brief description and an image of each web page is provided. An Encompass Consumer Direct website has three main sections: a home page, applications pages, and the My Loans pages.

Home Page The home page is the page a borrower sees when accessing the website for the first time. It is the top-level page for the website, and it includes links for logging in to an account and starting a new application. It also has links to the My Loan pages and other resources that your company may offer, for example, the ability to search for mortgage rates, request a free consultation, or view a mortgage checklist.

Application Pages The applications pages are a series of pages that walk the borrower through the loan application process. Borrowers enter information that must be provided before a loan application can be submitted, including:

• Personal information

• Financial information

• Loan information

The information entered on these pages is imported into Encompass Banker edition, where your company completes the loan origination process.

My Loan Pages The My Loan pages enable borrowers to access information related to their loan application and to complete loan-related tasks. Borrowers can:

• View submitted loan applications and their statuses.

• Complete loan-related tasks, such as viewing document requests, and electronically signing (eSigning), printing, or uploading requested loan documents.

• Upload documents needed for the application.

Home PageWhen visiting the home page on an Encompass Consumer Direct website, a borrower can use the Resources menu or the modules on the page to complete preliminary tasks, for example, requesting a free consultation for a loan, open a glossary of mortgage terms, or checking available mortgage rates. The borrower can create an online account by clicking Sign up for an online account. A borrower who has already created an account can click the Log In link to access the account. Borrowers can click the Apply for a Loan Now button to start the loan application process.


Log In PageThe Log In page displays when a borrower clicks the Log In or Apply for a Loan Now button on the home page.

• Log In - A borrower who has already created an account can log in.

• Create Account - A borrower who does not have an account can click Create Account to create an account before applying for a loan.

• Apply as a Guest - A borrower can click Apply as a Guest (if the Consumer Direct administrator has enabled this feature) to apply for a loan without creating an account. A guest borrower must provide a valid email address to submit the loan, and must create an account later before viewing the loan documents.


Starting a LoanA borrower can begin a loan from the home page in several ways.After a borrower completes on of the steps listed below, the Apply for a Loan page displays and the borrower can begin entering information in the loan application pages.

If a borrower has already created a Consumer Direct account, the borrower can:

• Click Apply for a Loan Now, and then log in when the Log In page displays.

- OR -

• Click My Loan or Log In, log in when the Log In page displays, and then click the Apply for a Loan button when the My Loans page displays.

If a borrower has not already created a Consumer Direct account, the borrower can:

• Click Apply for a Loan Now, My Loan, or Log In. When the Log In page displays, click Apply as a Guest. The Apply for a Loan page displays.


Application PagesPersonal Section: Basic Details - Loan InformationThe application begins on the Basic Details tab. The borrower enters loan information on the first page of the tab, and then clicks Start Application. As data is entered in the application, the borrower’s progress displays in the tabs along the top of the application. Tabs with multiple pages display indicator bars below the tab name to show the progress through the pages. After starting an application, the borrower navigates between pages by clicking the Back and Next buttons at the bottom of each page, or by clicking one of the tabs at the top of the application.


Personal Section: Basic Details - Page 2The borrower enters the names of the borrower and co-borrower (if any) and the co-borrower email address on the second page of the Basic Details tab. On an y of the application pages, the borrower can click Save & Exit to save and close the application, which can be accessed later on the Draft tab on the My Loan page. A guest borrower must create a Consumer Direct account in order to save the loan and return to it later.


Personal Section: Borrower - Personal DetailsBorrower personal information is entered on the first page of the Borrower tab. If there is a co-borrower, an additional page displays later for the co-borrower information.


Personal Section: Borrower - Current AddressThe borrower’s current and previous addresses are entered on the second page of the Borrower tab. If there is a co-borrower, the borrower pages are followed by similar pages that enable the entry of the same type of information for the co-borrower.


Personal Section: Declarations- CommentsBorrowers can use the Comments field on the Declarations tab to provide the loan officer with any additional information relevant to the loan application.


Personal Section: Declarations - Borrower QuestionsThe Declarations tab includes questions that must be answered by the borrower. If there is a co-borrower, an additional page will display next for the co-borrower questions.


