An intimate concert by country superstars Lady Antebellum and a guided deluxe tour of the African veld were just two of the

offerings that sparked a flurry of bids at Auction Napa Valley 2012, pushing the total revenues beyond the $8 million mark.The main event took place in a giant white tent on the fairway at Meadowood Resort where, for more than three hours, some 800 bidders, vintners and media chatted, cheered and chose to bid on more than 40 auction lots whose proceeds benefit health and youth programs from American Canyon to Calistoga.The Napa Valley Vintners–sponsored four-day charity auction — the oldest in the nation — is continuing on an upward fiscal track, even though Wall Street and jobs performance numbers were down last week, auction observers indicated.While there was a bit of nail-biting as the auction got off to a slow start Saturday afternoon, by the time it hit its midpoint, vintners and volunteers were all smiles as bidders were holding paddles high and bidding often.Auctioneers Ursula Hermacinski and Fritz Hatton — who has coaxed bids from even the most penurious of regular attendees — were in their glory, securing high bids on more than half the lots stretching well beyond the $100,000 benchmark.Saturday afternoon’s live auction raised more than $6 million, with the previous day’s barrel auction racking up in excess of $1.5 million. The extended online e-auction took in slightly more than $358,000, NVV officials said Sunday night.

“I couldn’t be more thrilled,” declared Cyril Chappellet as some 800 guests formed a second line behind a New Orleans band leading them outside to chef Emeril Lagasse’s three-course dinner and dance.Chappellet said his family — which chaired this year’s auction — was “deeply touched by the generosity of people who came from all over to help us (with the auction’s bottom line). We had friends who came from Florida and San Diego, and the safari guide, Michael Lorentz, came here to help us promote the lot. We’re so pleased that everything went so well and that everyone was having a great time while also helping raise funds for our beneficiaries.”The bidding reached a fevered pitch as a number of young women vied for a private fall concert in the valley with country supergroup Lady Antebellum. When the gavel finally came down, auctioneer Ursula Hermacinski told vintner Barbara Banke (widow and partner of the late Jess Jackson) she and 27 guests would be attending a private concert by Lady Antebellum scheduled at Napa Valley Reserve in October.Banke said she went after the lot because the trio is Kendall-Jackson president Rick Tigner’s favorite band. In addition, Banke — or perhaps Tigner — will get to take a friend to London in July for a concert by the seven-time Grammy Award-winning trio at Hammersmith Apollo theater. The London visit includes accommodations and a tour of Abbey Road Studios. Dinner for all 28 Napa concert attendees was included in the lot.Also hotly contested was the deluxe guided safari to South Africa and Zambia arranged by Cyril Chappellet and his wife, Blakesley, and Cyril’s sister, Lygia. Michael and Carole Marks, owners of Gemstone Vineyard, and friend Paul Jacobs, CEO of San Diego’s Qualcomm, were bidding against each other for the safari lot. When Jacobs was gaveled winner, Chappellet agreed to add a second couple to the trek if the Marks came in at the same bid. They agreed and the lot was doubled.Fund-A-Need, the auction’s annual effort to address the health and well-being of Napa Valley’s children, took in more than $1.2 million, with 82 paddle holders pledging cash amounts ranging from $1,000 to $120,000.Other top lots included Antica Napa Valley and Dalla Valle Vineyards, who teamed up to offer wine explorations of both Napa Valley and Tuscany, which brought in $300,000; and Bordeaux Premiere Classe, a two-night stay in Paris and four days in Bordeaux arranged by Darioush and Shahpar Khaledi that includes tours with the leading lights of the Bordeaux wine industry, which saw a top bid of $280,000.Vintner Mary Miner was handed the keys to a fully restored 1960 Jaguar XK 150-S roadster, the lot from Bure Family Wines, Morlet Family Vineyards and Vineyard 7 & 8. She paid $220,000 for the classy addition to her garage.Two lots focusing on the open seas each brought in $170,000. Tulane MBA student Hayner Rude III was

