DirectionsFroM THe M4Follow the M4 West until Junction 49, then follow signs to Carmarthen.

When reaching Carmarthen, on the 1st roundabout take the 2nd exit and follow the road for half a mile - at the next roundabout take the 1st exit, this is the St. Clears/Fishguard Road (A477) towards Kilgetty.

Follow the A477 until you reach Kilgetty roundabout, then take the A477 (signposted Pembroke Dock) do not turn for Tenby. Follow the A477 and then at the roundabout at Sageston (Carew Market roundabout) take the first exit onto the B4318 to Tenby.

Florence Springs is approximately 3 miles on your left after the turnings for St Florence, with large white signs.

All of the lodges are skilfully cra�ed to the highest quality by our appointed manufacturers, ensuring the highest level of cra�smanship and speci�cation.

The Lodges

All of the lodges come with a 99 year license agreement, which clearly demonstrates the levels of speci�cation and quality, across the lodges available.

�e lodges come in a choice of two colours, with an optional 2 or 3 bedroom layout to cater for the buyer’s requirements. Only the lodges produced by the leading UK manufacturers are available, which illustrates the owners commitment to ensuring the quality of the Park and all of its lodges.

All furniture, carpets, light ��ings, kitchen, décor and bedroom furnishings are included in the purchase price. It is possible to choose the so� furnishings and décor in some cases, which can be discussed with the sales team.

�e lodges range in size from 40x20 to 42x22 and built to British standards BS 3632. �e lodges come with a Canexel exterior cladding, which comes with a 25 year guarantee. A selection of show lodges are in place for viewing, to showcase the lodges and the facilities.Style, quality

Lodge Orders

For decades Pembrokeshire has been a very popular destination for holidays, second homes and retirement homes with an all year round appeal, due to its natural beauty, idyllic surroundings and its proximity to the beautiful National Park coastline. It is the only National Park in the United Kingdom to have been designated primarily because of its spectacular coastline.Should you ever wish to sell your lodge, the increasing quality and developments of the park will re�ect on the value of your property. �e owners are commi�ed to improvement and quality throughout the park, with the continual maintenance, up keep and enhancements to the park being of a very high standard and being regularly carried out.

A payment of £1,000 secures a plot at Florence Springs, at this stage you can discuss and decide the �oorplans, colours and lodge style with our sales team. A�er the plot is secured, there is a 5 day cooling o� period.

A�er the 5 day cooling o� period a commissioning payment of £9,000 is due. �is payment secures the slot in the factory so that the manufacturing process can begin for your lodge. �e commissioning payment is non-refundable. Fourteen days before the lodge leaves the manufacturers, 90% of the outstanding balance is required. �e remaining 10% balance is due when the lodge is sited and is ready to hand over. �e Lodge siting is weather dependant and delays will occur if it is raining heavily or there are high winds.

Decking and Hot Tub

All decking will be supplied by Deckrite Ltd and will be of a standard colour with white balustrades and maple decking. �e walkway will be 28� by 4� down the side of the lodge and the front decking between 8� and 12� in depth. Plots 13 and 14 vary due to the patio doors being on the side of the lodge.�e decking will include skirting around the deck and the lodge, plus a gate and steps.

Decking prices will be from £8,000 to £10,000

�e Hot Tubs will be available from Rotospa who are the only British Manufacturer.

General Information

All Lodges are fully furnished and include central heating, double glazing, ��ed kitchen, bathroom en-suite, carpets, light ��ings, dining table and chairs, beds and ��ed wardrobes. Each lodge has its own parking space. �e Decking and Hot tubs are extras, with personal choice of speci�cation and size.

Annual Charges – As from 1st May 2016 site fee £3500 per annum. Utility gas and electric is billed every 2 months.

Site Fees – are renewed annually and noti�ed to all holiday home owners by 31st December of each year for the following season. �e site Fees are payable in full for the subsequent season by the 31st January each year.

Florence Springs will only supply the highest quality and top models, which allow us to give a 99 year license. All of the lodges exceed the BS3632 standards. �e opportunity to personalise your lodge with a range of �oorplans, are available due to the quality of the manufacturers that we use. As an owner you can decide and specify the curtains, �oor coverings, lounge suite, dining suite and a choice of optional extras, which are available on request.

We have a Sales team on site who we strongly advise you book an appointment with, so that you can be shown through the show lodges and around the site, to ensure that the right plot and lodge speci�cations are chosen.

Nearby Tenby and Saundersfoot are renowned for their beautiful beaches, �ne dining and collections of bars and shops, to keep the whole family entertained. Both of which are very popular tourist a�ractions, drawing tens of thousands of visitors each year to the area making Pembrokeshire a very a�ractive investment location. Inland and further along the coast you will �nd towns and villages, with their historical buildings and remains.

FBM Holidays is an Award Winning Accommodation provider, with a comprehensive por�olio of quality properties that your lodge will sit prominently within. �e property will need to reach a 4 star grading with an inspection once the property has been prepared for holiday le�ings.
