Today, you can see all the hallmarks of a thriving inland port: sold out industrial parks, active construction sites and a flurry of activity. In 2008, the Manitoba business community and governments came together with a plan to capitalize on our central North American location and exceptional trimodal transportation assets. Today, CentrePort Canada is realizing its promise as North America’s largest tri- modal inland port. Appointed in November 2009 as the founding President and CEO, Diane Gray has seen the inland port go from concept to reality, all the while knowing it would be a transformational project for the economy of our province. “It has taken many stakeholders collaborating together to make this project a reality. Landowners, developers, governments, businesses and the real estate community, and of course the team at CentrePort, all worked hard to get this project off the ground,” says Gray. “This was a shared vision based upon differentiating our province for investment attraction and job creation.” Under the guidance of a private-sector led board of directors, with support from key stakeholders, nominating organizations, marketing partners and leadership from governments at all levels, CentrePort has been the driving force in laying the foundation for the inland port to become a vital logistics hub. Milestones achieved over the last decade include the construction of CentrePort Canada Way; the installation of full services in CentrePort North (RM of Rosser); and, the introduction of a unique special planning area to streamline land development processes and approvals. These strategic infrastructure investments would not have been possible without the support of all levels of government, forward-thinking developers and engaged business leaders. This collaborative approach has led to significant private sector investment, resulting in increased municipal and provincial tax revenues and high quality jobs for Manitobans. Gray says, “It’s been incredibly rewarding to see the results of the vision, planning and implementation by governments and champions that are helping to bring this project to life.” Conceived of as a complete community with a ‘live, work, play and learn’ approach to planning, and with a focus on sustainability incorporated into the zoning by-law for CentrePort North, development is happening quickly. The availability of shovel-ready industrial real estate has been attracting attention from local, national and international industry leaders who are seeking to develop state-of-the- art facilities for a multitude of sectors and clients. “With planning complete and infrastructure in place,” says Gray, “the market is responding. Since water and wastewater servicing was installed, building permit values have increased eight fold, with more than $110M of building permits being issued to date in 2019.” The future is bright for North America’s largest inland port. New developments are starting to take shape across the footprint and there are major venture on the horizon, including the servicing of City of Winnipeg lands at CentrePort South, the development of a 500- acre residential area, and the construction of the 665- acre CentrePort Canada Rail Park. By continuing to work closely with strategic and regional partners, and by aligning CentrePort’s activities with the Province of Manitoba’s Economic Growth Action Plan, CentrePort looks forward to the next ten years.

DIANE GRAY REFLECTS ON TEN YEARS OF CENTREPORT CANADATen years ago, gazing west from the intersection of Inkster and Brookside Boulevards, you would have seen farmer’s fields, gravel roads and prairie vistas. Today, you can see all the hallmarks of a thriving inland port: sold out industrial parks, active construction sites and a flurry of activity. In 2008, the Manitoba business community and governments came together with a plan to capitalize on our central North American location and exceptional trimodal transportation assets. Today, CentrePort Canada is realizing its promise as North America’s largest tri-modal inland port.

These strategic infrastructure investments would not

have been possible without the support of all levels of government, forward-thinking developers and engaged business leaders. This collaborative approach has led to significant private sector investment, resulting in increased municipal and provincial tax revenues and high quality jobs for Manitobans.

Gray says, “It’s been incredibly rewarding to see the results of the vision, planning and implementation by governments and champions that are helping to bring this project to life.”

Conceived of as a complete community with a ‘live, work, play and learn’ approach to planning, and with a focus on sustainability incorporated into the zoning by-law for CentrePort North, development is happening quickly. The availability of shovel-ready industrial real estate has been attracting attention from local, national and international industry leaders who are seeking to develop state-of-the-art facilities for a multitude of sectors and clients.

“With planning complete and infrastructure in place,” says Gray, “the market is responding. Since water and wastewater servicing was installed, building permit values have increased eight fold, with more than $110M of building permits being issued to date in 2019.”

The future is bright for North America’s largest inland port. On October 30, 2019, CentrePort Canada’s partners and industry leaders joined Diane Gray, President and CEO, for the annual CentrePort Canada Footprint Tour to learn about and see first-hand the increasing development in the area.

The tour included a walkthrough of MacDon’s state-of-the-art Global Parts Distribution Centre. Jason Klassen, Vice President of Global Parts Operations, provided a tour of the 110,700 SF facility - a custom-designed warehouse space with 40-foot ceilings and 3.948 million cubic SF of warehouse space. Utilizing “Very Narrow Aisle” intra-logistics technology, Advanced Warehouse Management systems, and uniquely designed combi-lifts capable of picking parts at 40 feet and lifting 8,000 lbs, MacDon meets the demands of farmers all over the world.

Other stops on the tour included the 500-acre planned residential area, CentrePort Canada Rail Park, Brookside Industrial Park West Phase III, and Brookport Business Park. The final stop on the tour was a media event at 19 Ronn Road to announce nine new companies establishing operations in the area.

Special thanks to CentrePort partners Best Western Plus for hosting the group before and after the bus tour and Eautopia Biotechnologies Inc. for refreshments. Thanks as well to CentrePort-located companies Inland Audio Visual for media support and MacDon Industries for providing the tour.

FTZ?Did you know?

Ten years ago this last October, CentrePort Canada became home to our nation’s very first area designated as a Foreign Trade Zone (FTZ). This is a region within a country where barriers to international trade are reduced or eliminated to better attract foreign investment and business. It was one of the first steps in the creation of the inland port and it was a move that put Winnipeg on the map of international trade. There are currrently nine FTZs in Canada.
