Feature Enhancements This page contains the features and enhancements for Encompass Consumer Connect 19.3 July Major Release.

Why we made these updates: These updates were made to make sure our customers are ready for the upcoming URLA changes. While we can’t advise you on how to manage compliance in your own organization, we can make sure you have the tools and resources you need to be ready when the revised regulation takes effect.

Support for New URLA in Encompass Consumer Connect

A new redesigned version of the Uniform Residential Loan Application (URLA), also known as the Fannie Mae 1003 or the Freddie Mac Form 65, is replacing the 2009 version of the URLA effective February 1, 2020. The new URLA makes it easier for lenders to collect information required by the Home Mortgage Disclosure Act (HMDA) and to incorporate additional application information identified under the URLA/ULAD initiative.

To accommodate these changes, a new URLA 2020 loan application option has been added to the administration portal. Administrators can create an URLA 2020 loan application workflow for testing purposes at this time.

The following list provides a high-level summary of features available in the Encompass Consumer Connect loan application workflow to support the new URLA.

n New and retired fields – New fields have been added to capture additional information. Fields fromthe existing interview and form style loan applications that are no longer required do not display on thenew URLA 2020 loan application. In addition, some field names and mappings have changed.

n Total Number of Borrowers – A new field captures the expected number of borrowers applying for theloan. However, Encompass Consumer Connect still supports 1 borrower pair per loan applicationsubmission.

n Alternate Names – New fields capture alternate names for each borrower for the vesting documents.

n Marital Status – A new Marital Status section captures detailed information about each borrower’smarital status. When a borrower is unmarried but in domestic relationships that may involve jointproperty rights, an Unmarried Addendum is included when the output form is generated in Encompass.

n Current Employment Income – All borrower employment income is now captured via Verification ofEmployment entries. Check boxes now enable disclosure of a borrower relationship to parties withinthe transaction or an ownership share in a business if they are self-employed or a business owner.Income details also include any associated military pay or entitlements as part of each employmentrecord.

n Military Service – Detailed information about military service, including active duty and expirationdates can now be captures for each borrower on all loan applications. This information is no longerlimited only to VA loans only.

n Language Preference – A new field captures the language in which each borrower prefers to dobusiness. Each borrower can provide their preferred language for doing business, however, this doesnot represent a guarantee that the lender will be able to honor their preferred language request.

n Property Address – New fields have been added to capture Unit Type, Unit Number, and Country perULAD data guidelines for Subject Property, Current, Prior, Mailing, Employer addresses and RealEstate Owned.

n Occupancy/Property Use – Encompass Consumer Connect continues to identify the property usetype as either Primary Home, Vacation Home, or Investment Home. Support has been added toindicate that the occupancy for a transaction is FHA Secondary Residence.

n Other Property Information – New fields have been added to record whether the subject property isgoing to be used as a mixed-use property or if the subject property is a manufactured home.

n Declarations – New explanation fields have been added to enable users to enter additional informationfor any declaration answered in the affirmative. Users can determine which explanations display onthe new URLA continuation input form.

n Demographic Information – Encompass continues to support existing fields that were introduced tosupport HMDA data collection requirements in January 2018.

Setting the Default Date for Using the URLA 2020 Version for New Loans

When your company has completed the testing period and is ready to implement URLA 2020, Encompass Consumer Connect administrators can use a new effective date for URLA 2020 option in the administration portal to configure when the new URLA fields will be applied to all new loan applications. By default, the option is configured to use the URLA 2020 forms on all loans created on or after February 1, 2020, but administrators can adjust the date based on your company’s policies and practices and guidance from your investors.

Administrators can configure the date when the new URLA 2020 fields are applied by default for new loan applications by adjusting the date in the Set the effective date for URLA 2020 setting in the loan application workflow. Administrators can toggle between URLA versions prior to the mandated implementation date, for example for testing and rollouts to branch offices.

