MEADOWS AREA MARKET ANALYSIS REPORT

Meadows market analysis first quarter Report I think 2014 will be a very interesting year for the prop-erty market. Over the last 2 and a half years the prices have increased rapidly within The Meadows Community and Dubai as a whole and surely they cannot just continue at the same rate. Dubai winning the Expo was a fantastic achievement which you have to feel will again lead to another booming year in house prices. Can it keep increasing so aggressively though:

The Dubai Land Department has tried to take ‘flippers’ out of the market by increasing the Transfer fee from 2% to 4% so this should have a positive effect but you can’t help but think the excitement of the Expo will keep the Investors coming. When you take into account that other countries property tax transfer are a lot higher than Dubai, Hong Kong is 15% on purchase, USA is 2% of the value of property per year, UK is between 3 & 5%, Spain is 10% and Singapore is 18% on completion. All these countries have a considerable higher transfer tax, so this makes Dubai a far attractive market in the Global market.

I personally feel we are at a level now where we should be for Dubai so I don’t believe there will be any crashes from this point onwards but I believe increases will slow down considerably this year as there are thousands of new FREEHOLD villa’s entering the market over the next 2 year’s including MUDON, AKOYA, MIRA, CASA, DISTRICT ONE etc. Many investors are now seeing ‘OFF PLAN’ properties as better investments due to the low price per sq. ft. so I do worry about the effect the new stock will have on established areas such as Arabian Ranches, Green Community, and Emirates Living. However the best 3 things that will sell a property is Location, Location and Location and meadows is an amazing location.

I had the choice on which Villa area I wanted to work in, and I chose Meadows and My reasons for this decision was due to the exceptional floor plans of the properties which I still believe to this day are the best in Dubai along with the community itself and with the exceptional value for money compared to area’s such as Ranches / The Green Community etc. Once you are in The Meadows I you feel like you could be anywhere in the world as it is an oasis of green with stunning tree lined roads and large green parks aplenty and secure gated community. I have no problems in convincing my clients to move to Meadows as my passion is so strong for the area.

How to Choose an Agent Key Points to Look for:

Make sure your Agent broker and his brokerage company are registered with Real Estate Registra-tion Agency RERA for short.

Invite 3 to 4 RERA Brokerage agents to give a Comparative Market Analysis on your Property, in other words value your property.

Select agent or agents who you trust to market your property.Once you have established a trust be transparent with the agents, give the agents a good brief of want you want such as a guide price, when your property needs to be sold and anything else that might be important.

EXCLUSIVITY or NOT:

To be perfectly honest every agent would love an exclusive property to sell, It is great for the agent but maybe not so good for the seller. As if you have 3 to 4 agents working for you they can all generate viewing on your property and produce a quicker sale: Also if you have 3 or 4 broker agent selling the property and they know other agents are working on it, they will work quicker as they do not want to lose the sale as they will not get paid. If you do go down the exclusive route that means you are locked into that agent for a period of time, and he is guaranteed is 2% commission on the property sale. My advice, do not go for an exclusivity with an Agent Broker, want of a better phrase play the field. However if you do enter into an exclusive deal make sure your broker has had many sales in the area, and you trust him.

Keep getting annoying phone calls about your property from agents, even when its not for sale 2 Reasons

1) You are on a Real Estate Company data base, you might of bought from that company previously, given your details when out shopping in a mall, if it gets annoying ask to be taken off the company data base.

2) A Ghost listing, some agents leave up old listing this will generate calls to them your property might be one of these listings. Go to either property finder ae or dubizzle, look at to buy property. ie area, property size search to see if it’s on these websites call up agent who is advertising your prop-erty and ask for it to be taken down. Any of these problems keep happening report your complaint to RERA
