In the ever-expanding list of devices making our homes “smarter”, Honeywell added a Wi-Fi water leak and freeze detector. It’s an early warning system that sounds a 100dB buzzer alarm when a leak is detected or if the indoor temperature drops below where you have it set. Why do you need this? Remem- ber winter’s polar vortexes? You worried about your pipes freezing. Even though you let the faucet drip and opened the under-the-sink cabinet doors; you wondered if the effort was enough, and dreaded what you might wake up to. Because the Honeywell sensors are sensive enough to detect ‘by the drip’, or ‘by the (temperature) drop’ – you’ve got a good chance to be alerted soon enough to avert a catastrophe. Where do you need this? Wher- ever leaks are likely to occur. Think water heater, washing machine, toilet, sink, sump pump, humidifier, floor drain, or bathrooms. For most homeown- ers, the lower level is of great concern and sensor extensions enable monitoring mulple sys- tems in close proximity to each other. In addion to the buzzer alarm, the Honeywell Water Leak and Freeze Detector can send a text message, phone "push" alert, and e-mail alert to your smart- phone! You just download the app. Meaning: While you made your way to work or were lucky enough to be out of town, you could have had the peace of mind of simply pulling out your phone to monitor the exact temperature in your home, or whether a water leak had been detected. Here’s what’s new. Remem-ber winter’s polar vortexes? You worried about your pipes freezing. Even though you let the faucet drip and opened the under-the-sink cabinet doors; you wondered if the effort was enough, and dreaded what you might wake up to. Because the Honeywell sensors are sensitive enough to detect ‘by the drip’, or ‘by the (temperature) drop’ – you’ve got a good chance to be alerted soon enough to avert a catastrophe.

Where do you need this? Wher-ever leaks are likely to occur. Think water heater, washing machine, toilet, sink, sump pump, humidifier, floor drain, or bathrooms. For most homeown-ers, the lower level is of great concern and sensor extensions enable monitoring multiple sys-tems in close proximity to each other. The above grade level sinks in the kitchen and baths would also be good fixtures to monitor.

What about the WiFi? In addition to the buzzer alarm, the Honeywell Water Leak and

Freeze Detector can send a text message, phone "push" alert, and e-mail alert to your smart-phone! You just download the app.

Meaning: While you made your way to work or were lucky enough to be out of town, you could have had the peace of mind of simply pulling out your phone to monitor the exact temperature in your home, or whether a water leak had been detected.

What’s the hardware? The units are small in stature and allow for wall mounting with a remote wa-ter sensing cable, or can be laid flat. Powered by 3 "AA" batteries and warrantied for two years.

What else should I know? Corcoran Heating and Air Con-ditioning can assess your need, provide and install the units, and give you instructions on their use. We can show you how to maximize the system, i.e. show you how you can send alerts to family, friend, or neighbor when you’re away from home for an extended period of time.

The early detection of tempera-ture drops and water leaks make it possible to avoid expensive repairs and loss of treasured items. If you’d like to know more call us. We think adding Honey-well Water and Freeze Detectors in your smart home can give you invaluable peace of mind.

Frequently Asked HVAC Seasonal Questions:

1, What should my thermostat be set at?

It is a personal preference, and dependent on the weather out-side. On average, homeowners keep their thermostat between 75-80 degrees during the sum-mer and 68-72 in the winter. Keeping the smallest variance between the temperature inside and outside will help keep down energy costs.

2. Why should I change my filters on a regular basis?

Changing a unit’s air filter keeps a system running at peak per-formance, maximizes indoor air quality and helps eliminate dust, allergens, and germs.

3. When does Corcoran Heat-ing and Air Conditioning start Spring maintenance?

We need the temperature to be at least 55+ degrees but prefer-ably 60 degrees. This typically puts us in late April/early May. We are taking maintenance ap-pointments now; just call Brenda at the office!

4. Should I close the vents in areas of my home that are not being used on a regular basis?

We recommend that you keep all vents and registers open to utilize your system’s efficiency and airflow. HVAC systems are sized to the square footage of your home.

5. How does weather affect my service call visit?

Working on outdoor units (which run on electricity) in the rain or thunderstorms would pose a severe hazard to our technicians. In the event of inclement weath-er, we would call to reschedule the appointment.

Two of the VERY BEST things about Spring are opening the windows to let in fresh air, then cleaning - including getting rid of “stuff” to keep that fresh feeling going. What better time to donate old clothes and toys? Paring down inside leaves time to spend outside. Where there’s more work, of course, but chores seem easier in the warmth of the sun. Give your exterior the curb appeal it deserves this season. Here are a few ideas to make sure your house makes a great first impression.