About the Effective Date

When you set the effective date in Encompass Consumer Connect, make sure the date matches the Policy date in Encompass. If the dates do not match, Encompass will still accept loan applications but there may be some data loss from the fields that have changed or are no longer present between URLA 2020 and URLA 2009 versions.

Keep in mind that when the effective date for URLA 2020 is met, the following changes occur:

n All new loan applications will use the URLA 2020 version. All draft loan applications will be migrated tothe URLA 2020 format when the borrower resumes the loan application.

n It will not be possible to toggle back to URLA 2009. The URLA 2009 options for interview style andform style will no longer be available in the administration portal.

To Set the Date When the URLA 2020 Fields Are Used by Default:

1. In Encompass Consumer Connect administration portal, go to Loan App Workflows.

2. Select the click the Edit icon ( ) next to a workflow.

3. Type the date when you want the URLA 2020 loan application to be used by default or click theCalendar icon to select a date.

You can enter any future date that is one day after the current date. The effective date starts at 12 amEST on the date specified.

4. Click Save.

Enabling the URLA 2020 Loan Application Before the URLA 2020 Effective Date

Administrators can toggle between URLA versions prior to the mandated implementation date, for example for testing.

When toggling between URLA versions, keep the following points in mind:

n Logic has been added to Encompass and Encompass Consumer Connect to ensure that data iscaptured correctly when users toggle between URLA 2009 and URLA 2020 application versions.However, because different types of information are required by URLA 2009 loan applications andURLA 2020 loan applications, you may encounter data gaps or data overlaps when switching betweenthe old and new version of the URLA applications.

n The URLA 2020 loan application resembles the form style loan application. Conversion from 2009 formstyle to the URLA 2020 loan application has fewer data gaps than when converting from the interviewstyle loan application. With the interview style loan application some fields are leading questions andare not directly mapped to an Encompass field ID and some fields are calculated fields in the URLA2020 version. Refer to the Encompass Consumer Connect URLA Field Guide to learn about thechanges between loan application styles and versions.

n Field ID 1825 specifies the URLA version of the loan application. When a loan application issubmitted, Encompass checks field ID 1825 to determine whether to save it as URLA 2009 or URLA2020.

n Changing the URLA version in a loan application workflow impacts new loan applications only.

n There is no migration of draft applications. For example, draft applications that were started asURLA 2009 will be completed as URLA 2009. Note that draft loan applications will be migrated onlyafter the URLA effective date.

To Enable the URLA 2020 Loan Application in a Workflow:

1. In Encompass Consumer Connect administration portal, go to Loan App Workflows.

2. Create a new workflow or select the click the Edit icon ( ) next to an existing workflow.

3. Select URLA 2020 as the version of the application you would like to use.

If you are editing an existing workflow, a migration message immediately appears.

4. Click Yes to migrate the current workflow settings to the URLA 2020 version. This means that anycustomizations made to the URLA 2009 loan application (such as changed titles and fields names,required fields, custom fields, and so on) except for Services settings, will be carried over into theURLA 2020 loan application.

OR

Click No to use the default URLA 2020 loan application.

Converting URLA 2009 Draft Applications to URLA 2020

Beginning with this release, your company’s operations and delivery teams can control the rollout of the URLA 2020 loan applications per your investors’ guidelines. As it is rolled out, draft loans are in the URLA 2009 interview and/or form style formats. Those loan applications maintain the URLA 2009 format, and nothing happens to the loan applications or the data in them unless your company decides to convert them to the URLA 2020 form format.

Operational Issues to Consider When Converting Loans to the URLA 2020 Version

Eventually your company will select a date when using the URLA 2020 version is mandatory for new loans. All loans created on or after the implementation date use the URLA 2020 format. Existing loans will retain the URLA 2009 form format after the conversion date unless your company decides to convert those loans.

