內地樓市乍暖還寒

自 今年3月份開始,內地樓市持續回暖,成交量與房價皆出現回升趨勢。加上大量新樓盤推出及銀行連續下調

樓按息率,令6、7月份一些城市的住房成交量明顯回升。

不過,內地官方媒體《人民日報》早前引述住建部負責人表示,內地房價還未具備全面反彈的條件,而下一階段,房地產市場調控仍處於關鍵時期,要繼續督促限購城市執行住房限購措施。

住建部認為總體而言,內地的投機、投資性的買房得到明顯抑制,房價基本平穩,住房庫存量基本保持穩定。除了以上原因外,筆者認為,內地樓市未具備全面反彈條件的原因如下:

1)限購令是持續體現「不放鬆」原則,尤其是限購限貸不放鬆,成功抑制了很多投資投機需求。市場如果沒有投資投機需求,房價不可能大幅上漲,只能趨於穩定,或者小幅上漲。

2)8 月份,內地70個大中城市中,雖然有36 個城市的樓價按月上升,但升幅低於0.6%,反而有53 個城市樓價按年下降,可見樓價仍未出現大範圍的大幅反彈。

筆者認為,房價亦是資產價格的一種,如果波動,並非好事。

美國現在已實行第三輪量化寬鬆(QE3),歐洲、日本亦持續實行寬鬆政策,國際資金亂竄,如果再一次進入中國樓市,難免會令房價面對新一波上升的壓力。不過,中央對資金進入樓市的態度,絲毫不見到有放寬的跡象,國際游資為內地樓市火上加油,亦毋須過份憂慮。

例如中央已多次出口術,重申對樓市調控的堅決態度,包括國務院總理溫家寶9月初時曾強調,鞏固房地產市場調控成果,需堅決遏制投資投機性購房需求,更重要的是增加住房有效供應。

如今住建部負責人又重申限購政策將繼續執行,所以房價相信仍難有大幅上升的機會。

前車可鑑,美國及日本皆因樓市泡沬而陷入經濟困局,因此,絕不能任由中國樓價大幅上升,而中央對打壓樓市的力度,有理由相信今後仍絕不手軟。

八運是由2004年至2023年,在這期間所建的新樓宇,或該單位重新大裝修,都可被列入八運之

樓宇。

而在屋內望向門口的方向,最佳四個風水的方向為西南方,東北方,西北方,東南方。

香港住宅地形樓宇冬暖夏涼,首選東南方向,大門口或客廳露台向東南也算,因部份樓宇用大窗或客廳露台代替門向的,所以兩邊都要參考。

客廳稱為陽位所以可被陽光照射入屋,宜配鮮艷色彩,明亮而輪廓明顯,果斷和豪邁的性格,感覺到清新、開心和充滿活力,走廊也要光亮通道寬闊。

睡房為陰位則不適宜陽光照射入內,所以一般加厚或做二層窗簾布,色調柔和,寧靜和舒適,要有安全感和鬆馳的感覺,所以冷色藍色較為常用。

如屋主人需要火旺,吉神配用鮮紅色和暖色,相反如屋主人需要水旺,寒冷色,吉神配用冷色,大家可在睡房內用於床單,枕頭,睡衣等。

最高風水境界,奉勸讀者不要太迷信,首要入門感覺舒適,光線充足,外景觀沒有特別煞氣,刺眼的物件,感覺良好,已可先買下來,跟著再僱請風水師與室內設計師合作,他們定能為你的居所設計一個極為適合你的家,生活愉快。

D ifferent buildings have their own different Feng Shui, currently, buildings developed between the year of

2004 to 2023 are regard as “The 8th Cycle Building” (八運樓), this shall also include properties or building under major renovation during the time period.

Taking the view from the main entrance and living room balcony, the more favourable corners of “Qi” for 8th Cycle Building are South West, North East, North West, and South East. The best corner amongst all is the South East Corner.

When selecting a home with good Feng Shui, it is important to have a living room with sufficient sunlight from the outside, living in such property will create harmony and get energy to people living inside. It is even better if the doorway is able to receive direct sunlight.

Contrary to the Living Room, Bedroom should not be receiving much direct sunlight, installing curtains or shades is preferable. Bedroom is a place for relaxation, it should remain calm and peaceful. Furniture and design should simple and clean, creating a more spacious relaxing surrounding where color tone such as white and blue are always a good choice for bedroom.

If the master of the house is favorable to a particular element, he/she may consider selecting small items such as pillow case, garment, displays in the same color that represent his/her element (red and purple for fire, black and blue for water, white or metallic for metal), however the focus of the bedroom should remain in a simple tone, such as white, grey, etc.

The highest level of Feng Shui is believe in your sixth sense and be able to feel the energy source (the “Qi”) around you. And the easiest way to determine whether a property has good Feng Shui is to trust your own instinct – do you feel good being inside, is there sufficient sunlight, are there any obstructive items, etc.

Once you are satisfied with the place, you may also want to consult your interior designer to cooperating with a Feng Shui Master for specific decorative advice or renovating ideas. It is very important to find a home with good Feng Shui, it is not only about wealth generation, but also keep family members healthy and in harmony.

