Please submit a LOI outlining the terms and
conditions under which Buyer proposes to purchase
the L32 project, including:

D U E D I L I G E N C E P E R I O D ( D D P )
The DDP will commence upon acceptance by
Seller of a non-binding LOI and delivery of the
PSA, and shall conclude 45 days thereafter. The
PSA will be negotiated concurrently with the DDP.
E S C R O W
Escrow and Title shall be held with Stewart Title and
Escrow.
D E P O S I T S
An Initial Deposit of $100,000 of the Purchase
Price will be made at the Opening of Escrow, and
will remain refundable during the DDP. A Second
Deposit will be placed into Escrow by Buyer prior
to the expiration of the DDP. The sum of the Initial
Deposit and the Second Deposit will equal the Total
Deposit of $200,000. Upon Buyer’s approval of
Due Diligence, the Total Deposit will become non-
refundable to Buyer, and released from Escrow to
Seller as liquidated damages; except in the event of
default by Seller.
C L O S E O F E S C R O W
The Close of Escrow shall occur within ten (10) days
of approval of Due Diligence. Buyer will not be
required to close until Seller obtains TTM approval.

Hometown hero Brad Cecchi returns to Sacramento after earning
a Michelin star in Napa Valley, and his newest project, Canon,
doesn’t disappoint. Tavern fare with an innovative edge, Canon’s
menu does everything right with big imagination and even
bigger flavor. A few favorites are the dramatically presented
urfa chile chicken drumsticks with orange zest and Greek yogurt
(pictured), the surprisingly highbrow smoked beer-can chicken,
and the mole madre tater “tots” with pickled onion and cotija.
Don’t miss the Sunday brunch menu with solidly savory options
like Frank’s Special, a morning fried rice dish with a sausage,
shrimp, peppers, pickled ginger, and topped with a fried egg.

Hiding in plain sight along the border of Midtown and East
Sac, Hawk’s Public House presents a fantastic menu of high-
end American food and drink with a creative edge. Notable
dishes on the seasonally-rotating menu include the gently
smoky St Louis ribs, accompanied by grilled avocado, sweet
summer peaches, and drizzled with an otherworldly coffee-
bourbon glaze; or the generously-sized grilled salmon with
sweet corn and summer beans, smothered with a sauce of
cucumbers, dill, and Calabrian chilies. Smart Sacramentans
mark their calendars for “Fried Chicken Mondays,” the
only night of the week that Hawks makes their famous
buttermilk fried chicken, served with honey mustard,
mashed potatoes, and their face-slapping pickled jalapeño
coleslaw. to be one of the most respectable in the city.

K R U S U S H I
To say chef-owner Billy Ngo knows a thing or two about
contemporary Japanese cuisine would be an understatement, and
that’s made him one of the most imaginative Japanese seafood
restaurants in California. The place to get sushi in Sacramento,
Kru’s omakase menu costs a few extra bucks but will leave every
single diner with a sense of euphoria tough to find anywhere else.
The small plates menu also showcase the best of Ngo’s talent,
with offerings like pork belly and uni with a sansho gastrique and
sturgeon chicharrón. The chef’s choice sashimi tapas, pictured
here, is a must-have when looking for the freshest of the fresh.

Biba Caggiano opened her self-named Italian restaurant in
1986, beginning a career that included selling over half a million
cookbooks and filming more than 100 episodes of her internationally
syndicated cooking show. The quality has not wavered in 30 years
of dining as Caggiano herself infuses the staff with the same
discerning eye towards elegant simplicity. The top favorite after all
these years is still the lasagne verdi alla bolognese, seven layers of
freshly made pasta interlaced with rich bolognese and bechamel
sauces. Looking for something a little lighter? The impossibly
tender handmade fettuccine, tossed with shrimp, tomatoes, garlic,
basil, and extra virgin olive oil, shines in the freshest of ways.

T H E L I M E L I G H T
Home to a bar, a café, and even a cardroom, The Limelight
wows its visitors on every level imaginable. A Sacramento
landmark since 1975, the newly refurbished Limelight bar
boasts a full bar, local wines, and rotating popular local beers
on tap. The Limelight Café features elevated American bar
food including burgers, tacos, wings, salads, artisan pizzas,
and breakfasts. In addition, the Limelight Cardroom is the
oldest standing privately held card room in Sacramento.

The Jungle Bird holds the title of Sacramento’s kitchiest tiki
bar with a huge menu of well-executed tropical drinks. Classics
mingle with unique cocktails like Spooky’s Lagoon, dark rum
mixed with 151, citrus, passion fruit, and allspice liqueur. The
food is passable, but it serves its purpose: acting as a buffer for
all the rum you’ll inhale while lounging within the bar’s thatch-
covered walls and hanging tiki art. Groups of six or more looking
a night they’ll never remember can order the Three Hour Tour,
a huge punch bowl filled dark rum, vodka, champagne, lime
juice, pineapple juice, orange juice, passion fruit, and honey.

M C K I N L E Y PA R K
Sprawling over 1.5 acres, McKinley Park Rose Garden is the largest
of Sacramento’s rose gardens as well as its oldest classic public
rose garden. Initially home to 400 rose plants, the garden grew to
over 1,200 roses. When Frederick N. Evans originally designed the
park, he wanted to have the garden arranged into definite patterns
with all the rose varieties labeled with both their English and Latin
names so that the garden could be an educational place where
Sacramento residents and visitors interested in flowers and plants
could come and study their culture. The garden is now run by the
Friends of East Sac with help from the Sacramento Rose Society.

E A S T S A C R A M E N T O FA R M E R ’ S M A R K E T
A local certified Saturday farmer’s market near downtown and
midtown off H Street under the trees in McKinley Park, the East
Sacramento Farmer’s Market showcases certified organic produce,
farm stand products, and artisan and fair trade crafts. Open every
Saturday morning from April to October, the market was the
winner of the 2014 Special Place Award from the East Sacramento
Chamber of Commerce. With great events like tomato taste-offs,
monthly raffles with special gift baskets as prizes, and local wine
tastings, the East Sacramento Farmer’s Market is truly a local gem.
