It is obvious that everyone needs a place to live. Based on economical status, social levels and tastes of people, their requirements and needs differ from everyone to other.

In fact, economics is the determining factor that influences the decision of people to choose and organize their demands. What we have to keep in mind is the economic status of a society where we are planning for; that is so crucial to make a balance between them.

INVESTORS

When a corporation or someone wants to invest in the construction of residential buildings, what are the most important things that they have to be concerned about it?At first you have to know the characteristics of the person that you want to sell these housing to them and research about the economical potentials of them. Then you could make decisions for each part of the project.

LOCATION & AREA

Now you have to find which location is suitable for the people that you are planning for, and by that, I mean the price that you have to pay for the construction site must be balanced by the total price of a residential unit for sale as depicted in figure 1.

After that you can determine how much square meters you must give to each unit. Also it is mandatory to research about the social level of the people you are going to invest on housing for them as depicted in figure 2.

One unit (400 m²) per floor Each unit (150 m²) per floor

Each unit (75 m²) per floor

MATERIALS

As depicted in figure 3, these factors affect the decision to select the materials used for these buildings, in other words it depends on what kind of housing you want to produce. Is it luxury? And are you going to pay a lot of money for designing?

Or your researches define that you have to build with the cheapest available material. Both of this decision could be right but it depends on who you want to build for. For example if you build luxury apartment in unsuitable suburbs in the city you can’t sell it on reasonable prices.Because the people who live in that part of the city don’t need such as that houses you constructed. They just need to have an affordable accommodation to live and pass the days. And they don’t think about the designs.

In conclusion we understand that the economic system influences all of the elements that we study about to produce houses.