編:為什麼要選擇木地板作為家居地面材料?

F:木地板給予人的感覺比較自然,每件木地板都有木材本身的天然色澤及木紋理,從不會讓你有硬踫踫的感覺,冬天時,又不會像其他地材料般冰冷,總讓人感到和暖和舒適, 相信這就是大家想要 …… “家”的感覺吧!

編:什麼是Engineered Flooring?

F:Engineered Flooring,坊間又稱為複合木地板, 它的面世就是針對傳統實木地板對於四季濕度的變化,所產生天然漲縮的特性,由於其構造採用了彈性較佳的軟木材(如柳桉木、松木、樺木等),加上多層式結構作為地板的中底層物料,拉力及伸展力更平均,能大大減低了天然漲縮的情況,所以尤其適合香港的潮濕天氣。 同時,你仍可以選擇自己喜歡的木種作為板面材料,配襯室內的傢俬擺設。

編:Engineered Flooring 的顏色及木種選擇多不多?

F:現今的Engineered Flooring顏色及木種選擇甚多,橡木(Oak)硬度高,木紋理清晰,可配搭不同深或淺的索色技術,效果自然,是一個不錯的選擇。近年來,不少香港人已經接受了木地板上的天然樹眼及爆裂木紋,務求更自然、無添加、無修飾,在木地板上塗上一層光亮的水晶油塗料已經是過時了。

編:安裝會很煩複嗎?

F:市面上的Engineered Flooring通常已經做好表層耐磨塗料處理,不需要在安裝完工後再在表面車磨及塗上水晶油保護塗料,免除了因車磨地板時,所產生粉塵的煩惱,以及塗料那刺鼻的氣味。安裝方法跟傳統的實木地板一樣,用針釘以45˚將面板牢固在底夾板上,如有需要,更可以在底夾板上加上吸音物料,減少聲響傳到下層單位。

編:Engineered Flooring耐用及保養容易嗎?

F:其實,在西方國家選用木地板是非常普遍的,有些新業主甚至在物業買入後只作簡單翻新,因為木地板是容許被車磨翻新的。 但基本的保養是必需的,如拖地時,地拖不可以太濕,半乾半濕是最好的,用濕地拖清潔完木地板後,應馬上用乾地拖擦乾;避免硬物撞擊及刮花木地板表面,在大門口外擺放一張地毯,將有效地把鞋底下黏附的小沙石清除,跟據北美National Wood Flooring Association (NWFA)資料指出,一位體重125磅穿著高跟鞋的女士,在木地板上走過,所產生的衝擊力可以達到每平方吋2000磅,如果穿著幼鞋跟的高跟鞋,更可高達每平方吋8000磅的衝擊力,足以在地板上留有凹痕,所以如果想地板更耐用點,還是光腳好了。當然,亦要避免用其他帶強酸性或強鹼性的清潔用品去處理木地板表面,木材雖然被砍伐下來製成木地板,但“它”在空氣中還是會呼吸的(Breathing),跟皮膚一樣,少一點添加劑,多一份天然美。

編:如何挑選適合自己的木地板呢?

F:坊間木地板品牌眾多,進口品牌的質數較穩定,但價錢普遍昂貴,產品由船運到香港,往往需時數個月,未必適合香港快捷的裝修工程進度;國內有些品牌價錢較平,但款式變化不太多。 不過,現今國內對木地板製造要求很高,生產技術上亦可以同進口貨相比,很多廠商甚至出口國外傾銷,這是質素提升的證明。 我建議你用“Carette Engineered Flooring”,可以為你訂製喜歡的顏色,需時亦只是2-3星期,價錢合理,質數有保證。 挑選木種方面,可因應自己的喜好,但最好選擇木質較硬而又適合香港天氣的木材,例如橡木柚木都適合較潮濕的地方,詳情還是咨詢你的專業室內設計師吧!總之,就好像“Carette Flooring”上的標語 --- “Make Your Own Forest…”,將大自然帶入你的家吧!

FIRST CLASS VINEYARD :

The Estate’s name refers to its original historic vineyards’ name: PACZOTH, which was classified as Premier Cru in 1772, the year of the world’s first vineyard classification system.PAJZOS land arise on the top of west-south facing slopes, 200 m above the sea level. Its volcanic subsoil is composed by Rhyolithe.The region highly benefits from the Continental climate: after cool and chilly mornings, follow warm and dry daytimes, from September to November.These are the perfect weather conditions to the development of the “Botrytis Cinerea” on the skin of the berries.In the same time, airstreams dry out the grapes to add the so-called “passerillage”. These berries are named “Aszu”, from the Hungarian word “dried”.The manual selection of these produces the sought-after sweet “Aszu” wines.

ESSZENCIA :

Only in exceptionnal vintages Chateau PAJZOS produces the mythic Esszencia. This absolutely rarity gained from the free-run juice of the botrytised berries, is unique nectar with a honey-like concentration. Only 1 liter is produced by 3 tons of aszú berries which represents the production of 10 ha. This wine is the rarest in the world a bottle of 10 cl is the results of one whole hectare. The Pajzos 1993 Esszencia is a rare and historic wine and has been internationally acclaimed.
