Log in to the RealEC Exchange with your Username and Password. Upon first login, user is prompted to
change password and set up security questions for future password resets.

Password Guidelines
The password should meet the following requirements:
o Must be between 8‐20 alphanumeric characters
o Must not contain repeating characters
o Must contain at least one digit or special character
(Special characters are: `!@#&$%^*()_+{}:<>?‐=[]\;,./)
o Must contain an upper case character
o Must contain a lower case character
o Must not contain illegal characters
(Any character not specified in special characters is illegal character. Example: [Space]'|~")
o Must not contain username
Security Questions
User must pick a minimum of 6 Security Questions and Answers. Be sure to write them down for future
password resets.
Select questions from the dropdown and press the Add button.
o Each answer must be 4 characters or more
o Cannot pick same answer twice
o Cannot have same answer to multiple questions
o All questions chosen must have an answer

Step 2: Select your invoice from your
computer and click Open.
Step 3: Choose Service Invoice from the Document Type dropdown. Next, complete Creation Date and Status. Note: Creation Time will auto‐fill and only
needs to be adjusted for those clients that
monitor turn times.
Status should be Final.
Click the Upload button.

Product Information section will appear.
Step 4: Complete the Invoice Amount,

Step 5: Add Appraisal PDF and Appraisal
Data‐ Scroll back up to Select Document and
attach the remaining documents (Appraisal
Data, Appraisal PDF), then select the
appropriate Appraisal Document Type and
click Upload. Continue these steps until all 3
documents are uploaded:

Note: Misc. Appraisal documents may be added to the event as well. Once all three required documents are uploaded and the Product Information section is completed, click Submit Event. Note: It can take several minutes for Event 537 to return results.

Once the Order Fulfillment PDF & Data (RealEC Event 537) event is submitted, the appraisal information is evaluated to determine if the appraisal must be submitted to UCDP or EAD. Note: It can take several minutes for Event 537 to return results. If the appraisal does not require UCDP or EAD delivery, the following events will be delivered to the Lender:
If the appraisal does require delivery to UCDP or EAD, the appraisal data will first go through a Readiness Check to determine if it is ready for submission to UCDP/EAD. If the Readiness Check passes, RealEC will generate Readiness Check Passed (RealEC Event 6008). If the Readiness Check fails, Readiness Check Failed (RealEC Event 6007) and Evaluation Delivered (RealEC Event 754) will be returned. Note: The Appraisal must include the Lender’s FHA Case Number, or the appraisal data will be rejected and error will be returned ERROR: Required Customer Data Not Present (RealEC Event 1071).

Evaluation Delivered (RealEC Event 754) will include an attached document outlining all appraisal items that must be corrected. Once corrections are completed, Order Fulfillment PDF & Data (RealEC Event 537) must be resubmitted. Files such as the service invoice and Appraisal data will need to be included on each resubmission. RealEC performs a Readiness Check on the resubmitted data. Once Readiness Check is passed, RealEC will submit the Appraisal to UCDP or FHA EAD for evaluation. RealEC will generate either Findings Passed (RealEC Event 6058) or Findings Failed (RealEC Event 6057). If Findings Failed (RealEC Event 6057) is returned, the Provider will review Hard Stops and determine if they can be resolved. The Provider will determine if modifications require an update to the appraisal or an Override request. If updates are required to the appraisal, the Provider will resubmit the updated Appraisal PDF and Appraisal Data by resubmitting Order Fulfillment PDF & Data (RealEC Event 537). Note: Appraisal data and service invoice will need to be included on each resubmission. If appraisal findings are override eligible, the Provider will submit Findings Override Request (RealEC
Event 6050). From the Order Summary Page the provider will click Add Event and choose Findings
Override Request (RealEC Event 6050).
Some overrides require comments which should be included in Findings Override Request (RealEC Event
6050).
Once the Override Reason is selected and/or comments input the provider will submit the event. See hard stop codes in Appendix B and override codes in Appendix C.

Once submitted to the portal the override request will be evaluated and Findings Passed (RealEC Event
6058) or Findings Failed (RealEC Event 6057) will be returned.
If the Provider determines Hard Stops cannot be resolved or overridden, the Provider will send Hard
Stops Unresolved (RealEC Event 6059).
The Provider will need to indicate in the comment section for each Hard Stop the reason that the Hard
Stop was not able to be resolved. Click the Submit Event button when done.

AppendixA‐OrderFulfillmentPDF(RealECEvent538) If you do not have an appraisal data file, you will select Order Fulfillment PDF (RealEC Event 538) and upload a first generation PDF along with the service invoice and any other supplemental documents. RealEC will scrape the data and create a 537 event with the documents delivered by the Provider including:
o Service Invoice o Appraisal PDF o Data file created by RealEC o Misc. Documents
If RealEC is unable to scrape the data to create the 537 event, you will see Appraisal PDF Conversion
Failed (RealEC Event 6001) returned. Example of cause would be if you did not upload a first generation
PDF.
NOTE: This is a configurable feature associated with an additional cost. Please contact RealEC for more
information.
