Repaying your bond - one of the most important financial commitments to make

For most people, your home is the biggest asset you own in your lifetime and one that can create long term wealth, if handled correctly. Not fulfilling your bond repayments will not only jeopardize this important asset, but can also have an adverse affect on your entire financial life including your credit record.

“Purchasing and owning a home is a good way to build wealth, however home owners need to make every provision possible to repay their bonds, even when faced with financial difficulties” says Brian Katjaerua, Head of FNB Home loans. There are a number of serious consequences to defaulting on your home loan.

“Missing even one bond repayment becomes a problem as there are penalties incurred and catching-up, if you are already experiencing financial difficulties, becomes a difficult task,” says Katjaerua.

Defaulting on your home loan negatively impacts your credit profile, and since bond payments are an important installment the weight of defaulting is quite serious.

“Once you have a negative credit profile you may find this affecting your life in other ways, such as difficulty in finding employment as many employers do some credit checks before employing someone,” warns Katjaerua.

The judgment remains attached to your profile for five years, making qualifying for simple things such as a cell phone contract, credit card or short-term loan very difficult for that period. Other major issues that arise out of defaulting on bond payments include the high cost of legal fees. If a home loan account is three months in arrears institutions will usually start with some sort of legal action.

“You, as the home owner, are responsible for these legal fees which can run up to thousands of dollars if a bank needs to take a judgment against you,” says Katjaerua.

In the worst situations, your property could end up on auction if you are unable to settle the arrears. This is a lengthy process and just because the house is sold, won't mean that you still don't owe money.

“The home owner will still be liable for any outstanding balance if there is a shortfall after sale,” warns Katjaerua. “This means that not only have you lost your asset, and your home, but you still owe the remaining balance to the bank.”

There are a few ways to ensure that you protect your biggest asset.

“Budgeting is imperative; your bond is one of the first payments that need to be made in the month,” says Katjaerua. “One of the ways in which to make sure that you are not tempted to miss a payment is to use a salary deduction. Another way is a debit order as soon as your salary comes in, this saves you time at the bank and by coming off on the day your salary hits your bank account will ensure that you know exactly what you have left for the month after your house is paid.”

If you are able, put a bit extra into your bond when you have spare cash, not only will this create a buffer, but will save you in the long run in interest over the life of your bond.

For instance, if your bond is N$400 000 and you put only N$100 extra into it each month, you will save around N$ 48 800 and settle your bond a year and a half early.

Finally, admitting you need help as soon as you realize that you are heading into financial difficulty will go a long way to protecting your home.

“Your bank will make provisions for you to ensure that you keep your home. Repossession is the last resort and a bank will assist you in every possible way to ensure that this doesn't happen Katjaerua stressed.

“There are a number of solutions that FNB can offer to help you if you are having financial difficulties, however it is up to you to also proactively take steps to help yourself out of the position you have found yourself in – in the first place, ”concludes Katjaerua.

Disputes over money are cited as the number one cause of divorce. If it already was an issue when it was still happily ever after in other aspects it will inevitably only escalate when you are parting ways.

Unfortunately, in the interpretation of the most thorough antenuptial contract or a division in the instance of a marriage in community, you are not assured of the protection you hoped for. Do not be pre-occupied and stay focused on the issue at hand. Do not focus on complaints' and negativity as a solution orientated approach is based on the way forward. Do not add unrelated issues or old arguments to the agenda and refrain from insults, criticism and name-calling. If it happens ignore it. Do not withdraw, act aloof or refuse to discuss the issue.

1 Head Cauliflower, broken into florets

2 Sticks celery , chopped

1 Onion, chopped

2 Cloves Garlic, crushed

250g Chopped bacon

1 Bay leaf

1 Tablespoon good quality vegetable

stock

2 Tablespoons butter

1 Cup cream

2 Cups water

1 Cup strong cheddar cheese, grated

Oil as needed

Salt & pepper to season

Since there's a bit of a chill in the air, I've decided to do a soup recipe this month. A bit early to start packing on those extra winter kilos just yet, so let's make it low carb.

LOW CARB CAULIFLOWER& BACON SOUP

METHOD:

Fry onions, garlic, celery and bay leaf in the butter. Add enough oil so the butter doesn't

catch/burn.

