Developing a three year strategy for the Hong Kong Jockey ClubOver a three year period the Jockey Club expected to spend over HK$18 billion on construction projects. In a competitive market where inflation was already running at 9%, and MEP upwards of 20%, the Club recognized the need to develop a smarter approach around how they procured and tendered projects in order to guarantee supply at an affordable price.

Arcadis developed a three-year strategy to improve their supply chain management, introduce better procurement practices and embed category management within the organization. We introduced demand planning and development control processes resulting in greater visibility and improved spend decisions. We also established and led the implementation of a new operating model and organizational design, all of which helped to deliver a number of impressive benefits:

• We helped the Club deliver total savings in excess of HK$250million

• The total benefits targeted over a 5 year period exceeded HK$1 billion.

Successful projects we have delivered

Bringing a new CBD to life in Iskandar, Malaysia

The Medini project is a 2,200 acre scheme that will see a new CBD built within Iskandar, a huge urban development project in the South of Malaysia. Consisting of a large number of offices and commercial assets, our client needed to redefine their plan and commercial strategy to ensure the value of their development could be maximized.

Arcadis was appointed mid-way through the project and by reviewing the business plan we ensured the project aligned with the overall vision for Iskandar. We offered strategic insight on the future commercial mix that could support the overall business strategy over the next 20 years, and ensured all revenue streams can be realized as early as possible.

• Acted in a fundamental role for this development, helping to create a new commercial and business hub in Southern Malaysia

• Our study served as a blueprint for future urban developments across the country.

Delivering world-class leisure facilities in Singapore

Singapore Sports Hub is a mixed-use development project centred around a 55,000 seat stadium which includes an aquatics centre, a 3000 capacity sports arena, a water sports centre and various other ancillary and community spaces. The Sports Hub is one of the world’s largest sporting infrastructure projects that was delivered using a Public-Private Partnership (PPP) approach. With multiple parties involved in this program, our client needed a trusted partner to ensure the vision and objectives were aligned.

Arcadis was appointed to ensure that construction was monitored in an independent, consistent manner, measuring physical provision against contractual requirements. By proactively reviewing and reporting on the construction quality, we ensured that all project stakeholders worked towards an identified common goal and were provided with an independent and consistent understanding of the project.

Delivering a business plan for a shopping mall in China This 525,000 sqm mixed-use development located in one of Shanghai’s fastest growing neighborhoods and education hubs, Yangpu district. Slowing economic growth, rising market competition and fast-changing customer expectations in China created challenges in ensuring this mixed-use project delivered a sustainable return on investment.

Arcadis was appointed to develop a business plan for the shopping centre development that could maximize the value of the asset. The plan helped to underpin the design vision with data, encourage local government support for the development, and attract investors and tenants. We advised on the total available market opportunity open to the client by extrapolating available market data.

• Developed a leasing strategy to ensure correct tenant mix, identified the mitigated architectural risk

• Helped the asset to achieve higher occupancy rates on opening, driving up sales and rent roll.