Issues to consider before migrating URLA 2009 loan applications to the URLA 2020 form:

n Review your URLA 2009 loan application workflows to understand the impact of the new and changedoptions for verifications and other URLA 2020 form fields. Determine how will this affect yourcompany’s business rules and integrations. New and changed fields are described in the EncompassConsumer Connect Field Information guide.

n Review the use of Other for existing loan entries that do not match new options in the URLA 2020verification input forms.

n Some VODs may become VOOAsn Documenting REOsn Other assets

Testing URLA 2020 Loan Application Workflows

Ellie Mae recommends testing your URLA 2020 loan application workflow end-to-end, from loan submission to signing disclosures. Review the information below for recommendations and best practices for testing URLA 2020 loan application workflows and features in Encompass Consumer Connect 19.3.

Test Environment

At this time, URLA 2020 is available for testing purposes only. We recommend testing URLA 2020 workflows on your dedicated Encompass test instance. If you do not have an Encompass test instance, see the information in Testing without an Encompass Test Instance, below. If you are not sure if you have an Encompass test instance, contact your Ellie Mae Relationship Manager.

Testing without an Encompass Test Instance

If you do not have an Encompass test instance and you will be testing in your Production environment, we recommended creating an URLA 2020 application that is only accessible using a direct URL. The direct URL should only be shared with team members who are testing the application.

To Set Up a Test Application

1. In Encompass, set up a loan folder and user ID for receiving the URLA 2020 test applications.Make sure the user ID has persona access to your Encompass Consumer Connect site. Tolearn how to set up a loan folder or a create a new user, see the Encompass online help.

2. In the Encompass Consumer Connect administration portal, create a new URLA 2020 loanapplication workflow and copy the workflow ID.

a. On the Loan App Workflow page, click the Create Workflow button to create a new

workflow, or click the Duplicate icon to create a workflow from an existing

workflow.

b. Open your loan application workflow by clicking the Edit icon , then set URLA 2020

as the loan application version.

c. Choose whether to allow consumers to progressively navigate through the applicationone page at a time.

d. Configure the loan application workflow as desired, then click Save.

e. Go back to the Loan App Workflows page, locate your new URLA 2020 workflow, andthen copy and save the Workflow ID.

3. Open your Encompass Consumer Connect site and click on any Apply Now button (or loanapplication link) on your site.

When the loan application opens, go to the URL (or link address) in the address bar.

The URL is made up of your Encompass Consumer Connect site URL, the path to the loan application, and the Loan Application Recipient's (LAR) user ID.

4. In this next step, you 'll update the LAR and workflow ID in the URL. For example,

https://Consumer Connect URL.mymortgage-app.net/?loanapp&siteid=site ID&lar=user ID&workFlowId= workflow ID

Where lar= is, replace the user ID with the user ID you created in Step 1.

Where workFlowId= is, replace the workflow ID with the workflow ID you copied in Step 2e.

5. Load the page with the updated URL. Your new URLA 2020 test loan application should load inyour browser.

6. Save the URL. This is how you will access your URLA 2020 test loan application. Do not makethis URL available to borrowers.

n Limit access to test population and review the persona controls to plan for who will have access toURLA 2020.

n Start in your test environment.

n Toggling from URLA 2020 to URLA 2009 will not migrate or overwrite old data structures.

n Toggling from URLA 2009 to 2020 will overwrite 2020 fields. Multiple changes and toggles can deletedata based on interaction between the two formats.

n Use parallel loan files for parallel testing rather than toggle.

Workaround: The Expected Borrower Count can be entered manually into Encompass. Locking the field (by clicking the Lock icon) will recalculate the value for the Borrower Count field.

Support for CIC Mortgage Credit, Inc. Credit Provider

This release introduces support for CIC Mortgage Credit, Inc credit provider. Encompass Consumer Connect users can now choose to receive borrower credit reports from CIC Mortgage Credit.

Configure CIC Mortgage Credit as the Credit Provider

Before you begin, make sure you have your CIC Mortgage Credit account credentials ready. You will use the same account credentials to set up credit ordering in Encompass Consumer Connect.

