Actual size may vary according to manufacturer. Windows to be flashed all around. Builder to site measure existing openings. · Where the building (excludes a detached Class 10) is located in a termite prone area, the area to underside of building and perimeter is to be treated against termite attack. · All stormwater to be taken to the legal point of discharge to the Relevant Authorities approval. · These drawings shall be read in conjunction with all relevant structural and all other consultants' drawings/ details and with any other written instructions issued in the course of the contract. · Site plan measurements in meters - all other measurements in millimetres u.n.o. · Figured dimensions take precedence over scaled dimensions. · The Builder shall take all steps necessary to ensure the stability and general water tightness of all new and/or existing structures during all works. · The Builder and Subcontractors shall check and verify all dimensions, setbacks, levels and specifications and all other relevant documentation prior to the commencement of any works. BUSHFIRE ATTACK LEVEL -BAL 12.5 APPLICABLE

Note: This building is located within a bush fire prone area with a BAL rating of BAL 12.5 which required the following constructions methods to be adopted:

· Wall claddings shall be constructed from non-combustible materials within 400mm of ground level or above decking's c'bond steel & min 6mm thk fibre-cement claddings have been specified.· Non-combustible sarking shall be fixed to the external face of the timber frame prior to installation of claddings, the sarking shall be fully lapped & sealed.· All vented openings in walls, roof or eaves shall be fitted with corrosion resistant steel mesh screens with max 2mm aperture.· External windows & door sidelights within 400mm of ground level or decking shall be aluminum framed & constructed with min 4mm thk Grade A safety glass, openable portions of windows shall be protected

by corrosion resistant steel mesh screens with max 2mm aperture.· External doors shall be completely protected externally by corrosion resistant steel mesh screens with max 2mm aperture or shall be aluminum framed & constructed with min 4mm thk Grade A safety glass,

sliding frames shall be close fitting & fully draught sealed.· Roof shall be fully sarked, lapped & sealed with foil backed insulation blanket, unprotected roof cladding & junctions with gaps greater than 3mm shall be sealed with mineral wool, mesh or other

non-combustible material.· Roof penetrations shall be sealed with mineral wool, mesh or other non-combustible material to prevent any gaps >3mm· Proposed base boards shall be constructed from bushfire resisting timber or non-combustible material, ventilation openings shall be protected by corrosion resistant steel mesh screens with max 2mm

aperture.· Stairs & landings shall be constructed from non-combustible material or bush fire resisting timber. (Concrete pavements specified)

Refer AS 3959-2009 Construction of Buildings in Bushfire Prone Areas for further detail, alternative construction methods or materials shall be approved by the R.B.S prior to implementation.