encouraged by his parents, David and Roberta Rude, of Houston, to get in the swim of things at America’s Cup on San Francisco Bay later this year, while a six-night yacht adventure up and down the Pacific Coast offered by Harbison Estate Wines also notched a Top 10 bid.With a few of the auction regulars noticeably absent this year, the bidding process seemed to welcome more relatively new participants, who, on occasion, also turned out to be top bidders on choice lots.Chris Edwards, vice president and general manager of Napa’s WineTasting.com, a subsidiary of 1-800-FLOWERS, was top bidder on a pair of live auction lots for the first time this year. Edwards paid $80,000 for the Rombauer lot and another $40,000 for the joint lot from PlumpJack and Cade wineries.“Blending a barrel of wine will be a great experience for some of our top customers, spending a couple of days in the vineyard and cellar at Rombauer Vineyards with the winemaker, blending our own barrel of wine,” Edwards said following the auction. “The Rombauer family has been so influential (in Napa Valley winemaking), so I felt it would be good to expose our customers to them and their efforts.” In addition to the barrel of bidder-blended Rombauer red, the lot included a 180-bottle collection of Rombauer cabernet sauvignon, merlot, chardonnay and a pair of dessert wines.The Cade/PlumpJack lot featured wine and ski experiences on Howell Mountain and Vail Mountain in Colorado, plus four 6-liter bottles of cabernet sauvignon from each winery.“We appreciate the great wines and the properties from which they come,” Edwards added, “in that they speak to the best of the Napa Valley. In addition, (wineries partner and the state’s current lieutenant governor) Gavin Newsom has been supportive of my partner, Scott, and I for many years.”Napa’s Stan Teaderman, himself a local vintner, bought one of the top lots of the afternoon. He paid $160,000 for the Lokoya lot, which will give him and a guest VIP access to the Monaco Grand Prix with noted driver Stefan Johansson, plus a helicopter tour of Lokoya’s hilltop vineyards followed by four days at the Four Seasons in Maui.Auctioneers were eager to put on the block anything they thought would attract a flurry of bids. Young violinist Charles Yang serenaded the crowd at one point, at the invitation of auction co-chair Molly Chappellet. Auctioneer Hatton got a high bid of $55,000 for a private concert by Yang. Then he got guest Emeril Lagasse to doff his chef’s jacket, which he turned into a $9,000 bid to be added to auction coffers.Last year, Auction Napa Valley surpassed the $100 million milestone in funds raised for local health care, housing and youth needs over the lifetime of the event. The total amount raised at last year’s auction was $7.3 million.Chairs of Auction Napa Valley 2013 will be Shari and Garen Staglin and family.

I was a bit surprised when I came across a recent headline stating “Builders hold lotteries for eager new homebuyers,” accompanied by a photo of a large drum loaded with hot pink tickets tumbling around

inside.Really? Lottery participants with mortgage pre-approvals and down payments in place waiting with fingers crossed to hear their name called?Before the housing bubble actually burst, I had a local builder describe what he saw happening in the market. He made a sweeping gesture with his hand and described the movement of a pendulum. Since the real estate market’s pendulum had been swinging so far in one direction for quite some time, it would need to swing equally as far in the other direction before righting itself.As many people have been watching and waiting for that balance to return, housing’s incremental gains over the last year have caught them by surprise.Now, housing prices are inching their way up, and the market’s recovery has been consistently reported across the country. Partly the result of pent up demand and the tightening inventory of completed new homes, the nation’s growth “is finally being driven by housing again,” according to National Association of Home Builders Chief Economist David Crowe.During a webinar last week, Crowe’s outlook for the future is mostly positive, in light of certain market realities such as rising material costs and labor shortages.

Housing currently accounts for 3% of the total economy, or about half of its historical level. Single-family home starts are at 47% of the 1.3-million-unit annual level that’s considered “normal” to meet anticipated demographic and population trends. That explains the lotteries.Crowe also cited consumer confidence polling by the Conference Board and the University of Michigan, which shows a growing number of people favoring homeownership and planning to buy. Plus, over the last four quarters household formations - which averaged 1.4 million per year during the housing boom but plummeted to 500,000 during the bust - accelerated to an annual average of 860,000.He added NAHB projections for single-family starts will increase this year by 26% to 672,000 units, and by 28% to 858,000 units in 2014. These starts would be 53% and 71%, respectively, of what “normal” production should be this year and next.With housing trends moving in the right direction, many people are looking to make

their move. While everyone knows it’s virtually impossible to predict the best possible time to buy or sell real estate, when you consider how the pendulum swings, now certainly looks to be a great time for both sides of the transaction.The key to success right now is getting an early start. With the spring and summer months traditionally the busiest time of year for real estate, there will most definitely be more buyers out there as the weather becomes consistently warmer and the kids get out of school. That’s precisely why it’s the prime time to move after all. People want to be settled in their new homes before school resumes in the fall.With more buyers, there will be a need for more inventory - builders are definitely responding, and in all likelihood, there will be more sellers as well. Those who are ready - sellers who have staged their homes and priced them right and buyers who are pre approved and ready to make an offer - will be the ones getting their deals done.

