Dear NSW Government,
I strongly believe in the right of people to share their houses and apartments across New South Wales in a responsible and respectful way, without extreme regulations like caps and costly registration processes. Please accept this as a formal submission to the Options Paper.
Why do I host with Airbnb?
The Airbnb host community depends on hosting as an economic lifeline to help us pay the mortgage and the bills. I also recommend my favourite cafes, restaurants and shops so small businesses get a boost from local tourism.
I wish to support the following options:
Section 4: Industry Self Regulation - including industry complaints management and education which encourages responsible hosting and self regulation. Any Code of Conduct would need to be reasonable and representative of the home sharing community. Section 5: Strata Regulation - This includes options for by-laws to manage visitor behaviour and to receive a revenue share from home sharing. I would also support rules to deal with bad actors and isolated incidents of unruly behaviour. I would not support a regulatory environment which allowed Owners Corporations to ban outright short term rentals.

Dear Director of housing
I am actually an Airbnb host. My accommodation is completely “self-contained” with no shared arears and situated on the ground floor of a 3 storey house, in which myself and my husband reside permanently.
We live in a quiet residential area full of houses with families. The area is renowned for hosting weddings and function but with very little accommodation in terms of hotels etc, so Airbnb is a great option for people visiting the area on holiday or for a function.
In our listing we pre-warn potential guests of the nature of the area and, of course ,inform them of the facts that we live above the accommodation and we ask them to respect our neighbours in terms of noise and parking etc. A lot of Airbnb listings do the same. However, as we live on the premises we are on hand to make sure that there is no breach of these conditions. We can monitor parking, noise and any nuisance behaviour before it becomes a problem for our neighbours.
However, I know for sure that this is NOT the case for Airbnb listings in our area that are completely independent houses. I have had had some really lovely ‘wedding guests’ who have confided in me that the main wedding party “house” was an absolute nightmare, often with many more guests visiting than were allowed, VERY noisy, VERY drunk and they left the house in a terrible condition. And these were their friend and relatives!!!! Imagine what the poor innocent neighbours or such a house have to endure. This is not just one isolated case, it is very common.
It would be my worst nightmare to have to live next door to a house that rented out to Airbnb. Even the noise levels just from “normal” families or friends holidaying would be far greater than from houses that are occupied by their owners or full time tenants. Swimming pools are used far less frequently by full time occupiers as they are at work/school etc but holiday makers are in a completely different category. Groups of people on holiday are more likely to socialize later at night, drink more and make far more noise than permanent residents of a home and not understand the local council regulations regarding rubbish and parking.
I think it is unacceptable that hard working individuals who are buying or permanently renting a property should be subjected to living next door to these kinds of conditions.
Limiting the short term rental to 90 days a year help at all! Those 90 days would likely be in the peak season summer time. The exact same time that permanent home owners or permanent rental occupiers have the right to enjoy the quiet comfort of their own homes and gardens.
I believe that “shared” homes, where a room or part of a residential property is acceptable, as long as the owners live there as well.

I have used STHL and it has been brilliant. The industry does not need government regulations, a code of conduct would be sufficient. I have stayed in many places and have not seen any adverse effect on surrounding occupants.
I have also stayed in regional areas which I would never go except for the STHL option.