When vegetables are soft, add the water, stock & cauliflower and boil until cauliflower is

very soft.

Allow to cool and then blend in a food processor until smooth.

In the meantime, fry bacon in a small amount of oil until crispy.

Pour blended soup mix back into a pot and heat up until simmering. Add the cheese and

let it melt through the soup.

Add the cream and season (if the soup seems too thick, add a bit more water)

Add half of the crispy bacon and mix through.

Just before serving, garnish with the remaining bacon.

Quite some time ago Efekto and a wholesale grower collaborated on “Conifacts” and I would like to share some of that information with our readers.

Despite the current trend of planting indigenous trees and shrubs and ripping out invasive alien vegetation, there is an ever increasing demand for ornamental Conifers. Conifers specially grown by the horticultural industry are NOT invasive and do not affect or prohibit our indigenous flora in any way.

AND NOW FOR THE GOOD NEWSAll Conifers are hardy and tolerate severe frosts, love the cooler zones of our country, also doing well in hotter regions. Drought tolerant (another plus point), sun loving Conifers are evergreen, enhancing and decorating gardens, road and country sides with various shades of green, gold, yellow, and silver. As well as autumn shades during our winter months.Considering our present water situation – Conifers DON'T guzzle water, they are conservative drinkers. Their modified leaves reduce water loss through evaporation. These plants require little or no pampering, pruning or staking and are excellent for shaping into standards – Cupressus macrocarpa Gold Crest and t r imming in to formal hedges – Cupressocyparis leylandii.Conifers grow in most medium to well drained soil types, but are not keen on soggy clay areas.

No matter how small or large, formal or informal, there is a Conifer suited to every garden. They provide an immense variety of colours, shapes, sizes and textures to help create stunning forms, contrasts and focal points in every garden. Cost effective

maintenance is another claim to fame.Some Conifers are ideally suited to containers for patios and courtyards, Christmas trees, topiaries and ever so cute Bonsai imaginable. Examples of these – P l a t y c l a d u s o r i e n t a l i s ' A u r e a Graci l is ' , 'Aurea Nana compacta ' , 'Compacta' and 'Golden Rocket'.In confined areas like a corner or a complex arrangement, some elegant single pencil shape conifers can be used to give the perception of greater space and distance. Cupressus 'Swanes Gold' and 'Sky Rocket'.Conifers will not destroy foundations when planted close to buildings.Some Conifers make exceptional screens, blocking unsightly walls, buildings and other offensive structures that visually spoil scenery – Cupressus Torulosa Compacta – growing up to 10 meters and higher. This same baby grows into a beautiful break, reducing wind velocity up to 60% and noise by 50%. The grey-green foliage of this Conifer creates a stunning effect.Conifers can be planted all year round, and are well suited for planting in autumn and winter which gives them them the whole growing year. They grow well in harmony with other plants such as Phormiums and Nandinas, etc., to give outstanding contrasting landscapes.

SOIL PREPARATIONAmple compost (preferably acid compost), coco peat and Efekto's bone meal. Fertilise with Efekto's Vitaboost organic granular fertiliser 3 times a year. Conifers in pots should rather be fertilised by spraying regularly with an organic fertiliser such as Efekto's Seagro or Multifeed Classic.

Compared to many other plants, Conifers are hardy, insect and disease resistant. Although all Conifer deaths cannot be

blamed on the Italian Cypress Aphid, this still remains the chief culprit and therefore prevention is better than cure.

MODUS OPERANDIThe Italian cypress aphid starts feeding on Conifers in autumn, but the damage is not visible until spring. If your plant is healthy, now would be the time to apply a thorough soil drench, using Efekto's Plant Protector. For smaller Conifers in pot, apply Efekto's Aphicide Plus granules. A cover spray of Aphicide Plus or Plant Protector is also advisable. These systemic insecticides penetrate the plantsap and becomes available to sucking insects only. Don't fret if it's a tall Conifer, simply spray a much foliage as possible with one of these systemic pesticides from where it will be transported to all parts of the plant.

If a Conifer dies back from the bottom upwards it is usually a result of:*Too much water, they need very little.*Dogs urinating on the Conifer (which Conifers hate).*Your soil containing unfavourable salts that the Conifers don't like, as in coastal areas.
