Over-Occupancy

o Boulder Ordinance, not a state statuteo $2,000 per day fine o Both tenants and landlords subject

o Over-occupying may save rent, but it costs more in the long run

o Practical reasons not to over-occupy o may be grounds for breach of lease

and/ or eviction o lose ability to enforce lease in court o lose ability to enforce roommate

agreement

Noise and PartiesNuisance Parties:

o Considered disruptive to neighborhood

o $1000 fine plus court fees

o Examples:

o consuming alcohol in publico underage drinkingo providing alcohol to minorso fightingo property damageo trespassingo littering & graffitio fireworkso public urinationo excessive noiseo plus other general disruptive behavior

Noise tickets:

o Can be given ANY time of the day

o After 11:00pm, anything louder than conversation level is grounds for a ticket.

Party Registration Program

Avoid a $1,000 ticket by registering:o Register your Friday or Saturday night party with Off-

Campus Housingo Provide us with the address, host name and phone number o Information is provided to Boulder Dispatch o If a NOISE complaint it made, you get a 20 minute warning to

shut the party down and avoid the copso If a second complaint is made, dispatch will notify the police

Inform your students to…

o Check their lease and know what they are responsible for as tenants

o Off-campus municipal violations = dealing with CU Student Conduct (even if it’s an off-campus infraction)

o Be familiar with the Host Liability Law and other city ordinances

o Never run from the police! It’s best to handle the situation maturely and show the officers respect
