· All materials and work practices shall comply with, but notlimited to the Building Regulations 2018, National ConstructionCode Series 2019 Building Code of Australia Vol 2 and allrelevant current Australian Standards (as amended) referred totherein.
· Unless otherwise specified, the term BCA shall refer to NationalConstruction Code Series 2019 Building Code of AustraliaVolume 2.
· All materials and construction practice shall meet thePerformance Requirements of the BCA. Where an alternativesolution is proposed then, prior to implementation or installation,it first must be assessed and approved by the Relevant BuildingSurveyor as meeting the Performance Requirements of the BCA.
· Glazing, including safety glazing, shall be installed to a size, typeand thickness so as to comply with:– BCA Part 3.6 for Class 1 and 10 Buildings within a design
wind speed of not more than N3; and energy report.
· Waterproofing of wet areas, being bathrooms, showers, showerrooms, laundries, sanitary compartments and the like shall beprovided in accordance with AS 3740-2010: Waterproofing ofDomestic Wet Areas.
· These Drawings shall be read in conjunction with any HouseEnergy Rating (HERS) report and shall be constructed inaccordance with the stamped plans endorsed by theaccredited Thermal Performance Assessor without alteration.
· Step sizes (other than for spiral stairs) to be:– Risers (R) 190mm maximum and 115mm minimum– Going (G) 355mm maximum and 240mm minimum– 2R + 1G = 700mm maximum and 550mm minimum– with less than 125mm gap between open treads.
· For Class 1 and 10 buildings all treads, landings and the like tohave non-slip finish or suitable non-skid strip near edge of nosing,and for Class 2, 3 and 4 all treads, landings and the like to havea slip-resistance classification of P3 or R10 for dry surfaceconditions and P3 or R11 for wet surface conditions, or a nosingstrip with a slip-resistance classification of P3 for dry surfaceconditions and P4 for wet surface conditions.
· Window sizes nominated are nominal only. Actual size mayvary according to manufacturer. Windows to be flashed allaround. Builder to site measure existing openings.
· Where the building (excludes a detached Class 10) is locatedin a termite prone area, the area to underside of building andperimeter is to be treated against termite attack.
· All stormwater to be taken to the legal point of discharge tothe Relevant Authorities approval.
· These drawings shall be read in conjunction with all relevantstructural and all other consultants' drawings/ details and withany other written instructions issued in the course of thecontract.
· Site plan measurements in meters - all other measurements inmillimetres u.n.o.
· Figured dimensions take precedence over scaled dimensions.
· The Builder shall take all steps necessary to ensure the stabilityand general water tightness of all new and/or existingstructures during all works.
· The Builder and Subcontractors shall check and verify alldimensions, setbacks, levels and specifications and all otherrelevant documentation prior to the commencement of anyworks. Report all discrepancies to this office for clarification.
· Installation of all services shall comply with the respectivesupply authority requirements.
The Builder and Subcontractor shall ensure that all stormwaterdrains, sewer pipes and the like are located a sufficientdistance from any buildings footing and/ or slab edge beamsso as to prevent general moisture penetration, dampness,weakening and undermining of any building and its footingsystem.These plans have been prepared for the exclusive use by theClient of Grampians i-design('The Designer') for the purposeexpressly notified to the Designer. Any other person who uses orrelies on these plans without the Designer's written consent doesso at their own risk and no responsibility is accepted by theDesigner for such use and/or reliance.The approval by this office of a substitute material, workpractice, variation or the like is not an authorisation for its use ora contract variation. Any said variations must be accepted byall parties to the agreement and where applicable theRelevant Building Surveyor prior to implementing the saidvariation.
STORMWATER90 mm DIA. Class 6 UPVC stormwater line laid to a minimumgrade of 1:100 . Class 6 UPVC pipeline to legal point ofstormwater discharge. Provide inspection openings at9000mm C/C and at each change of direction.
The cover to underground stormwater drains shall be not lessthan

BUSHFIRE ATTACK LEVEL -BAL 12.5 APPLICABLE
Note: This building is located within a bush fire prone area with a BAL rating of BAL 12.5 which required the following constructions methods to be adopted:
· Wall claddings shall be constructed from non-combustible materials within 400mm of ground level or above decking's c'bond steel & min 6mm thk fibre-cement claddings have been specified.· Non-combustible sarking shall be fixed to the external face of the timber frame prior to installation of claddings, the sarking shall be fully lapped & sealed.· All vented openings in walls, roof or eaves shall be fitted with corrosion resistant steel mesh screens with max 2mm aperture.· External windows & door sidelights within 400mm of ground level or decking shall be aluminum framed & constructed with min 4mm thk Grade A safety glass, openable portions of windows shall be protected
by corrosion resistant steel mesh screens with max 2mm aperture.· External doors shall be completely protected externally by corrosion resistant steel mesh screens with max 2mm aperture or shall be aluminum framed & constructed with min 4mm thk Grade A safety glass,
sliding frames shall be close fitting & fully draught sealed.· Roof shall be fully sarked, lapped & sealed with foil backed insulation blanket, unprotected roof cladding & junctions with gaps greater than 3mm shall be sealed with mineral wool, mesh or other
non-combustible material.· Roof penetrations shall be sealed with mineral wool, mesh or other non-combustible material to prevent any gaps >3mm· Proposed base boards shall be constructed from bushfire resisting timber or non-combustible material, ventilation openings shall be protected by corrosion resistant steel mesh screens with max 2mm
aperture.· Stairs & landings shall be constructed from non-combustible material or bush fire resisting timber. (Concrete pavements specified)
Refer AS 3959-2009 Construction of Buildings in Bushfire Prone Areas for further detail, alternative construction methods or materials shall be approved by the R.B.S prior to implementation.
