TRUSTEES CORNER :The rainfall in May seems to have equalled the 10 year average – possibly indicating that we will at least make normal rainfall this year. We look forwards to seeing if this turns out to be true, and the effects of the rain are already evident all over the estate!

1. Dam 1: Much progress has been made clearing the dam and preparing it towards becoming a playground. Grass of course grows at its’ own pace, and so hopefully in a couple of months we will have green starting to predominate the area. The workers yard around the dam will also soon be fenced off, and the jogging trail routed alongside the fence, next to the dam. We look forwards to this area becoming an attractive part of the estate!

2. WalkingandRidingTrails:Anoverflowtrenchtointerceptstormwateroverflowofftheestatehasbeencreatedalongsideourboundary,andwillsoonlead that water into the Voelvlei dam, from where we can potentially use it towards summer irrigation. 75 Tonnes of gravel have also been delivered to spread over the walking trails, to suppress the mud and further improve the facilities for ease of use. Improved signage is also in the pipeline, to make it more interesting.

3. Aesthetics:AnewspecificationhasbeenpreparedbytheTrusteestoaddtotheBuildingRules,definingsyntheticlawnparameters,withlengthbetween 20mm and 40mm, and selected (green) colours. These will be circulated shortly, and samples made available at the Clubhouse, similar to the authorised paint colours. In addition, such lawn may be installed between a home and the street verge, but not beyond the boundary line. We will have an opendayforestateagentson21May–pleasetryandensureyourfrontgardenreflectsthequalitythattheestaterulespredict(whichrulesframeworkallhomeowners agreed, as our baseline)

4. Lawns: Thank you to everyone who has begun attending to their newly re-sprouting lawns! The recent rainfall has caught some of our lawnmowers slightly unawares or asleep in the garage. Many did wake up in the good days following and most lawns are looking better, but we will have to remember to bring our mowers back into regular use and keep our lawns looking fresh and clipped.

5. Dogs: It is important to note that ALL areas of the common property reside under the same requirement – if a dog messes, the owner or walker must immediately remove that faeces and dispose of it in a bag, in the nearest provided dustbin. There is NO area of the common property at all where you can simply ”kick it off the pathway” as one resident recently insisted was allowed !

Black-shouldered Kites can often be seen in the fynbos areas around our dams, they like to hunt from perches where they can see small rodents on the ground, which is their main prey. If perches are not available they are extremely good at hovering high above the ground and diving down on their prey, then taking it up to a perch to eat. Black-shouldered Kites are common throughout Africa, but prefer to live in open lightly treed areas for their hunting and breeding, they are nomadic depending on food availability.Nests are usually high in a tree, (up to 7m above ground) the female does all the sit-ting on the eggs, but interestingly the chicks are fed almost exclusively by the male.

De Wijnlanden Drought Tolerant Plant Of The MonthCampfire Crassula capitellaCommon name: “Campfire”

A campfire’s stacked and crisscrossed wood, once lit, gives a magical light as it burns away and the Campfire succulent is aptly named, with its stacked propeller like leaves and beautiful red orange colour.Crassula capitella is an indigenous perennial branching succulent that is wonderfully water wise. It likes to grow in well drained soil in full sun and is exceptionally har-dy and drought tolerant. Do not over water but rather let it be on the dry side, where it will happily perform in any garden. These plants are easy to grow, but they are susceptible to mealy bugs and fungal diseases. It is an excellent ornamental plant which is very useful for adding colour.This succulent’s fleshy propeller-like leaves start as lime-green and then mature to a bright red colour. Red colours will be outstanding with longer sun exposure and green colours will be prominent if planted in shade conditions. It grows prostrate, forming mats about 15 cm tall and up to 90 cm wide.The Camp Fire Plant produces small white flowers on a stalk in summer. Bees, butterflies and insects are attract-ed to the flowers and this brings a host of other animals onto the garden.Plants can be easily propagated from a single leaf.

DW Spit Braai – another success!

Whether you have been a part of our beautiful estate a week, a month or even a year, the main idea behind our annual Spit Braai is to give new residents a chance to meet other residents at a relaxed joyous occasion. You can bring your family or friends, own snacks and drinks and enjoy what our lovely estate has to offer all in the spirit of building a close knit community.