As the residential market continues to

recover, green is booming.A new national homebuilders association survey estimates indicate that green homes will make up 22-25 percent of the market and $32-$36 billion in value by the end of this year and as much as 29-38 percent of the market and $87-114 billion by 2016.“Very early on I saw green building as a trend, not just a fad,” said Jay Lieser of 1st Metropolitan Builders in Munster, Ind. “I’ve been building homes for 17 years now, and energy efficiency has always been a priority.“The old vision of green back in the ‘70s during the energy crisis was such a misconception,” Lieser said. “Everyone thought you needed to have these huge voltaic solar panels installed on top of your home to be green. But in reality, it all starts with basic energy efficiency and the conditioning of the building envelope.”One of just a handful of NAHB Certified Green Professionals (CGP) in the state of Indiana, Lieser credits the program with teaching him how to build even more efficiently - from learning what different products do, to introducing him to the many benefits of engineered wood.First launched in February of 2008, the CGP program focuses on energy efficiency improvements including a high-performance building envelope, efficient HVAC systems, high-performance windows and energy-efficient appliances and lighting; water conservation measures such as water-efficient appliances and fixtures, filtration systems and drought resistant or low-maintenance landscaping; resource conservation using materials and techniques such as engineered wood and wood alternatives, recycled building materials, sustainably harvested lumber and more durable products; indoor environmental quality considerations such as effective HVAC equipment, formaldehyde-free finishes, low-allergen materials and products with minimum off-gassing or

low volatile organic compounds (VOCs); site design planning such as minimizing disruption and preserving open space; and homeowner education.“Homeowner education was especially important when there were fewer options from the supply chain. Some things were cost prohibitive in those early years - the economies of scale just weren’t there,” Lieser explained. “Over time, as we evolved as a more green society as a whole, manufacturers started introducing new green products at more affordable prices.”Certain manufacturers have won Lieser’s loyalty for their ability to consistently produce new green products that meet the needs of his clients.“I generally go with Pella for doors and windows, Delta and Kohler for water conservation and plumbing, Carrier and Lenox for HVAC, Sherwin-Williams or Benjamin Moore for paint and wall finishes and Weyerhauser for engineered flooring systems,” he said. “In our efforts to always incorporate best of market products, we started using Icynene(r) insulation after it was introduced several years ago. When combined with an advanced ventilation system, Icynene seals the box completely, eliminates drafts and allows moisture to permeate outward. Since it helps keep the temperature consistent throughout the entire home, we’re able to build up to a third floor, adding more square footage to the box.”Having grown up in Munster, Lieser now works and raises his own family there.

“You’ll never see anyone in one of my developments more than you see me,” he said. “I never build the same home twice, and I see myself as the conductor of the orchestra so to speak. I’m always trying to keep everyone in harmony - from homeowners to the trades and my suppliers. The same goes for the environment. I like to incorporate natural products in the building process and have always looked at different ways to repurpose things.”A graduate of Indiana University in Bloomington, Lieser is especially partial to Indiana limestone.“I consider it a timeless building material. Look at the Empire State Building and the Pentagon. After 9/11, three of the quarries I work closely with fabricated the stone used to make the repairs on the Pentagon building,” he added. “Most recently, I had the opportunity to use some extraordinary reclaimed brick pavers from a street in southern Indiana. These particular pavers have a tremendous range of color that’s highlighted with black iron ore. You just don’t see that in brick today.”Comparing the process of building an efficient home to building a boat, Lieser strives to make the best possible use of every nook and cranny in the homes he builds“The technologies available today allow us to build a much more efficient home,” he said. “The trick is ensuring that every inch of the house translates into usable space for the homeowner.”

Tips on getting (and maintaining) a house ready for sale Alma Gaul

Fifteen seconds.That’s about how long it takes a prospective buyer to sense whether they’re going to have a good feeling about your

house, said Teresa Rule, a real estate agent with Mel Foster Co. in the Quad Citites in Illinois and Iowa.And that is why it is often important for people who want to sell their homes for the best price to make changes to get their homes ready to sell. This begins with basic, common-sense steps such as cleaning and fixing things that are broken to a practice called “staging” in which you purposefully arrange your house to put it in the best light.You also want to make your home as move-in ready as possible because 95 percent of buyers aren’t looking for a fixer-upper or even a home that will require them to remove wallpaper they don’t like or replace carpeting that is worn or stained.While sellers may think that removing wallpaper or replacing carpet are big steps that will cost too much or take too much time, doing both can work to their advantage, Rule said.“People (buyers) want a house that is clean and move-in ready,” she said. “I’ve seen it happen time and time again where $3,500 to $4,000 in new carpet will save $15,000 in negotiations. It’s definitely worth it.”Don’t worry that you will pick the “wrong” carpet. The point is that it be clean and fresh.

