The center is positioned in the heart of Northwest Florida’s renowned Emerald Coast in South Walton County. Domestic tourists and affluent second homeowners drive local commerce, traveling from key markets throughout the country to visit the 50 miles of turquoise waters and famous sugar-white sand beaches. The area benefits from three distinct markets: permanent residents, secondary homeowners and visitors.

— The area attracts approximately 17 million visitors a year. — The total annual economic impact of tourism in Walton County alone was $3.2 billion in 2016.

— The average household income of visitors to the Northwest Florida region is approximately $126k.

— The region also includes the nation’s largest Air Force Base along with six other military installations within a 1-hour drive of the center with a yearly economic impact of over $7.5 billion.

Increased drive-to market visitors, the primary tourism transportation method, have surged resulting in major state funded HWY infrastructure widening projects throughout the area.

Approximately 75% of Silver Sands Premium Outlets’ customer base is from domestic tourism, primarily from the southern states to the mid Atlantic. There is also an increased trend of vacationers from Ohio, Pennsylvania, and Indiana. This customer tends to be an affluent family with children. The immediate area surrounding the center, including Miramar Beach and 30A, attracts affluent families with significant discretionary income.

The remaining 25% of shoppers are locals and second homeowners including snowbirds. Second homeowners tend to be 50+ years old and affluent. Local shoppers look for everyday clothing and moderately priced merchandise and consider the center their primary shopping destination.
