IN 2008, DCSI UNDERTOOK A MULTI-PROPERTY REDEVELOPMENT PROJECT TO CORRECT PROBLEMS THAT HAD HAPPENED BETWEEN REAL ESTATE INVESTORS AND THEIR INITIAL CONTRACTORS.

IN 2009, DCSI UNDERTOOK AN EXTENSIVE LEGAL BATTLE TO COLLECT REVENUES THAT REMAIN DUE AND UNPAID.

DCSI PLANNED FOR THIS.

Jeffrey Pergament, CEO, also owns CREATED ENVIRONMENTS, INC. and is a professional visual artist and designer.

Our specialty is the adaptive reuse of existing spaces. This is the third floor of a walk-up row home on N. 48th. Street in Philadelphia. This is a loft conversion and this is the initial interior demolition.

This project is in court; I am the plaintiff. This is a situation involving theft of work-in-place and uninstalled materials and an under-insured and improperly zoned property.

I have nothing to hide and am well prepared to address this civil matter successfully.

This project is the second floor and is located at 126 W. Sedgwick Street in Philadelphia.

I also have both criminal and civil charges filed against this property owner with expired insurance and theft, as well as bounced checks and erroneous wire transfers.

Pennsylvania enacted legislation in 2009 to protect consumers against home remodeling contractors. This does not apply to commercial work nor does it insure that clients will pay for services rendered.

DCSI does things no one else will attempt and we do it very well. This building had three code violations and was deemed a structural failure. The property owner told us after we had a contract and tried to convince us the title search had not exposed the three violations from August, 2007. The current owner purchased the property in December, 2007. DCSI contracted with this project in July, 2008.

The electrician who serviced this property was fraudulent and forged the electrical permits and illegally tapped a PECO power line. This project is in court for many aspects.

The designs remain impeccable. It is project management and client cash flow that damage design/build projects.

THE DESIGN INCLUDED ONE EXPOSED BRICK WALL.

THIS OPEN SPACE BECAME A SOLID WALL TO ACCESS THE BASEMENT IN A DIFFERENT MANNER.

We removed three floors of brick wall and rebuilt a concrete foundation and a wood frame structure, all the while suspending the bay to be reattached to the new wall system.

The unfinished basement became a den, a bedroom, a bathroom, a utility room and a storage area. The floor was poured concrete and then tiled.

The house was wired for a central room-to-room music and intercom system.

The back second floor is the front first floor and is a two-story with a full basement. The basement is graded one full floor from front to back of the house. The garage doors were converted to a solid wall.