More pointersLighT: Most people don’t live in their house with every light turned on, but that is how a house should be when a buyer first sees it, said Matt Schwind, an agent with Ruhl & Ruhl in Iowa. “Turn on every light, including those in closets, bathrooms and basements. Don’t be frugal with low wattage, either.“Second, always leave blinds and curtains open wide, taking advantage of every bit of natural light. It’s a psychological fact that the brighter a house when a buyer first sees it, the better impression they will have when they leave.”

STaging: “I talk about the ‘three Ds,” Rule said. “De-clutter, de-personalize and decorate.”De-cluttering means tidying up (putting away magazines, toys and clothing) as well as packing up excess accessories and knick-knacks. These items prevent prospective buyers from “seeing” your house because there’s too much stuff in the way. Or, there is so much stuff that they can’t picture their stuff in the home.“You want to clear the palette,” Rule said.Dawnita Neff of Ruhl & Ruhl goes so far as to say that you should pack up anything that is smaller than the distance between your elbow and fingertips - vases or statuary, for example.Removal will open up space, and “space is good,” said Diane Nelson of Room Wizards in Davenport. “You are selling square footage. Less is more.”If your kitchen counter space is limited, make it look as large as possible by putting coffeemakers, toasters, microwaves, cookie jars and other items in cupboards or storage.After de-cluttering comes de-personalizing, an even more difficult step. That means putting away family photos. Buyers want to see themselves in your house, and if there are constant reminders that it’s your house, they may walk away.That said, you don’t want a sterile house. So some things stay - and you need to decorate.

PainT: Bright, rich colors are popular, but when it comes to selling, neutral is best. That doesn’t mean white. White is seen as cold and sterile. But colors in the sand family or a soft gray - a new neutral tone - are best. If you think color will help set off a room, confine it to one wall or add pillows or a piece of artwork.

WaLLPaPeR: This may come as a surprise to people who love wallpaper, but it is not universally cherished. “Even if you have spent thousands of dollars on a designer print, the odds are 10 to 1 against the next person wanting your particular style,” Schwind said.And if you think it’s too much hassle to pull it down, so will the buyer, he said.

OdORS: Cooking smells, pet odors, diapers, mold, mildew and smoke can literally kill a sale, Schwind said, adding that you should ask your agent for an honest assessment of how your house smells.“Smokers especially may have no ‘nose’ for cigarette smoke, but it is always apparent to nonsmokers,” he said. “Also, buyers will walk right out of a house with a cat or dog urine smell.”“Covering up odors is not the answer either,” he continued. “Heavy perfume, plug-in air fresheners and candles will raise a red flag with buyers.”

CLean: Yes, this means windows, floors and furniture. If your faucets are chrome, make sure they shine. “No one wants to move into a dirty house,” Nelson said.

exTeRiOR: Potential buyers have time during drive-bys, or even while the agent is getting out the key, to make an assessment. Clean the gutters, knock down cobwebs, power-wash your siding, do a little touch-up painting if there are spots that need it and perhaps paint the front door. “If your front door is white, painting it can make it pop,” Nelson said.Put down a new welcome mat and, in the summer, place a pot of blooming flowers next to the door. Trim hedges and pull weeds out of cracks in the sidewalk and driveway. Store “whimsical” doo-dads such as gnomes or whirlygigs. They’re not to everyone’s taste.

Fix iT uP: Sometimes prospective sellers look at their real estate agent and say, “I don’t want to remake my house, I want to sell it.”While that’s true, some work - such as the new carpeting described above - can pay big dividends.Sometimes the work is big. If you have a really old furnace, it could pay to replace it. Your real estate agent could use that as a selling point to prospective buyers, and you might get a quicker, better sale.Sometimes the work is small, but there can be a lot of it. That is, your home has blemishes or inconveniences that you have learned to live with, but when they are “piled one on top of another, (they) seem overwhelming in total,” Schwind said. The more minor things you can fix, the better.

For most, buying a home means getting approved for a home loan.

