Sadly the builders never saw these same brochures, or so it appeared, as what was ‘built’ rarely matched the brochures and often did not live up to expectation. However, since its handover in early 2009 sales at Tiara Residence on Palm Jumeirah, despite the financial traumas of both World and local markets, have been consistent and in the last 6 months there has been a tangible increase in activity that has seen both rents and sale prices stabilising and indeed firming. Discerning buyers are rightly carrying out their ‘due diligence’ in consideration of a purchase and time & time again they are ending up back at Tiara, and commenting how the build quality, facilities and privacy that Tiara Residence has to offer make it the quality apartment of choice on The Palm trunk for beach front resort style living. There are, of course, aspects of Tiara that I am sure some users and outside observers might want to alter, and insist could be made even better, but generally the development seems to have incorporated many features that the competition has not and this is winning it many admirers. One key aspect is the high quality of its build. In addition, the quality of its finishings in the apartments, such as real wooden floors and substantial solid wooden doors convey a feeling of substance and significance to the units the moment you walk inside. The design is very Western and modern compared to many other apartment options, and while this may not be everyone’s preference, it seems increasingly clear it is a preference sought by many. Another favoured feature are the high ceilings and floor to ceiling windows that give a light and spacious feel to the apartments. These huge modern-style windows, aided by the glass balcony walls, also help people enjoy the views from inside their apartments, as well as from the spacious balconies. The facilities inside offer true resort style living and these include the huge temperature controlled infinity swimming pool, a Jacuzzi pool and 250 meters of pristine private beach. In addition to this is the outstanding gymnasium at Tiara which is amply sized and provides

EJARIOver the past few months the Dubai Government has been implementing a new system of registering tenancy contracts. This new system is called ‘Ejari’ and is an online process that registers the property details as well as the landlord and tenants details of any tenancy agreement.Although it will initially be a little tedious to sort out the paperwork we do feel that this is a good step forward for the market. It will make the market much more transparent and also clear up a lot of the grey areas regarding landlord and tenant relationships. It will also become mandatory for all tenancy contracts to be registered in this system.Ejari is not optional so owners need to start registering all tenancies so that they conform to the Dubai Law. At the present time Edwards and Towers can only register tenancy contracts with Ejari for the proper-ties that we currently manage.
