How long have you lived in the area?Roger came to Colorado in 1985, and Jeri has been here
all her life!
What do you like most about it?There is such a natural energy and
beauty throughout the area, you cannot help but be inspired to live life to its fullest, enjoying every single day. Our fabulous weather (that’s our best kept secret), views and quality of life can’t be beat!
How long have you worked in Real Estate?
Jeri began her real estate career working as a week-end receptionist while she was still in high school. She then obtained her real estate license in 1982, and Roger joined her in sales in 1998.
What is your specialty and what does that mean for the people you work with?
We specialize in helping people make a major decision in their lives. People trust us to guide them and we use our professional business experience plus our area knowledge to ensure a positive experience for our clients and their families.
What is the most challenging part of what you do?Buyers and Sellers lives are so busy today, finding the
time for the home process and them not feeling rushed can be a challenge. Our current low inventory is forcing buyers to make very quick decisions, which is fine when the buyers are fully educated.
What do you most enjoy doing when you’re not working?
Fly fishing in our beautiful State, travel around the world, spending time with family and friends and volunteer work.
What is one tip you have for someone looking to sell a house?
Do your homework with a knowledgeable agent; mak-ing your house into a show home should be your goal and the home will sell quickly and for top dollar.
What is one tip you have for someone looking to buy a house?
Make sure you have met with an experienced lender so you and your real estate agent can formalize a plan to find your new home.
What is the most unusual thing you’ve encountered while working in Real Estate?
We could certainly write a book, after more than a thousand home sales over the years, we’ve sold everything from an Alpaca Ranch to Multi-Million Dollar LoDo lofts, where would we begin! Finding raccoons, snakes and sala-manders (not pets) in homes, having buyer’s children get stung by bees and bloody noses in the car, each day and each deal brings it’s whole set of unusual things! But the unexpected makes it fun! We love what we do!

How long have you lived in the area?Most of my Life! I’ve also lived in Vermont,
Boston and Sydney Australia.
What do you like most about it?I am passionate about the Colorado lifestyle
and the type of people that choose to live here.
How long have you worked in Real Estate?I’ve interned and worked for a title company
while growing up and I received my license in 2004.
What is your specialty and what does that mean for the people you work with?
My specialty is leasing homes, condominiums and townhomes in the Front Range. I’ve been brought up by my family to have strong ethical values and to always focus on putting my customer’s
needs first and I blend these Old Colorado values with my technological ability to provide a type of service that is rare to find, especially in the rental marketplace.
What is the most challenging part of what you do?I keep up with Tenant demand for rental properties
and sometimes having to break a wonderful family’s heart because the owner has selected another applicant. I love matching up wonderful people with beautiful homes and I wish I had one for every tenant that is searching. My passion is to help people and I hate when I can’t.
What do you most enjoy doing when you’re not working?
Skiing and playing sports outdoors! I love the escape of our beautiful outdoors.
What is one tip you have for a leasor (landlord)?
If you are looking to lease your home, I recommend always using a professional,
ESPECIALLY for background checks and leases. The worst rental horror stories I have heard are from homeowners that lease to a friend of a friend or never do their due diligence.
What is one tip you have for leasee (tenant)?If you are looking to rent your next home, I recommend
that you do research. Many rental properties can be found online, but I suggest you drive around a neighborhood that you like – especially around the first week of the month. You may find properties that some owners and agents don’t market online – they simply post a “For Lease” sign. Always check the public records or get some type of proof that whomever is leasing you the property is actually the owner or representing the owner on the deed. Finally if the property seems too good to be true online it probably is! Be careful of scams and try to work with reputable landlords and companies.
What is the most unusual thing you’ve encountered while working in Real Estate?
I’ve actually walked into two squatters being “intimate” in a large single family home in central Denver while I was dropping off some brochures at a vacant home. I think that was the first time I had ever dialed 911.

is a necessary side effect of home own-
ership. Across the United States, residents are re-quired to pay property taxes based on an assessment of their homes’ value.
Taxes on land and the buildings on it are one of the biggest sources of revenue for local governments.
Property taxes are not im-posed by the states, but by the smaller governing bod-ies in cities, towns, town-ships, counties, and other jurisdictions. Although the taxes are mandated by a higher governing power, the rate at which you pay taxes could be based on a very lo-cal assessment of the area in which your house is located and the current market con-ditions.
An assessor will visit a home • usually prior to purchase • and make a determination on the percentage of tax to be paid depending on the condition of the home, the
improvements that have been made and the climate of the economy in your par-ticular town or city.
Property taxes are usually calculated by taking the as-sessed value of your home and multiplying it by the tax rate that has been deter-mined by your local govern-ment.
While no one can “legally” escape paying property tax-es, there are several ways to have them lowered. Getting your home re-assessed is one such way. Individuals who have reached a certain age may be eligible for certain discounts on property taxes. But this may require a very low income to qualify. There are also some tax credits or homestead exemptions that may qualify you for a lim-ited assessed value on the property.
For those of you who think you pay a “Lion’s Share” in taxes, take this into account. According to data from the Tax Foundation and Forbes,
areas of New Jersey, New York and Illinois boast some of the highest property tax-es. Residents of Hunterdon County, New Jersey paid on average $8,600 a year be-tween 2005 and 2009. Those in Lake County, Illinois pay around $6,500. People living in Westchester County, New York can plan on spending $8,400 per year. And to our friends to the north, sta-tistics indicate that homes located in Ontario cities in central Canada have the highest property taxes. To-ronto residents, for example, pay an average of $3,900.
In this tough economy, lowering property taxes (which are generally rolled into the mortgage amount for ease of payment) could substantially reduce bills. As many as 60 percent of properties across the United States are overassessed, ac-cording to the National Tax-payers Union, a nonprofit group that promotes lower taxes. ■
If you suspect your property taxes are high, here are the steps to take.• Get a copy of your property tax assessment from the local
assessor’s office and double-check all the information contained to see if it is correct.
• Check the assessments of five comparable homes that have sold in your neighborhood in the last three years.
• An independent appraiser can also provide you accurate information at a cost. Make sure he or she is licensed with the National Association of Independent Fee Ap-praisers or by the American Society of Appraisers.
• It’s not possible to lower the property tax rate, just the assessed value of the home through an official appeal. There may be fees associated with this appeal, however.
Some home improvements will increase the value of your home and, in turn, your property taxes. Here are some of the most common culprits:• extra stories to the home• outhouses, like a guest house• sports courts, like tennis• installation of an inground pool• improvements to fencing• addition of a garage or another room on the home
A change in the status of a neighborhood can also give rise to higher property taxes. An influx of new residents or new construction of stores and homes can have a major effect on the assessed value of your home.