This year on Saturday 14 April, what turned out to be another beautiful day in the winelands, we had almost 70 people been treated to a delicious spit braai meal prepared by Oor-die-Kole. To accompany the meal we tried something new, and decided to invite our own craft beer residents, Helderberg Brewing which showcased their beers via a free tasting and allowed us to enjoy beers at lunch time and for take-away to home! We also had our neighboring wine estate Vergenoegd providing a wine tasting and wine to accompany the food! We also had a jumping castle for the young ones, kindly sponsored by Seeff Properties and for future events we would welcome any sponsorship towards making our events more special and enjoyable!

5 Interesting Residential Housing trends for 2018:1. Estate properties are more valuable:Lightstone has shown that, on average, estate properties are more valuable than non-estate properties. The prices of homes on estates tend to be less volatile, hence a better investment option during challenging times. Lightstone says at least one in 10 South Africans choose gated communities when making residential property purchases.

2. Semigration is not only to the Western Cape:From January 2016, 33 % of relocating South Africans made the Western Cape their destination of choice. Agents have reported substantial interest from Gauteng buyers, and semigration remains a key catalyst in house price inflation in the region. As Cape Town’s property prices soar, potential buyers are turning their attention to KwaZulu-Natal. Lifestyle and good prices are also attracting buyers to the Garden Route where interest is growing from Knysna and Plettenberg Bay to George and Mossel Bay. The Gauteng region remains the centre of business and commerce for southern Africa and continues to attract more than 300,000 people annually from around the country, the African continent and globally.

3. Sectional title growth outstrips freeholdWhile only 12% of SA’s current housing stock of 6.45-million housing units is sectional title, demand for sectional title properties is growing rapidly and apartment prices are holding up well against freehold property. The FNB Properties Index shows the sectional title house price index rose by 5.27% year on year in Q3 2017, while the corresponding full title house price index increased by only 2.95%. In addition, with an average of at least 90,000 first-time buyers entering the market each year, it is no surprise smaller properties in the sectional title market showed the strongest price inflation of 9.3% in the same period.

4. Luxury segment is downscalingThe demand for well-located sectional title apartments with low maintenance and running costs is not limited to first-time buyers. People downscaling due to changing lifestyle re-quirements make up a significant proportion of investors. There is a growing downscaling trend towards smaller, but not necessarily less-expensive properties.

5. Multi-generational living on the riseMulti-generational living or extended family living, with the associated benefits of pooled resources and cost efficiencies, is making increasing economic sense. Adult children are moving back home as singles, or married couples occupy a cottage or second dwelling on their parents’ properties.Rising costs and a shortage of affordable retirement accommodation are contributing to this trend.

Dear DW Residents

We have had such an awesome and busy 2nd term so far and are very happy to welcome Teacher Jean-Marie Wagener our new Penguins class teacher. Teacher Jean-Marie has replaced Teacher Télana who is now very excited to be teaching the Owl class. Both Jean-Marie and Télana have settled into their new classes very happily and the children are loving their new teachers.

We also welcomed three new members into our Duckling class this term, Dawid Wagener and twin sisters Stella and Riley Lombard who have all settled in so well and are already enjoying their school day very much.

At the end of last term we had our annual school Easter Egg hunt and party which the children loved and as always a visit from the Easter Bunny himself went down a treat.

We have a lot of very special days coming up this term and two of our most important days of course are Mothers Day and Fathers Day. We have something very special planned for both our Moms and our Dads which both the teachers and the children are very much looking forward to. One of our themes this term will be all about the weather and on Friday the 8th of June the Aquarium will once again be coming to entertain the kiddies with one of their awesome theme related puppet shows.On Friday the 1st of June from 6pm until 9pm DWK will once again be giving all parents within the school and the Estate the perfect opportunity for some quality time. Yes you got it, it’s our famous school “Date Night” fundraiser where we welcome all children living in the Estate to join. These nights are always a huge success and a perfect opportunity for all parents to enjoy some quality time whilst their kiddies are having even more fun with the teachers at school. All children are welcome even if they do not attend the school and forms are available to collect at the school should you wish to take full advantage of this awesome opportunity.

Our doors at De Wijnlanden Kids are always open and we welcome you to come and have a look around anytime and meet our wonderful teachers and children.
