According to the study, published in the American Journal of Clinical Nutrition, a combination of healthy eating and exercise is the preferred roadmap to a healthy heart. The industrial market segment, which accounted for 84 per cent of space leased, was the driver of strong year-over-year growth. The average industrial lease rate was $5.88 per square foot net - up by 13 per cent year-over-year compared to the average of $5.20 in July 2015. In contrast, the commercial/ retail and office lease rates were down compared to last year. "The Greater Toronto Area regional economy continues to outperform many other metropolitan areas across Canada. As such, it was encouraging to see healthy commercial leasing numbers for July. However, it is important to point out that growth in the Canadian economy more broadly remains below the long-term norm and commercial leasing and sales results could fluctuate as GTA businesses adjust to current economic conditions," said Cerqua. The number of combined industrial, commercial/retail and office sales in July 2016, for transactions with pricing dis- closed, were down compared to July 2015. The year-over-year change in average selling prices per square foot were mixed, with the average industrial selling price down substantially and the average commercial/retail and office prices up substan- tially. It is important to note, that commercial property leasing and sales activity can be quite volatile on a month-to-month basis. As such, the types of transactions, in terms of property type and location, can vary. This can have a compositional impact on average lease rates and/or selling prices. How inconsistent work hoursaffect employees' personal life

NEW YORK, (IANS) Nearly 40 percent of low-wage employees in the USworked inconsistent hours after the Great Recession, say researchers,making it hard for them to plan for basic needs like paying rent or takingcare of their kids. "Since the Great Recession, so much of the conversa-tion has been about unemployment completely," said Ryan Finnigan,assistant professor of sociology from University of California-Davis.There's another conversation that's been much less prominent about thequality of jobs that are replacing the ones that have been lost, he added.For the study, Finnigan and PhD candidate Joanna Hale looked beyondthe record unemployment of the 2007-09 Great Recession to examine jobstability. They found that even before the recession, workers who hadinconsistent hours from week to week earned less and were more likelyto live in poverty than workers with consistent hours. With the onset ofthe recession, they fared even worse. "Unpredictable work schedulesand unstable hours create significant costs of time and money for mil-lions of workers and their families," Finnigan noted.Unstable work schedules made it difficult to keep a long-term budget orto plan for time with family, child care and even the rest and relaxation

that workers with regular hours can take for granted. To reduce theirlabour costs, some employers use "just-in-time" scheduling which usesa software that can determine the number of workers needed based onchange in customer traffic down to the hour. "I think that's somethingthat's working out very well for employers andnot very well for employees but they have littlerecourse to find better arrangements," Finniganpointed out. The findings were scheduled to bepresented at the 111th annualmeeting of the American So-ciological Association(ASA) in Seattle this week.

Listening to music at work mayboost team spiritNEW YORK, (IANS) Listening to upbeat music can have posi-tive effect on the cooperative spirits of individuals working asa team, according to a new study. In the study published in theJournal of Organizational Behavior, researchers described twostudies they conducted to test the effect of different types ofmusic on the cooperative behaviour of individuals working asa team.For each study, par ticipants were grouped into teams of threewhere each team member was given multiple oppor tunitiesto either contribute to the team's value using tokens or keepthe tokens for personal use. When happy, upbeat music wasplayed like "Brown Eyed Girl" by Van Morrison or "YellowSubmarine" by the Beatles, team members were more likelyto contribute tokens to the group's value.When music deemed unpleasant was played -- like heavymetal songs by less than well-known bands, par ticipants weremore likely to keep tokens for themselves. The researchersfound that contribution levels to the public good when happy,upbeat songs were played were approximately one-third highercompared to the less pleasant music.When researchers conducted a second experiment testinghow people react when no music is played, the results werethe same. The researchers concluded that happy music pro-vokes people to more often make decisions that contribute tothe good of the team.

E-cigarettes can help eliminatesmoking in 30 years: ResearchBENGALURU, (IANS) Smoking, which can cause several ail-ments including cancer, can soon become a thing of the pastif quality and diversity of vaping products continue to increase,and costs continue to fall, economists have estimated."If product quality and diversity continue to increase, and costscontinue to fall, within 20 years vaping could cut smokingrates by 50 percent or more. In 30 years, vaping might elimi-nate smoking altogether," according to a working paper byReason Foundation, a US-based non-profit."In less than 10 years, vape products have seen a dramaticincrease in quality, efficacy and safety, while prices havefallen. Already, millions of smokers have switched," said co-author of the paper Amir Ullah Khan, Member of the Board ofGovernors at the Presidency University, Bangalore.In India, the authors estimated that "within a few years per-haps 10 per cent of smokers could switch to vaping. If thathappened, close to 11 million people would experience amultitude of benefits, including a substantial reduction in therisk of death from tobacco-related diseases. Assuming thatthe majority of those who switch are under 40, the averageincrease in life expectancy could be around eight years, re-sulting in a total saving of around 90 million life-years," thepaper said.

