Check the reputation of the company or landlord you’re considering renting from. First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online.Most property management companies have well-established business practices to ensure that the customer comes first. If possible, visit communities managed by the company you’re considering and speak to some of the residents. Many property management companies can provide testimonials.Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. okay, I get it, it’s cold outside. That balcony may as well be a barren Siberian expanse – your morning coffee ritual out there stopped way back in October.
But it doesn’t have to be like that! Apartment living offers options to those that can’t enjoy the snowbird lifestyle, but want to avoid the weather.
Amenities. If you opt for an apartment with great amenities like an indoor pool, fitness centre, library, screening room, games room, billiards tables or business centre, you can enjoy your home the way you’d enjoy a resort. You don’t need to stay cocooned up in your apartment, get out and enjoy some activities without grabbing your coat. And if you get to know the neighbours you’ll have company to call on, too, or playdates for the kids that are just an elevator ride away.
Underground parking. If you’ve got to go out, at least you don’t need to face the elements. If it snows, you’re not brushing off your car. If the mercury plunges you’re not sitting in an icebox waiting for it to warm up while you watch your breath steam up the rearview mirror.
Location. If you need to take transit and rely on walking – well I’m afraid you’re going to have to go outside. But you can minimize that by choosing the right location. You may want to choose your apartment based on what businesses and services are close to home. You may want to make sure there is a transit stop literally at the front door. These can greatly reduce your outdoor exposure. Some communities have onsite conveniences or are attached to a plaza or mall. Some cities even have buildings that offer indoor passage to transit – subways, LRTs etc. Plan your lifestyle right and you can avoid as much of winter as you want!

EVERYTHING AROUND YOU HAS AN IMPACT ON YOU whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room – give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room. But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect!
IS CLUTTER GETTING YOU DOWN? Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often when we feel down but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, the basement or the garage, you know it’s there.
Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new!
ELIMINATE YOUR CLUTTER HOT SPOTS We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one.
DETACHING FROM SENTIMENTAL ATTACHMENT Things that have a story attached to them are often difficult to let go of because of the sentimental attachment. Keep
in mind that the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use.
DAILY DE-CLUTTER HABIT. You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

MOVING INTO A NEW APARTMENT SHOULD BE AN EXCITING PROCESS AND A POSITIVE LIFE STEP. We feel so strongly about this at the Federation of Rental-housing Providers of Ontario (FRPO), that we developed and launched our Certifi ed Rental Building Program (CRBP) to help identify well-run apartment buildings for those seeking quality and professionalism in their new home. We recommend that anyone searching for rental accommodations do some “homework” and look into the building’s track record. The CRBP requires adherence to stringent standards to become certified, and is another tool shoppers can use in making their decision. Although there is no official certification for movers in Ontario, some research ahead of time can save you a lot of headaches and expense in the long run.
From an apartment standpoint, hiring reputable, professional movers is a smart idea for many reasons.
If you are moving from an apartment, carrying heavy and large items can be tricky. If you or those helping you move cause damage, you will most likely be responsible for the cost to fi x it. Having the proper equipment and knowledge to maneuver pull-out sofas and queen- or king-sized box springs around corners without gouging drywall is one example of where trained movers have experience. The same goes for moving into the apartment at the other end.
Of course, there’s also the trip in between. Short hauls may be more forgiving than long ones, but even in a few kilometers, poorly secured objects can shift in a truck or van and cause problems. There is also an issue with how well boxes are packed. Professional movers understand how to protect fragile items, and the order of stacking that minimizes the overall potential for damage.
At this time of year, weather is a serious consideration as well. Reputable moving companies have techniques in place to help
keep the residence they are leaving and the apartment they are moving the items into from clean of snow, slush and salt. They also have experience driving and parking loaded trucks in slick road conditions.
So how do you fi nd a good mover? In some ways, it’s like fi nding an apartment.
Ask around. See who your family and friends have used and fi nd out whether they were happy with the service. There’s also the Internet – a valuable resource at your fi ngertips. A good source of information is the Canadian Association of Movers (movers.net) which features a member directory.
Dan Hopkins, chief operating offi cer, Two Men And A Truck – Canada, a leading residential apartment moving company offered these three tips apartment renters should consider:
• When meeting with moving companies, make sure to ask them if they are insured and bonded. Also fi nd out how they arrive at their charges. Be specifi c. No one likes surprises.
• Will the moving company be providing you with a free written estimate?
• When meeting with moving companies, ask them about their training programs and what you can expect of their movers on move day.
Once you zero-in on potential moving companies, ask questions again. Compare more than prices; learn exactly what services they provide and whether they are experienced in moving any specialty items you may own, such as a piano. Price out having the pros pack your items vs. you doing it yourself. Again, you may fi nd that in the long run, it pays to pay for that service.
The point is that your new apartment is your home – and the furniture and accessories you own are important aspects of your surroundings. Take your time and choose the mover and apartment building that will best enhance that ever-important feeling of coming “home.”

