12/2003 to 07/2005 Construction Project Manager: 2003 – 2005

Setup a remote east coast office and operated and traveled from Raleigh, NC.

Managed construction of nine ground-up – 6,350 sq. ft. Red Robin Gourmet Burger restaurants located at Wilmington, NC; Raleigh, NC; Virginia Beach, VA; Chantilly, VA; Waldorf, MD; 2 in Chesapeake, VA and 2 in Charlotte NC.

Contractor selection and qualification, bid solicitation and review, award projects. Responsible for taking the project from onsite pre-construction meetings through construction

complete, punch list and turnover to operations in 120 days. 06/1995 to 11/2003 Construction Project Manager: 1996 - 2003

I managed the development program of new store construction; from site selection review process, to creating budgets for approval, to pre- development study, through building and site plan engineering, to permitting, to construction, through close-out and opening. Ensured restaurants were built to Golden Corral plans and standards, within schedule, and under budget.

Successfully completing 47 new ground-up restaurants nation-wide with as many as 6 projects under construction at any given time. Managed 5 to 7 Golden Corral superintendents to ensure each project was built per plan and specifications, under budget, within the standard 120 day schedule, and per my high standards.

Created all construction budgets for site and building for pre-development and construction approval. Managed and maintained a pool of traveling trades as well as all material suppliers Created and managed all construction schedules Conducted field inspections during construction and gave direction to correct to any deviations

observed. Advise VP of Construction of all elements of construction progress and concerns for all projects.

Responsible for projects during all phases of permitting process. Attended any planning and/or city council meetings as required.

Visited 73 new proposed ground sites, conducted 69 pre-development studies and created 83 project budgets for development. Part of site selection team.

Responsible for the Remodel Program which involved six major store remodels. In the last 30 Golden Corral projects that I opened from 2000 through August 2003 the total cost of

$21,081,035 was actual building cost which was $375,240 under budget and the site work actual cost was $9,545,515 which was $825,578 under budget.

The last 30 projects averaged $69 / sq. ft. actual building cost. They ranged from $64 to $76 / sq. ft. Of the $30,626,550 total actual cost of these 30 projects, there was a total of $1,200,818 savings

under budget. Proven record of consistent on-time completion of 98% of all project openings of 90 days or less

from slab to opening. Created a road map Project Schedule Booklet on “How to build a Golden Corral”.

While being the only CPM at Golden Corral’s Construction Department, in 2000 I started bidding on and building new ground-up Golden Corrals for the franchisees community as well as building all company restaurants. I maintained and managed a corral of superintendents and traveling sub-contractors and managed all aspects of construction. The Thirteen highlighted projects of the following 47 projects are the Franchisee restaurants that I bid on against general contractors and won the contracts and then we built them for the Franchise.

In 2003 through August when I left the company, five restaurants had opened and two more under construction. Projects were in Lafayette, LA, Joplin, MO, Keller, TX, Joliet, IL and Robinson Township, PA. Kingman, AZ and Westland, MI were under construction at the time I left the company.

In 2002, opened eight restaurants located in Erie, PA, Gastonia, Asheboro & Wilmington, NC, Carbondale, IL, Houston, TX, Florida City, FL, and Myrtle Beach, SC.

In 2001, opened nine restaurants located in Blue Springs, MO, Wichita, KS, Gallup, NM, Dothan and Pelham, AL, Boone, NC, Knoxville, TN, Morristown & Johnson City, TN.

In 2000, opened eight restaurants located in Cary, NC, Winchester VA, & Bristol, VA, Texarkana & Meadows Place, TX, Lafayette and Kokomo, IN and Kingsport, TN. Started building stores for franchises this year.

Served as superintendent for new ground-up Golden Corrals restaurants located in Clinton, Raleigh, and Sanford, North Carolina.

Project buildings ranged from 7780 to 9954 square foot buildings with 2 acre sites. The final building costs on these restaurants ranged from $62 to $66 per square foot. Site cost on these three projects ranged from $235,000 to $325,000.

Negotiated subcontractor contracts and issued purchase orders. Reviewed subcontractor payment and processed invoices. Scheduled work to meet construction date. Responsible for material takeoffs and material purchasing. Supervised up to 60 on-site personnel.

As a family construction building business with my Dad and three younger brothers, I specialized as owner, customer relations, estimator, project manager, project coordinator, superintendent, heavy equipment operator, and carpenter. I excelled in all phases of carpentry, site and building layout, ceiling systems, floor tiles, machinery operator, site-work, and concrete. I supervised personnel, ran and managed the daily operations of a commercial general contracting business, and estimated jobs from 1975 to 1995.