To Configure CIC Mortgage Credit Ordering Service:

1. In the Encompass Consumer Connect administration portal, click Services Management.

2. Click the Edit icon next to Order Credit Settings.

3. Select the credit vendor from the Credit Provider drop-down menu.

4. Enter your username and password for the account.

5. Optionally, specify the Payment Service Provider (BluePay) and set the fee amount the borrower will be required to pay for a joint and/or individual credit report.

6. Select an option to run Joint or Individual credit reports.

7. Select the Credit Bureaus you want to use for credit reports. Options are Experian, Equifax, and Trans Union.

8. If you want to view the Credit Authorization Agreement, you can do so and manage its options in Loan App Workflows > Services Settings section of each workflow. See Enable Services to learn how to edit the Credit Authorization Agreement.

9. Click Save.

10. Enable the Order Credit service in the loan application workflow.

Credit Provider Codes Now Displayed with the Credit Provider Name

The Credit Provider drop-down list on the Services Management > Order Credit Settings page now displays the credit provider's Fannie Mae (FNMA) and Freddie Mac (LPA) code. The credit provider code is a unique number assigned to the credit vendor by Fannie Mae and Freddie Mac. Encompass Consumer Connect users can use this code to quickly identify their organization's credit provider.

Added Ability to Search for a Credit Provider

A new search feature has been added to theServices Management > Order Credit Settings page that allowsEncompass Consumer Connect users to search for the desired credit provider. To specify a credit provider, Encompass Consumer Connect users can now enter a partial name, credit provider code, or affiliate company (for example, Meridian) on the Credit Provider search bar, then select the credit provider from the drop-down list.

Removed the 999 Limit on Incomplete Loan Applications Page

The Incomplete Apps page displays loan application data for all draft (non-submitted) applications on the site. Previously, the page only displayed up to 999 incomplete loan applications at a time. With this release, the limitation is removed. On high volume sites, loan applications are now listed 100 per page. Lenders can navigate by clicking the page numbers at the bottom of the Incomplete Apps page.

The Export CSV feature available on the Incomplete Applications page has been enhanced to export service information collected from the loan application. When incomplete loan applications are exported using this feature, the resulting CSV now contains status information for the service such as Credit Authorized, Credit Report Ordered, Credit Report Received, VOE/I Ordered, and so on.

A new Disclosures Settings section has been added to the Loan Application Workflow settings page. This new section gives Encompass Consumer Connect users the ability to create custom disclosures for display in the loan application. Users can also move existing disclosures, such as the ARM & CHARM disclosures, from the Rates page to another area of the application.

To Add or Edit Disclosures

1. In Encompass Consumer Connect administration portal, go to Loan Application Workflows.

2. Locate the workflow you want to update, then click the Edit icon .

3. Under Global Application Settings, click Disclosure Settings.

4. Do one of the following:

n To add a new disclosure, click the Add Disclosure button.

n To edit the ARM & CHARM disclosure, continue with the next step.

5. Click the up arrow to expand the disclosure settings.

6. Choose the location where you want the disclosure to be displayed in the application. You can selectPersonal Information, Loan Details or Disclosure. For ARM & CHARM disclosures, you have anadditional option to add it to the Rates page.

7. Choose a method for adding the disclosure. Your options are:

n Use Text. Select this option to enter your own disclosure text.n Use Link. Select this option to add a link to the text you want to display on your site.

8. If this is a custom disclosure (not an Arm & Charm disclosure), you can customize the borroweracknowledgment statement. Otherwise, the default statement will be used.

9. Click Save.

Improved Domain Name URL Validation for New Sites and Borrower Widgets

When creating a new site or Borrower Widget, the domain name URL for the site or Borrower Widget must be unique across all your Encompass instances. To ensure the domain name URL is unique, Encompass Consumer Connect performs a validation check against your Encompass instances after all the required information is entered and the Create My Website or Submit button is clicked.

