Downtown Great Falls is on the brink of growth and change with consistent and positive momentum that has been building and with the many opportunities for redevelopment at hand. Investing into downtown and being proactive may be a very wise choice at this time in our downtown’s history.
We have put together a package and ask that you please review the information refl ecting our recent and successful downtown development, public projects, and the current projects that are in the making.
It is important for us to share our accomplishments with one another to keep the positive momentum moving forward to new heights. We encourage more investment into the heart of our city and wish to foster, support, and to watch them grew. A new Mexican treat can now be purchased at Taco Del Sol on 6th Street South which opens its building and garage door entrance to the street on a beautiful day.
The downtown Subway has just renovated its storefront into a modernistic facade, yet lets the original brick peak out where Guitars of Montana is located off of 4th Street South and Central Ave.
The Downtown Dog House located on 5th Street South bring Great Falls a new Hotdog shop with it’s sidewalk appeal and fi ne design.
The B and B is now located at the corner of and still offers a great selection of furnishings and appliances that can fi ll the fi nest of rooms.

Kyle Haynie’s Maryland Building is a great renovation located on 1st Ave North which offers tenants with a great location and a walkable downtown at their feet.
The Dunn Brown Building has just completed phase I of its excellent store and facade renovations and is now proceeding with its fi nal phase which will bring a strong presence on Central Ave.
The fi ne architecturally crafted Galleria Building has recently renovated the top fl oor and offers great offi ce environment with views of downtown.

CTA Architects and Engineers recently purchased and are currently renovating their new offi ce location which is on 2nd Ave S in the 300 block.
The old Montana Building is seeing new life with an addition of multiple upper fl oor condos. The Lofts at 503 will breathe a new residential presence into downtown.
Steve Alley’s Dunn Brown Building is seeing yet again another phase of modern storefront and fi ne apartment renovations which is located on the 300 block of Central Ave.
The Johnson Hotel located on Central Ave has seen recent activity with the Woith brothers new 5th fl oor Condominiums. There are a total of three well design modern condos that have been added to downtowns core.
The Clark Condominiums located four blocks north of Central Ave have completed two quaint condos and are looking to renovate the two more to fi nish their project.

NeighborWorks has recently renovated an old car dealership into a beautiful offi ce with vaulted ceilings and glowing skylights. The building creates great atmosphere and working environment.
L’Heureux Page Werner has completed its fantastic offi ce and studio with it’s large storefront windows and it’s enormous door. The architecture offi ce faces 5th Street South and 1st Ave South.
NeighborWorks, L’Heureux Page Werner, and other downtown businesses in the area are enjoying the recent streetscape project that has introduced new planting, benches, and a excellent new sidewalk into the neighborhood.SID

The Great Falls City Commission has approved the following dollars to go towards a prioritized list of subjects within the Urban Renewal Central Place Revitalization District:
The Great Falls Development Authority is currently working with local banks to try and turn their $300,000 Downtown Loan fund into a total fund of $600,000

An Economic Development Administration (EDA) Planning Grant is currently being written for the City of Great Falls in hopes to add another $50,000 to the planning funds which will create a total sum of $100,000

For tree trimming in the TIF district, outside of the BID boundaries. Putting out formal bids for entry way corridors into downtown.

To install new lighting for Gibson Park to create a safer environment during the after hours.

For the 1st Avenue South Streetscape project, which will focus on the sidewalk, trees, and benches between 2nd and 3rd Street South.

The Great Falls Development Authority is now taking applications for the new Great Falls Downtown Loan Fund to lend to developers as well as new and expanding businesses in downtown Great Falls. The funds can be used as gap fi nancing for commercial and multi-family residential real estate renovations, improvements and new construction. The Development Authority is looking for projects that will fi ll vacant space, restore historic properties and create new high quality buildings downtown.
Applicants can apply for a maximum loan of 20% of the total project or $100,000. Loans may be amortized up to 20 years with a balloon repayment within 5 years. The intent of the Fund is to fi ll fi nancing gaps between what banks can lend for a project and available equity. Loans from the Fund will be subordinate to bank fi nancing.
The Downtown Loan Fund has been made possible by a grant from the City of Great Falls and a participatory line of credit from the Development Authority’s bank investors.