Personal Section: Declarations- Ethnicity, Race, and Gender The final page on the Declarations tab includes questions related to ethnicity, race, and gender that the borrower and co-borrower have the option of answering.


Personal Section: Employment - Create an Employment RecordThe borrower clicks the Add Job icon to create a new employment record.


Personal Section: Employment - Enter Employment InformationAfter creating a record, the borrower enters information about a current or former job. When finished, the borrower can:

• Click Save & Add Another to open another employment record.

• Click Save to save the record and return to the Add a Job page.

• Click Delete to remove the current record. After you create a record, you cannot click Back to delete it.

• Click the numbered tabs to jump to different employment records.

• Click Next when all employment records have been created.

If there is a co-borrower, additional pages will display for co-borrower employment records.


Financial Section: Income - Primary Sources of Monthly Income The borrower enters the primary sources of monthly income to calculate the gross monthly income. If there is a co-borrower, an additional page will display for the co-borrower gross monthly income.


Financial Section: Income - Other Sources of Gross Monthly IncomeThe borrower and co-borrower select other sources of monthly income and enter the amounts.


Financial Section: ExpensesThe combined borrower and co-borrower monthly housing expenses are entered on the Expenses page.


Financial Section: Assets - Create a RecordThe borrower clicks the Add Asset icon to record a financial asset.


Financial Section: Assets - Enter Asset InformationAfter creating a record, the borrower enters information about an asset that belongs to the borrower or co-borrower. When finished, the borrower can:

• Click Save & Add Another to open another asset record.

• Click Save to save the record and return to the Add Asset page.

• Click Cancel to remove the current record. After you create a record, you cannot click Back to delete it.

• Click the numbered tabs to jump to different asset records.

• Click Next when all asset records have been created.


Loan Section: Property DetailsThe borrower enters details about the subject property.


Loan Section: Loan DetailsThe borrower enters details about the proposed loan and title for the property.


Loan Section: Order CreditOn the Order Credit tab, if the borrower decides to order a credit report for the loan application, the borrower enters credit card payment information. The ability to order a credit report and the amount charged for the credit report is configured on the Loan Setting page in the Consumer Direct Administration pages in Encompass.


Loan Section: Order Credit (Continued)If the borrower does not order a credit report, the borrower can enter an estimated credit score to be used when searching for loan programs.


Loan Section: Choose a LoanIf the Choose a Loan page is enabled, the borrower can review and select one of more loan products. If multiple loan options are selected here, the borrower can compare the loans on the next page before making a selection. The Choose a Loan page is enable in the Encompass Product and Pricing Setting section on the Loan Setting page in the Consumer Direct Administration pages in Encompass.


Loan Section: Choose a Loan (continued)Details are displayed for the selected loan programs. The borrower selects a program and then clicks Next.


Loan Section: Consent to Receive Loan Documents ElectronicallyBefore submitting the loan application, the borrower is asked to agree to receive documents electronically.

Each borrower must confirm their identity before viewing the consent agreement.


If there is a co-borrower, the co-borrower is also asked to review the consent agreement.

Loan Section: Submit the ApplicationWhen the borrower submits the loan, the data is copied to a new loan file that is created in Encompass. The file is created in the folder that was specified on the Loan Setting page in the Consumer Direct Administration pages in Encompass.


Borrower EmailsA confirmation email is sent to the borrower when the loan is submitted.


Later, when you send disclosures or documents requests, the borrower receives an email notification with a link to the Consumer Direct website.


View Status and Requested Documents Borrowers can access their Encompass Consumer Direct accounts to view submitted applications, check the status of an application, and complete tasks related to the applications. If a borrower created a loan as a guest, the borrower must create a Consumer Direct account before they can view application information or complete tasks.

To Open the My Loans Page:• The borrower clicks the link in the confirmation email received when the loan was submitted, and then logs in to the borrower’s Encompass Consumer Direct account.

- OR -

• The borrower opens the Encompass Consumer Direct website and logs in to the borrower’s Encompass Consumer Direct account.

When a borrower has a single loan application, the My Loans page displays with the My Tasks tab selected (refer to the My Tasks section on the following page).The borrower clicks the My Loan button. When a borrower has submitted multiple loan applications, the My Loans page lists the applications, and the borrower clicks the My Tasks link for a selected loan.