With this release, validation has been improved so that Encompass Consumer Connect now performs two validation checks. The first is against the current Encompass instance and occurs immediately after the administrator advances out of the domain name field. In the following examples, the domain name "rosewoodlending" is already in use on the current Encompass instance.

The second validation is the same as in previous releases, Encompass Consumer Connect checks against all your Encompass instances and occurs after the Create My Website or Submit button is clicked.

Enhancements Made to Borrower Portal and Loan Applications Theme Configuration

Several enhancements have been made to the Borrower Portal, Loan Application design areas giving administrators the ability to further customize the Borrower Portal and Loan App with Navigation themes. These enhancements include the following new and changed options:

Borrower Portal

Administrators can now change the color of text used on the navigation menu. The new Menu Text option is available under Colors on the Borrower Portal design page.

Loan App with Navigation

A new option has been added to the Colors menu on the Loan App with Navigation design page that allows administrators change the color of the header and background of the navigation menu. When a color is selected, a slightly darker color is automatically applied to the currently selected page on the navigation menu.

The new Menu Text option has also been added to the Loan App with Navigation design configuration screen. It controls the color of text used on the navigation menu.

Enhancements Made to Password Reset Process

The password reset process has been enhanced and now business partners can reset their password when they are locked out of their Loan Connect account. Previously, if a business partner entered their password incorrectly 5 times, they would get locked out of the account for 15 minutes. With this release, business partners in this situation are now prompted to create a new passcode after their 5th failed log in attempt.

Product and Pricing Settings Now Accessible Without Error

An issue was introduced with the Encompass Consumer Connect 19.2 release that caused some lenders to experience an error when attempting to access the Product and Pricing Settings page. When the error "Your request failed. Please try again." appeared, the Product and Pricing configuration options could not be accessed. This issue is resolved and now all configuration options for Product and Pricing are available.

Resolved Issue Accessing the Administration Portal When Loan Officer Role Is Not Assigned

An issue prevented lenders from accessing the Administration Portal if the Loan Officer role was not assigned in Encompass. Lenders that did not have the Loan Officer role mapped in Encompass experienced an error that stated, "Error getting draft loans. Please try your request again." when attempting to access the Administration Portal. This issue is now resolved.

User Interface Enhancement Made to Website Builder Page

A minor user interface enhancement has been made to the Website Builder page for SSO-enabled instances. The Single Sign-On lock and status area is now in alignment with other screen elements on the Website Builder page.

Scroll Bar Now Displays in the Associated Loan Officers List

A usability issue with the Associated loan officers list on the Website Builder was reported by lenders using Internet Explorer and Microsoft Edge browsers. When the Associated loan officers list exceeded 6 loan officers, the scroll bar did was not invoked making it impossible to view all of the loan officers in the list. This issue is resolved and now the scroll bar is invoked on the Associated loan officers list when the list exceeds 6 loan officers.

An issue is resolved that caused custom fields to display incorrectly in the loan application. When custom fields were added to a loan application, they did not appear to the borrower and, in some cases, the surrounding fields did not display correctly. An issue was reported with certain borrower and co-borrower address fields where l abel text could not be edited. This issue is now resolved.

An issue is resolved on the Borrower Loan Portal page with the workflows drop-down box. When the option Would you like to allow borrowers to apply for a loan from the borrower portal home page? is set to YES, several other options appear so lenders can configure the Apply Now button label and description, and associate the loan application workflow. With this issue, the Loan App Workflows drop-down list did not present all workflows. This issue is resolved and now all active workflows are presented in the drop-down list.

Text Color Displaying Correctly on the Show More Rates Button on the Rates Page

The Show More Rates button is configurable in the Loan Application design area of the Website Builder. Administrators can control the color of the button using the Primary Button and Primary Button Text options. Some lenders experienced an issue where changes made to the Primary Button Text color were not visible on the published site. This issue is now resolved.