body of anecdotal evidence onsleep deprivation.The research team was led byJuliana Lopes, a visiting researcherfrom Sao Paolo, Brazil. For their experi-ment, the scientists grew tumours fromstem cells, known as"mammospheres". The growth of thesemammospheres was enhanced withchemicals known to fuel tumourgrowth, namely, the natural hor-mone estrogen, and estrogen-likechemical Bisphenol A, or BPA,found in many types of plasticfood packages.Melatonin treatment significantlydecreased the number and sizeof mammospheres when com-pared with the control group. Fur-thermore, when the cells werestimulated by estrogen or BPAand treated with melatonin at thesame time, there was a greaterreduction in the number and sizeof mammospheres.

DRINKING GREEN TEA COULDPREVENT ARTERY EXPLOSIONTOKYO, (IANS) Your love for green tea might save you fromabdominal aor tic rupture -- a deadly condition of the mainar tery of the body that often turns out to be a silent killer,researchers say. The findings showed that green teapolyphenol, which is a major component of green tea, canhelp in preventing the abdominal aortic aneurysm -- a con-dition in which the main ar tery becomes overstretched andbloated. In the study, the team treated rats with enzymesthat induce abdominal aortic aneurysm and found that thecondition developed less frequently in rats that drank greentea polyphenol. "Abdominal aor tic aneurysms often go un-noticed because there are no symptoms until they burst,"says Kenji Minakata from Kyoto University in Japan. With-out treatment, abdominal aortic aneurysms eventually rup-ture and lead to death 50 per cent of the time.

Teenagers who feel safe atschool get higher gradesTORONTO, (IANS) Feeling unsafe at school may hamper astudent's learning potential and also contribute to moreemotional problems, warns new research. "We found thatstudents who felt safer were more attentive and efficient inthe classroom. These students also reported fewer symp-toms of depression, such as feeling unhappy and havingdifficulty enjoying themselves," said one of the researchersCaroline Fitzpatrick, Professor of Psychology at Sainte-Anne's University in Nova Scotia, Canada."Making sure that students are engaged and attentive in theclassroom can contribute to long-term success above andbeyond intellectual capacities such as reading or mathskills," Fitzpatrick noted. The researchers used data fromthe Quebec Longitudinal Study of Child Development -- anongoing study that began in 1998 with a cohort of 2,120 five-month-old infants -- to investigate whether feeling unsafe atschool interferes with classroom engagement. They alsoconsidered whether this association is expressed throughreduced student well being, including symptoms of depres-sion and aggressive behaviour. The findings, published in the Journalof Adolescent Health, showed that being a victim of school violenceand feeling unsafe both contribute to symptoms of depression, whichare detrimental to students' learning potential. However, factors typi-cally linked to feeling unsafe, such as bullying or school violence, onlypartly explain why students feel less secure. "We know from some ofour previous research that youth who experience chronic poverty andthose living in 'bad' neighbourhoods also tend to feel less safe at school,"Carolyn Cote-Lussier from the University of Ottawa explained. "Wethink that this might be the case because teenagers who live in disor-derly, disadvantaged neighbourhoods 'carry' their fears to school everyday," Cote-Lussier noted. "The features of the physical environments inwhich schools are located are also really important. For example,green spaces and well maintained buildings are likely tomake youth feel more at ease," she said.

Protein that helps breakdown of fat identifiedNEW YORK, (IANS) Researchers have found that a protein often located on the sur face of fatdroplets within cells -- and especially abundant in the muscles of endurance athletes -- can kick-offthe more efficient and healthful breakdown of fat. The findings could have significant implicationsfor development of new ways to treat obesity and Type-2 diabetes, said senior author of the studyPerry Bickel, Associate Professor of Internal Medicine at the University of Texas SouthwesternMedical Centre in the US.The study, published online in the journal Nature Communications, repor ts a new role for theprotein, Perilipin 5, in the cell nucleus as a regulator of fat metabolism. In obese people and rodents,excess fat can accumulate in tissues not specialised for fat storage, such as skeletal muscle, thehear t, and liver. This buildup can lead to dysfunction of those tissues, Bickel said.Trying to break down large amounts of fat can overload the body's metabolic system, swamping thetiny cellular mitochondria whose job is to turn fat into fuel for work or heat, he explained. "If youoverload the factory with fuel, then it does not work well," Bickel added. The cells are then left witha brew of par tially processed fats that can be toxic to the mitochondria and lead to the insulinresistance seen in Type-2 diabetes, he said.
