You aren’t concerned about the macroeconomic environment and how it affects the housing market, and you don’t care about the happenings of Europe. You just want to sell your home and maximize your chances of selling quickly for close to your asking price. The problem may have nothing to do with the economy, but instead with what you’re doing, or not doing, to catch the eye of potential buyers. Are you making any of these mistakes?

No PicturesThe best thing you can do for your listing is to include pictures, a lot of pictures. It’s OK to post too many pictures, providing they show off your home in a way that will catch a buyer’s eye. If you have a higher-quality phone, that will work fine. If you don’t, ask somebody for help. Look at other people’s listings and see what kinds of pictures catch your eye and take similar pictures for your home. Take a lot of pictures, but place the

best shots at the beginning of the picture album on the listing site.

No Curb AppealIf you’re like many potential buyers, you scour the Internet for listings that fit your criteria and then get in your car and drive by the home. If it looks nice from the outside, you schedule a showing. Your beautifully remodeled kitchen will only ever be seen in a picture if your home doesn’t have curb appeal. Trim the trees, fertilize the lawn, replace aging exterior lights and put some work into the landscaping. You have to impress them with the outside before they can fall in love with the inside.

Bad TextThe text that goes with your listing is vitally important, and a little bit of creativity is appropriate. Like any type of writing, stay away from cliché and outlandish claims. How do you know that your home is “the best

home on the market.” Is your home really “the perfect home for your family” if you’ve never met the reader? You can confidently say that the neighborhood is well-suited for young children, you’ve remodeled the kitchen and bathrooms, and the home has quick access to two major highways. Your text space is limited so make it count.

Price Too LowEverybody knows that pricing a home too high won’t produce an offer, but what about pricing too low? Once you price it, it’s difficult to raise it back up because it may attract a stream of bargain hunters that are unqualified buyers. One unqualified buyer could take your home off the market for weeks or longer. Unqualified buyers can result in it taking longer to sell your home than if you priced it at market price.

into somebody’s home with your agent only to find the homeowner is still there. You can’t speak openly to your agent and, most important, when the owners are there with their dog and children you can’t picture the home as your own. When a showing is scheduled, clean your house and take the family out to lunch. If you come back and you see the car in the driveway, run some errands. Don’t let the potential buyer see you until the closing.

The Bottom LineYou can’t control the economy, the housing market or the quality of your neighbors, but there are parts of the listing you can control. For a home to sell in a challenged housing market, make your home look as polished as possible and don’t make the above mistakes.

Offi ce Park. A planned development specially designed for offi ce

building and supportive facilities, such as restaurants, some offi ce

parks, such as research Park or a medical services park, are designed

to attract specifi c tenants.

Example: After several large corporations located in the new offi ce

park, the park became a major employment center for the city.

Paint to Paint. Term often used in a CONDOMINIUM or Co-OP

apartment complex to describe exclusive ownership boundaries. The

unit is owned from the inside walls that are attached to other units. The

complex as a whole owns the walls that separate the units.

Example: Because the condominium owner`s property boundaries

were paint-to-paint, the individual owner was not responsible for a

pipe that burst within the walls that separated the units.

Prime tenant. In a shopping center or offi ce building, the tenant who

occupies the most space. Prime tenants are considered creditworthy

and attract customers or traffi c to the center.

Example: Huntley is developing an offi ce building with 20,000 square

metre of leasable space. Of this 10,000 square metre are preleased

to Diesel International LTD the prestige of the prime tenant allow

Huntley to obtain fi nancing and prelease the remaining space to other

tenants.

Encroachment. A building, a part of a building, or an obstruction that

physically intrudes upon, overlaps, or trespasses upon the property

of another.

Encumbrance. Any right to or interest in land that affects its value.

Includes outstanding mortgage loans, unpaid taxes, easements, deed

restrictions.

Example: Encumbrances on a certain property include 3 mortgages, 4

leases, a mechanic`s lien, and a deed restriction preventing the sale

of alcoholic beverages on the land.

Dar es Salaam. Tanzania is planning to put in place a real estate regulatory authority that will supervise and

ensure level playing ground in the fast-growing sector.Mr Charles Mafuru, acting director of housing in the Ministry of Lands, Housing and Human Settlements Development, said the government was now studying how the regulator will operate and prepare the necessary legislations but was sceptical to tell when the regulator is expected to be operational.“We have the fund and already the draft laws to develop the agency are in place,” said Mr Mafuru during a workshop to discuss the draft report on the housing market study organised by the Bank of Tanzania.

The regulator is expected to deal with issues related to rentals, quality or standard of housing, contracts as well as the real estate agents including the middlemen, commonly known as dalali.Mr Mafuru was responding to comments by some stakeholders who said that there was a need for the regulator to ensure fairness in the housing industry. “We don’t intend to control prices in the market but at least to ensure that the rights of both consumers and owners are protected fairly,” he said. The move is received as good news to consumers who are currently dictated by terms and conditions of house owners.Tanzania Tenants Association Secretary General Ndumey Mukama, said it was a good move to formalise the industry and

protect the rights of both the tenants and the housing owners.“We have been shouting for the regulatory authority for a long time now. For us it’s good news and we wish it be in place soon,” said Mr Mukama.Meanwhile, Tanzania Mortgage Refinance Company (TMRC) chief executive officer Oscar Mgaya said the housing microfinance was being completed and soon it will be operational to boost lending. “This will help those who do not fit in the mortgage finance to borrow from the housing microfinance,” he said.