HARMONIOUS LIVING IS ALL ABOUT TREATING OTHERS WITH RESPECT AND CONSIDERATION. Start by making a concerted effort to avoid these ‘Top 10 Renter Issues.’ When you act with sensitivity to your neighbours, it’s amazing how others will respond.
1. Keep the noise down. Apartment walls are notoriously thin, and people have different sleeping schedules. Remember that many people work at night and might be sleeping when you are heading off to work! Take off those clicking high heels at the door and don a pair of slippers at home. Likewise, please refrain from vacuuming, power tools or hanging pictures at 10pm. Avoid exceedingly loud noise at all times, especially arguing, playing music or watching the television at high volume. (Consider getting a pair of headphones for your home entertainment.) If you’re having a large crowd over, advise your neighbours.
2. The elevator is for everyone. Upon entering the elevator, if you see another resident running down the hall, (or an elderly resident who may not be able to get there that fast) do the right thing and hold it for them. Likewise, don’t hold the elevator unnecessarily, like while you’re waiting for your spouse/roommate to put their coat on, lock the door, and walk all the way down the hall. You know how annoying it is to wait endlessly for the elevator – especially when you’re in a hurry. And if you have children, never let them play in the elevators (pushing all the buttons and then running out at their floor is not a game).
3. No Smoking. This should be obvious. If smoking is not allowed in your building or on the floor, don’t do it.
4. Consider the environment when cooking. This is one issue that can, unfortunately, be very invasive. What smells delicious and appetizing to some can be, absolutely unappealing and overpowering to others. When cooking
– especially when it’s something aromatic – please open your window so that it doesn’t smell up the entire

floor. This is especially important when you’ve burned something. There is nothing worse than emerging from the elevator and finding the hall filled with offensive smells.
5. Respect and maintain common areas as if they were an extension of your own home. They are, in fact, an extension of your own home. Encountering a pile of garbage in the trash room is particularly offensive. Always put yours down the chute. And remember to tidy up after yourself in the laundry room, whether it’s used dryer sheets, spills of detergent near the washer or just your used coffee cup or empty water bottle. After using the barbecue, pool area or party room, take out all trash and leave as you found it.
6. Ensure that your pet is a good neighbour too. To prevent accidents, walk your pet regularly, and stoop’n’scoop. Not is it only the right thing to do, it’s your obligation. Also, make sure your pet isn’t disruptive to neighbours by howling all day or barking all night.
7. Be a model citizen in the parking lot. Keep the music down. Drive slowly and carefully, anticipating seniors and children. Don’t stop or leave your car idling where it will be in the way of others. Stick to your own parking space and make sure guests only park in designated Visitor Parking spots. Even if you know your neighbour works during the day, stay out of their assigned spot. They may have to come home for a quick

8. Keep an eye on the time and on your laundry regularly. Don’t leave your stuff sitting in the washer or dryer after it has finished. It annoys other people who are waiting to use the machine. Invest in a drying rack and dry delicate items inside, not on your balcony.
9. Clothing is not optional! Remember to dress appropriately when taking out trash, recycling, picking up mail, doing laundry or getting something from your car.
10. Be aware of your neighbours but also respect their right to their privacy. Be cognizant of and promptly report any crimes or suspicious persons in the building. This is not just a matter of etiquette, but of communal safety. At the same time, be aware of your neighbours, but also respect their right to their privacy. This means not making their business – like when they leave and enter the building or where they are going – your business.
Creating the kind of community you want to live in means treating your neighbours with the simple respect and courtesy you wish to have reciprocated. As they say,
“Begin and the rest is easy.”

MOVING CAN BE A STRESSFUL EVENT IN OUR LIVES. However, with proper planning, you can help make your moving day a success.Advance planning is essential. Begin at least two months before your anticipated moving date by taking an inventory of your belongings, including furniture, lamps, pictures, books, dishes, cookware, bedding, clothing, etc., to determine how many cartons you’ll need. Start collecting empty cartons well in advance. Decide if you will be hiring professional movers, or if you’ll be renting a truck and moving yourself. Your budget ,physical capacity and time constraints will all impact on this decision.
FIGURE OUT IF YOU NEED TO RENT STORAGE SPACE. If your new apartment is too small for all your things, consider storing some of your items. Also, if must move out of your old apartment before you can move into your new one, you might need to store your stuff until you’re allowed to move into your new apartment.
RESEARCH THE BEST MOVING TIMES. Some apartment buildings restrict moving to certain hours. Make sure you schedule the movers or truck rental hours within these requirements. If possible try to avoid periods with rush-hour traffic.
COORDINATE WITH YOUR LANDLORD. Moving policies may vary from company to company, so make sure you are thoroughly familiar with:
• Vehicle parking and building access rules (Will you be using the front door or a special service entrance?) Find out exactly where you, your friends and the movers are permitted to park while you are moving your things into the building.
• Rules and requirements for reserving the elevator (the building may have special fabric protectors that they install in the elevator to prevent damage while you’re moving).
• When/where you will pick up your keys – most likely, the day you move in, but you may be able to make special arrangements to pick them up beforehand.
SCHEDULE THE MOVING DAY WITH THE TRUCK RENTAL OR MOVING COMPANY. You may have to take a day off of work to move. It’s a good idea to recruit a friend or relative to help you.
ALLOCATE AT LEAST A WEEK TO PACK, OR MORE IF YOU WORK FULL TIME OR GO TO SCHOOL. Never wait until the last minute. Packing is tiring and takes a lot of planning. If you can, plan to take off the day before you move, in case of any last-minute errands and cleaning.
CLEAN THE APARTMENT YOU’RE VACATING. If your landlord has to make many repairs or do heavy cleaning, you could be responsible. So, take care to leave the apartment the way you found it: sweep the floors, wipe off the counters, clean the stove, inside the fridge, and clean the bathroom.
Be environmentally responsible – recycle your empty boxes. After you’ve unpacked and settled in, flatten your boxes and place them in the building’s paper recycling area.
