LocationThe site has access from Croftdown Road in the area of Dartmouth Park in the London Borough of Camden, north west London. It is approximately 4.8km (3 miles) from the West End and 7.6km (4.7 miles) from the City of London. Belsize Park and Kentish Town are to the south, Hampstead Heath to the west, Highgate to the north and Archway to the east. The immediate surrounding roads combine traditional Victorian homes alongside those developed by St Pancras Borough Council in 1922-1930 as a garden suburb by AJ Thomas, Lutyens’ principle assistant, with cottage style houses and tree lined streets.

There is a diverse selection of national and independent local coffee shops, cafés, restaurants and bars locally including around Swain’s Lane (400 meters north west) and Tufnell Park (850 meters south east). North west of the site is Hampstead Heath, one of London’s largest green spaces. Access to the park on Highgate Road is approximately 550 meters from the site.

The site is approximately 850 metres north west of Tufnell Park London Underground Station which provides access to the Northern line and direct services to Camden Town (3 minutes), King’s Cross St Pancras (9 minutes), Tottenham Court Road (12 minutes) and Bank (17 minutes). The site has links to the A400 which in turn connects to the M1 and the north.

DescriptionThe site extends to approximately 0.85 hectares (2.1 acres) and is bounded by properties and their rear gardens which front Croftdown Road to the north, Dartmouth Park Avenue to the east, Laurier Road to the south and York Rise to the west.

The site is currently comprised of a vacant building to the south west of the site which includes an indoor bowling green, clubhouse facilities and two residential apartments, as well as 68 external car parking spaces, two tennis courts, associated clubhouse and a bowling green on the north eastern side of the site.

All of the facilities are in varying states of disrepair. No parts of the site are publically accessible without appointment with the private tennis club.
