The Class A LEED Gold Etobicoke Wellness Centre (EWC) will be home to physicians’ offices as well as outpatient programs and services and provides a new contemporary gateway to the Hospital. THE OPPORTUNITY In 2015 the Morguard-led consortium, EGH Health Partners, which included Bird Construction, ARK Inc. RBC Capital Markets, RBC Insurance and Fasken Martineau was one of three teams shortlisted to submit a proposal to Design, Build, Finance and Maintain 156,000 square foot office building at the Etobicoke General Hospital. The development replaces an existing smaller medical office building and is a key component in the expansion and transformation of the hospital campus. WOHS committed to leasing 100% of the building for a 40-year period. THE VALUE PROPOSITION

In 2016, after a year of collaborative design development and structuring of the deal, EGH Health Partners was awarded the mandate for the $52 million project based on the team’s expertise to produce a refined design, competitive pricing, secure long-term financing and a 40-year operations and lifecycle maintenance plan. The DBFM structure allows the hospital to update and modernize its infrastructure and deliver patient services in a more cost effective manner, while providing a competitive return on investment to Morguard.

THE RESULT

The Etobicoke General Hospital will soon open a Class A, LEED Gold medical office building that will more than double the existing square footage of the current facility in order to meet the hospital’s growing needs and provide world-class medical care to the surrounding community. The building will connect to the Etobicoke General Hospital’s newly constructed and expanded patient tower via a covered pedway. Construction began in June 2016, reached Substantial Completion in November 2017. Tenant fit outs are underway.

COLLABORATION

The Morguard-led consortium includes Bird Construction, ARK Inc., Fasken Martineau, RBC Capital Markets and RBC Insurance.

The consortium and Osler worked together on collaborative design development and structuring the deal.

The project includes the joint construction of a covered pedway between the EWC and the new patient wing.
