It needs to be pointed out that even the best trained home inspector is not perfect.A home inspection is a visual, non-invasive, non-technically exhaustive, assess-

ment of a home. When it comes to your average 2000 square foot rancher, a compe-tent home inspector may spend three hours on site. Th at's three hours to inspect the site, the foundation, the framing, the roof, the heating system, the cooling system, the plumbing system, the electrical system, and the attic and the crawlspace. Th is three-hour process, while covering most apparent conditions, simply cannot alert a buyer of all near term and future repair and replacement expenses.

Regardless of how long a home inspector spends at the home, many house defects are simply not visible. Often impending failures do not provide any observable evi-dence. Sometimes existing conditions are concealed by furniture, storage, walls, or fl oor fi nishes.

Many buyers understand that an inspector cannot possibly tell them about con-cealed conditions however; it's not unusual for a home inspection client to fi nd de-fects in a new home that on the surface may appear obvious.A few of the more common items include:

• Failed Th ermal Seals in Windows. When the seal of the double glazed window fails, condensation forms between the panes however the dew point must be reached before the condition is observable. A window with a recently failed seal may look fi ne at 3 pm, but two weeks later, at 8 am when the buyers move in, the problem may be obvious enough to compel the buyer to utter the phrase "the home inspector should have seen that!"

• Basement or Crawlspace Water Penetration. Looking out for evidence of ongo-ing or prior water penetration in crawlspaces and basements is a high priority for home inspectors. Most home inspectors can spot even subtle evidence of a water entry problem, but keep in mind that surface water drainage patterns change, exterior damproofi ng wears, and sometimes that "ten year" rainfall occurs. Th e new homeowners who fi nd a few inches of water in the basement or crawlspace, that the home inspector saw when dry, could be heard saying: "the home inspec-tor should have seen that!"

• Leaky Gutters. It’s diffi cult to tell how badly the gutters leak when its 25 degrees and sunny on the August long weekend, and the buyer moves in on a rainy Octo-ber Monday: "the home inspector should have seen that!" is declared.

It needs to be pointed out that Home Inspectors who have a solid education and are passionate about what they do, always put the home buyer fi rst, and they always have your best interest at heart. Th at being said it does not eliminate the risk involved in buying a home it only reduces it.