My TasksThe My Tasks tab lists the tasks the borrower must complete for the loan. The borrower clicks the arrow icon next to an entry to open the task.

On the My Tasks, Loan Status, and My Documents tab, the Loan Summary and Loan Contact information displays to the right of the tab. The loan officer is listed as the contact until the loan is ready to close, at which time the loan closer is listed as the loan contact.


The tasks that borrowers can view on the My Tasks page depend on whether there is a single borrower, two co-borrowers with separate Consumer Direct login accounts, or two co-borrowers who share the same login account.

When co-borrowers share a Consumer Direct login account, the My Tasks page displays separate entries for each borrower. Borrowers click their individual links to access the tasks assigned to them.

With a single borrower or with a pair of co-borrowers who have separate Consumer Direct login accounts, the My Tasks page displays a single entry for the borrower who owns the Consumer Direct account.


In this example a borrower is being asked to:

• Electronically sign (eSign) documents.

• Review informational documents

• Print and wet sign a document.

• Upload additional documents that are needed for the loan.


To eSign Documents:1 The borrower clicks the ESign button.

2 If the borrower has not yet agreed to accept documents electronically, the borrower is presented with the consent agreement. If the borrower has already accepted the Consent Agreement, the borrower proceeds to the Step 3 (see below).


Borrowers must successfully enter verification codes to prove that they can view the consent agreement. Three attempts are allowed.

After entering the verification codes, the borrower can accept or decline the agreement


3 The borrower enters the Authorization Code or answers a set of Security Questions to gain access to the documents.

NOTE: The Authorization Code is different from the account password the borrower enters for the Encompass Consumer Direct online account. The Authorization Code is created by the Encompass user who sent the electronic document request from the eFolder. The Encompass user must contact the borrower to provide the Authorization Code.


4 The borrower clicks all the signature points (highlighted in yellow) on the page, and then clicks the Next button at the bottom of the page.

The borrower repeats this process for each page until all requested documents have been eSigned. The progress bar above each page indicates the number of the page being viewed and the total number of pages.


5 When the borrower is finished, the co-borrower (if any) can eSign the documents.

6 When all borrowers have completed the eSigning process, the borrower clicks Back to My Tasks to complete any additional tasks, view the loan status, or access uploaded document files.

7 Back on the My Tasks page, the entry for the completed eSign documents now displays as View and Print Signed Documents.


To Print and Wet Sign Documents:1 On the My Tasks tab, the borrower clicks the Print button.

2 When the document opens in a new browser window, the borrower clicks the Print icon to print the documents and the fax cover sheet.

3 The borrower signs the printed document and returns it via fax along with the cover sheet.


To Upload a Needed Document1 To upload an electronic document from the borrower’s computer, the borrower clicks the Add button.

2 The borrower clicks an Arrow icon to locate and select a file, and then clicks the Upload button.


3 If the borrower adds a file for a request documents, and then wants to upload additional files, the borrower clicks the Add More link. The Select file field displays again for the document, and the borrower can click the Arrow icon to upload another the file.

To View Informational Documents:1 To read informational documents, a borrower clicks the View button.


To Decline to Receive Documents Electronically:1 Borrowers can click the link at the bottom of the Electronic Document Request section to decline to receive loan documents electronically.

• When a borrower declines, the borrower is unable to access documents electronically unless the borrower decides to accept the consent agreement at a later time. The agreement is presented to the borrower the next time the borrower tries to access documents electronically

Loan StatusThe Loan Status tab displays changes in the status of a loan.

To View the Status of a Loan:• Changes to the status of the loan are listed on the Loan Status tab.


My DocumentsThe My Documents tab displays document files that the borrower has uploaded for the loan. the borrower can also upload additional document files from this tab.

To View Uploaded Documents:• On the My Documents tab, the borrower clicks an entry for a document that the borrower previously uploaded. The document opens in a new browser window.

To Upload Additional Document Files:1 The borrower clicks the Add button and then selects a file type from the list.


2 The borrower clicks the Upload icon, navigates to select the file, and then clicks the Upload button.