Borrowers can be better prepared by studying their options and learning what to expect from a lender.Keeping up to date on changes in the mortgage market is necessary, because the government, which essentially backs 90 percent of new home mortgages, keeps tweaking the guidelines for the loans it will guarantee.This spring, the Federal Housing Administration put into effect several new mortgage rules, including one that raises the cost of mortgage insurance for borrowers who take on FHA-backed loans.Here are six tips for improving the chances that the mortgage math will add up in your favor:

BUILD A STRoNG CReDIT SCoRe.One of the main factors that lenders look at to determine a borrower’s creditworthiness is their credit score.Bad borrower behavior like late credit card or other loan payments, having a foreclosure or bankruptcy in one’s credit report and carrying high balances will weigh down your credit score.Most banks sell the home loans that they make to government-owned mortgage companies such as Fannie Mae and Freddie Mac. To do that, those lenders must adhere to certain lending criteria.Loans backed by the Federal Housing Administration will accept FICO scores below 600, but expect to pay a significantly higher interest rate the lower your score. A stellar score ranges from 760 to 850 and can give you greater negotiating power over the terms of the mortgage and ultimately, the total cost of the loan.One way to mitigate the impact of a low score: Make a higher down payment, said Chris George, president of home mortgage lender CMG Financial.If your credit is less-than-stellar, make sure you give yourself time to rack up good credit history well before you attempt to apply for a home loan.Consumers are entitled to a free credit report every 12 months from each of the credit bureaus: Experian, TransUnion and Equifax. You can get copies at www.annualcreditreport.com .

KNoW YoUR LoAN opTIoNS. Making a down payment of at least 20 percent will spare you from having to pay private mortgage insurance.If you can’t afford that, you might qualify for financing on an FHA-backed loan. Those loans allow borrowers to make a down payment of as little as 3.5 percent. That’s great if you’re a first-time buyer and haven’t saved up for a bigger down payment.

But to protect itself from potential loan defaults, the FHA requires lenders to charge extra fees to cover monthly mortgage insurance payments.FHA borrowers with a loan-to-value ratio between 78 and 90 percent will be able to stop making mortgage insurance payments after 11 years. _“No matter how much of your loan you pay down, you’ll always have to pay that insurance premium, and that’s pretty significant change,” said Rick Sharga, senior vice president at mortgage lender and servicer Carrington Mortgage Holdings.Another change: The FHA is requiring that borrowers put down at least 5 percent on home loans of $625,000 or more. That’s up from 3.5 percent, but less than the 10 percent down that most lenders require.

CoNSIDeR MAKING ALARGeR DoWN pAYMeNT.Some experts say borrowers who can afford to put down more than 3.5 percent on a home should consider getting a loan that’s not backed by the FHA, sometimes known as a conforming loan.Such a loan typically only requires that the borrower make a 5 percent down payment. Although that means you still would have to pay private mortgage insurance, at least you’re not locked in, said Jack Guttentag, Wharton School professor of finance emeritus and founder of www.mtgprofessor.com.That mortgage insurance can be cancelled automatically when the loan-to-value hits 78 percent.

Keep AN eYe oN FeeS.In addition to a down payment, you’ll also have to set money aside for closing costs, which can run into the hundreds or sometimes thousands of dollars.

Lenders charge all manner of fees, some of which are negotiable, while others are not. They are required to itemize all fees required to close the deal, so review them carefully.Your bank could charge you to cover items such as credit reports, appraisals, documentation and administrative costs. The total expense will vary depending on where you live and your particular situation.

WAIT FoR A GooD DeAL.If your finances and credit score are not solid enough to enable you to qualify for a loan at an affordable rate, it’s best to not rush into buying.To boost your chances of getting a good deal on a home loan, Guttentag recommends having a credit score of 740 or better, making a down payment of 20 percent.

CoMpARISoN Shop.It’s prudent to get a feel for what different mortgage lenders will offer. There is some room for negotiation, George said.He suggests borrowers approach lenders and state what kind of loan term and interest rate they want, and how much of a down payment they’re willing to make. Borrowers also should ask what can be done to accomplish this with the least amount of points, or fees that can be charged based on a percent of the loan amount.As leverage, it’s best to have quotes from competing lenders, which can be obtained on several websites.They may be enough to sway the lender to match more favorable terms offered by the competition.In addition to Guttentag’s site, you can find mortgage calculators and pricing quotes at www.bankrate.com and www.zillow.com/mortgage-rates.