1. Go Green!

Add some fresh flowers and greenery to the outside to brighten up the place. No need for a garden, but a simple addi-tion like planters and window boxes will make all the differ-ence.

2. Lawn Care

Don’t neglect your lawn! Keeping up with the mowing, raking off

leaves, and pulling weeds will help to give your exterior a clean and manicured appearance.

3. Upgrade the Front Door

We’re not talking a whole new door; those can be pretty pricey. A simple coat of paint in a bright color can cost about $75 and is a quick DIY project. Don’t be afraid to go bright!

4. Let there be Light

Light is a great way to brighten up the outside and create a welcoming first impression. It may be as simple as cleaning off the existing cobwebs and debris. If you need additional light, try to hang some porch lights, or use solar powered lanterns to light up your walkway.

5. Clean your Gutters

Make sure to clean the gutters inside and out. You want to clear any debris not only for a clean look, but also for the care of the gutter. A little scrub and elbow grease can make all the differ-ence.

Hey everyone, Franklin here for this latest edition of our Dog's World blog. It should be on page one, but that is an ongoing discussion and the final say, I'm told, is the editors. Oh well, I know how to mess with him, but that is for anoth-er day.

I am excited to be fea-tured in this latest issue as the seasons are a changing and I do love this time of year. I could do with-out the allergies that are right around the corner, but I think those bother my family members more than they bother me. All

A D0G’S W0RLDthe scratching and itching can put me in a zen state where I just really seeming-ly "disappear" for a while...Ahhhh those are nice mo-ments...Where was I? Oh yeah, anyway with this spring season upon is it is import-ant I take a minute and remind all the four legged parents of a couple things.

First, get a dog towel handy by that back door if you haven't already. The mud is out, it is delightful and we will find all of it and try to bring it into the house. You are welcome for that by the way. Such a thankless job really, bringing

the mud into the house for my other family members to enjoy. Goes above and beyond the thought that counts if you ask me.

Lastly, do not forget about our flea and tick care going into the season. Nothing to plug here, just really enjoy being tick and flea free, as I am sure you do as well. Here comes the rain, then the mud, time for me to go...

Chocolate Chip Pancake BakeDirections:Butter a large baking dish. Cut cooked pan-cakes in half and begin fanning them out, round-side up, in the dish.

In a large bowl, whisk together: eggs, milk, sugar, and vanilla. Pour over the pancakes, flattening them with a spatula to cover them in the liquid. Cover with foil and refrigerate at least 4 hours and up to overnight.

When ready to bake- preheat oven to 350.

Sprinkle pancakes with chocolate chips, re-cover with foil, and bake 40 minutes. Remove foil and continue baking until golden and completely cooked through, 10 minutes more. Dust with powdered sugar and serve with maple syrup.

In This Issue:It’s Spring, and Love is in the air! My wife Janet and I look for-ward to our daughter Kathleen’s marriage later this month. (You can find exactly when in April’s Important and Unique Dates on the first page.) Many of you are familiar with our son John, who will play an important role by performing the ceremony. Over the past years, we’ve been lucky to add to our family – daughter-in-law Lindsey and grandsons Jack and Nate. Now we are happy to welcome Alex to the fold and look forward to what we know will be a wonderful celebration.

It’s baseball season, this year my time at the fields will be watch-ing the grandson, or hearing

how his game went! How cool would it be to have a Cubs vs Sox crosstown World Series. That I would watch.

Around here it’s business as usual. We maintain the heating and air conditioning systems at many commercial proper-ties and restaurants. Our test and balance and commercial kitchen mechanical experience has opened many doors for us. Among them is McDonalds’s Corporate – commonly known as Hamburger U – where we recently wrapped up our fourth renovation project. We’re Lovin It.

For our residential clients, do you wonder; “Will it make it another

year?” Are you uncomfortable in certain rooms? I’m talking about your air conditioning system and the uncomfortable areas in your home. Have decided, “I AM NOT GOING TO TAKE IT ANYMORE”. Hopefully you’re not going through that, but if you are – call us. We can fix that.

Until then, have fun everybody! We are all on the spinning blue ball to enjoy every moment. Accept what is and try to love your life. The more you can do this, the better it gets. Be good to one another. I’d leave you with that.

P.S. -->> We have started main-tenance on many of our com-mercial locations. If you have a time of day or day of the week you are looking to set aside for maintenance at your business or residence, call Brenda today. Get on the list before it gets too hot.

As always, we thank you for your business and are grateful for your continued support. - Tom
