The necessity of vacancy management

Legal
The legal structure is straightforward. The owner of the building grants DEX Property Management an
Authorization Agreement for the property, we in turn grant a Licence to Occupy a unit to the guardian.
This differs from tenancy as we are supplying a service and the guardians are helping us to fulfil it and as
such no tenancy rights are granted to either DEX Property Management or the guardians. Our
agreements were written by our law firm which is specialized in real estate affairs.

- Contract can be terminated with sixteen days’ notice

The way we work
DEX Property Management offers the most cost-effective vacancy management service in the market
today. For a weekly rate (depending on property size, condition and location) all of our resources will be
available to you and your property, ensuring a carefree vacancy period.
Our guardians will be placed in strategic locations inside the property, so from the outside it will be
evident that the property is in use. We will provide the property owner with a layout plan of the
property, detailing the adapted layout of the building. This plan indicates where the guardians and, if
installed, the temporary facilities are located. This will give you a clear insight into the adaptations we
have made to the property. We will only proceed with guardian placement once the property owner has
approved our layout concept.
After the start-up phase, the property owner will be given access codes to his own property database on
our website, to check up on the latest developments at any time of his choosing. This database will
contain all the owners’ properties under DEX Property Management, displaying all relevant information
such as recent meter readings, defects, incidents and remarks.
To ensure we have a large number of carefully selected, flexible and rapidly deployable guardians at our
disposal, we charge our guardians a minimal fee of 50 pounds a week. The non-material compensation
we ask of our guardians is of much more value to us: looking after your vacant property with care.
