Description
The site is located in the village of Boughton Monchelsea, approximately 2 miles south of
the county town of Maidstone. The village is a sought after location that benefits from a
village shop / post office, village hall, church and pub / restaurant.
The access point to the site is from Church Street. This has been widened using adjacent
land to provide sufficient width to provide for the proposed development.
The site is roughly rectangular in shape and is a total of 2.8 acres. The eastern boundary

Planning
Maidstone Borough Council granted planning consent in May 2018 for the demolition of
existing buildings and construction of 18 new Retirement Bungalows, along with
associated Club House (Planning Ref: 16/502993/FULL).
There is a S106 agreement attached to the planning application that requests a payment
of £15,163.20 toward the provision of NHS Services.
The proposed scheme includes 18 bungalows that range from 891 sq ft to 1,631 sq ft.
The planning stipulates that one occupier of the completed units must be over 55 and
have an established need for 2 hours of domiciliary care per week.
The landowners already have a nominated care provider (Xtracare Ltd) based in
Aylesford, who will be able to qualify and provide all on site care requirements.

Schedule of Accommodation
The proposed scheme includes the provision of a clubhouse of circa 1,076 sq ft
which accommodates a mangers room, treatment room, kitchen, toilets and open
shared social space. The proposed also includes a car port for each unit, additional
visitor parking and a communal garden space to the west, which includes some
retained cob nut trees.