Loan Submission Email Now Populates as Expected

An issue has been resolved that caused Loan Submission email notifications sent to the lender and the borrower to be incomplete. When a borrower submitted a loan application, the email notification included only the static data from the email template and did not include the dynamic data such as the Date Submitted, Consumer Connect Site, Contact Type, Primary Borrower's Email, and so on. This issue is resolved and now all static and dynamic data is included in the Loan Submission email notifications sent to the lender and the borrower.

Resolved Issue with Declarations Page

When filling out the Declarations page loan application, the question m. Have you had any ownership interest in a property in the last three years? was only presented to the borrower if the question l. Do you intend to occupy the property as your primary residence? was marked as YES. Lenders were not able to determine whether the borrower had any ownership interest in a property over the last three years if the borrower did not answer question l or marked it as NO. To resolve this issue, the l ogic between these two questions has changed so that question m is no longer dependent on question l. Question m now presents to the borrower regardless of how question l is marked.

Encompass Loan Connect

Updated Encompass Loan Connect Messaging

Currently, Loan Connect has a one-to-one relationship between a Loan Connect account and a File Contact on a loan file. A Loan Connect user account is bound to a single File Contact on a loan with an authentication token generated from Encompass. Once an account is bound to a File Contact, no other Loan Connect account can use the same authentication token successfully. Note the authentication token is different from the Authorization Code which is provided to the Loan Connect user by the lender.

The Encompass Consumer Connect 19.2 release introduced the following error message for borrowers who locked their accounts due to too many invalid Authorization Code attempts: "We're sorry. Your account has been locked because multiple incorrect codes were entered. Please contact your loan officer for help."

This same error was also displayed when a Loan Connect user attempted to authenticate using an authentication token that is already bound to a different account. To resolve this issue, new error messages have been added to address the following scenarios:

Scenario #1

If User 1 attempts to access Loan Connect via a notification email and gets locked out due to too many invalid Authorization Code attempts, and User 2 l ogs in to Loan Connect successfully via the same notification email, the following message is now displayed: "We are unable to authenticate you at this time. Please contact your loan officer for your authentication code." instead of the previous message, "We're sorry. Your account has been locked because multiple incorrect codes were entered. Please contact your loan officer for help."

Scenario #2

When User 1 accesses Loan Connect via a notification email sent to User 2, then the account will be associated with User 1. If User 2 attempts to access the account via the same notification email, the following message is now displayed, "This loan has been associated to a different user. Please contact your loan officer for help." instead of the earlier message, "We're sorry. Your account has been locked because multiple incorrect codes were entered. Please contact your loan officer for help."

Resolved Intermittent Issue with Internet Explorer and Microsoft Edge Browsers

When accessing Loan Connect using Internet Explorer 11.15x or Microsoft Edge browsers, some users were never prompted to enter their Authorization Code to view the loan. In this situation, users were able to sign into Loan Connect but were not able to view the loan and did not receive an error message. This issue is now resolved.

Encompass Loan Connect Now Loading Packages as Expected

An issue is resolved that prevented Loan Connect users from accessing packages. Some Loan Connect users experienced this issue when attempting to view packages by clicking the direct link provided in an email notification. After clicking the link, the Loan Connect packages page would not load and would display the Loading icon indefinitely. This issue is resolved and now Loan Connect loads and displays packages as expected.

Encompass Consumer Connect Loans in Encompass

Resolved Issue with Extraneous Blank Borrower Pair

An issue has been resolved that caused a second borrower pair to be created after the l oan application was submitted to Encompass. This issue was observed in loan application workflows that have the Order Credit service enabled and CoreLogic Credco configured as the Credit Provider. When a borrower submitted a loan application using this workflow, an additional blank borrower pair appeared in the loan file in Encompass. This issue is now resolved.

Existing Lien Value Now Maps to Encompass as Expected

An issue was observed in Encompass Consumer Connect loans where the Current Loan Amount in a refinance scenario would not get mapped to Encompass if AUS was enabled. This issue is resolved and now the Current Loan Amount is mapped to the Existing Lien field (field ID 26) in Encompass as expected.
