LOCATIONThe site is located in Millbay, a mixed residential and commercial area less than 0.5 miles west of the City Centre and within walking distance of two supermarkets. Royal William Yard and West Hoe are both approximately 0.5 miles away.

DESCRIPTION & SITE PLANThe site is flat but below street level. The building was formerly a non-residential institution (Class D1) and is currently vacant. The upper floor gives access directly onto Millbay Road and offers views across King Point Marina to The Sound. It is anticipated that vehicular access will be to the rear, subject to planning. Plymouth City Council will reserve pedestrian rights for itself and its tenants in Units 9 & 10 Miller Court across the land to the rear of the units for fire exit purposes.
