    Following the completion of Cityplaza, the company surprised the market with the purchase of the Pacific Place site in 1985 and its vision for a new style of complex.

    At the time, the company identi-fied that proximity to Central and a location adjacent to the key Admiralty MTR interchange offered the oppor-tunity to create a new commercial hub for Hong Kong. The ability to take a long-term perspective was the key to success. Creating direct ac-cess to the Admiralty MTR as well as good pedestrian and vehicular link-ages ensured that both locals and visitors flooded to the new prestig-ious shopping mall on the island. They came to shop, eat, greet, or meet in a diverse range of new at-tractions, work in either of the three,

    premium office towers or stay in any of the four five-star hotels. Swire Properties had raised the bar for retail-led, mixed-use develop-ments to a new level; a stand-alone world-class brand in its own right.

    Many would have seen this as the perfect template, instantly replicable across the expanding Swire Properties’ geography. But the company saw new success would come from identi-fying original opportunities, and the transportation of its respected design-led management skills.

    Thus we created a series of distinc-tive brands, precisely engineered for their setting. Designed to deliver inno-vative benefits for their new homes, while at the same time building their own and enhancing Swire Properties’ reputation for quality.

    The Taikoo Li brand was conceived and created specifically for Mainland China. The objective was to offer a dif-ferent kind of shopping experience; an alternative to the conventional in-tensity of the enclosed, multi-floor mall.

    Swire Properties was deter-mined to establish a low-rise, open-air destination brand that promised a more compelling experience; de-signed to be more relaxed, intimate and intriguing. The concept has been complemented by Swire Hotels’ decision that Taikoo Li was the ideal setting for the introduction of its pre-mium "The House Collective" brand into Mainland China.Sino-Ocean Taikoo Li Chengdu

    There are now two Taikoo Li branded complexes. The first saw the tradi-tional bar area of Salitun in Beijing transformed into a hugely popular lifestyle destination.

    The second, Sino-Ocean Taikoo Li Chengdu has recently opened in the centre of Chengdu on a site that wraps itself around the historic Buddhist Daci Temple and incorpo-rates many restored historic buildings. In October 2015 the retail complex was selected as a global winner in the US-based Urban Land Institute Global Awards for Excellence, widely accepted as one of the development industry’s most acclaimed accolades.

    The transformation of an old industrial site into the city’s largest privately-owned busi-ness district housing over 300 international companies and a thriving community is tes-tament to Swire Properties’ long-term approach, originality of thinking, and com-mitment to sustainable development.

    The management of Taikoo Place believe an ideal working environment will impact positively on productivity and contribute to

    The confidence and ingenuity of the brand is clearly evidenced by the creation of blueprint, an innovative accelerator pro-gramme and the first start-up initiative organised by a commercial developer in Hong Kong. 

    Swire Properties has been operating successfully in Miami for nearly 40 years, focusing on large-scale residential de-velopment. The purchase of a nine acre, city centre site allowed for a carefully planned 5.3 million sq ft retail-led, mixed-use complex incorporating two office blocks, two residential towers, both sitting atop a 500,000 sq ft shop-ping centre, and a further 80-floor mixed-use tower.

    All that has been achieved successfully in Hong Kong has been applied to the new Brickell City Centre, but with an added Miami twist. While the centre fully embraces the public transport system, serious accom-modation is made for cars, with over 3,000 parking spaces. Southern Florida’s inclement weather has been largely appeased with an environmentally friendly overhead canopy of glass, steel and intricately aligned louvres that will cool shoppers allowing for an open-air, naturally lit pedest rian experience and connect the sep-arate parts of the centre.

    To accommodate the differing requirements across the portfolio, Swire Hotels have created two world-class hotel brands. The flawlessly-designed, award-winning "The House Collective" with its immaculate service appeals to the most discerning worldly-wise travellers. While the lifestyle business brand ‘EAST’ more than satisfies the busi-nessman who enjoys comfort and design presented in a relaxed and thoughtful manner.

    Each individual hotel has been designed to reflect clearly its particular setting, and integrate positively with the other components within the relevant complex mix – to their mutual benefit.

    Swire Properties’ purchase of a rare site in Guangzhou offered the opportunity to develop a complex that was both original and acutely attuned to the nature of the city and person-ality of its inhabitants. Appealing to a recently enfranchised Chinese consumer looking for new brands and compelling experiences, the project was designed to reflect the quality, inventiveness and trust so admired in the company’s Hong Kong premium product.

    Taikoo Hui, with its linguistic derivation in ‘confluence’ and ‘gathering’, was created to be the premium lifestyle destination of choice for the city; upgrading shopping, business and visitor expectations alike.

    The Swire Properties design philosophy for clean, simple and elegant spaces is followed meticulously by the Hui brand. This has re-sulted in an environment that is supremely airy and light.

    Shanghai will host the second Taikoo Hui complex in 2016. This marks a return to the city where Swire first traded back in 1867. Ideally located near iconic Nanjing Road and with easy access to and from the city, the proven integrated mix of premium retail and dining, Grade-A office space and three luxury hotels, will see HKRI Taikoo Hui become the city’s new lifestyle sanctuary.

Along with the support of an internation-al team of specialists and academics, Swire Properties has created a revolutionary signature feature within their Brickell City Centre complex that will deliver substantial benefits for all. The CLIMATE RIBBON™ is a 150,000 sq ft undulating canopy of steel, fabric, glass and precisely angled louvres that covers the open spaces and connects the different blocks of the centre.

    Acting as a sophisticated environmental management system, and in effect creating its own controlled ‘micro-climate’, the CLIMATE RIBBON™ protects visitors from the city’s inclement weather, captures sea breezes to regulate air flow and tempera-ture, collects rainwater for reuse and becomes a partial filter for solar radiation.

    Ultimately, this feature will deliver something unique to the outdoor-loving Miami customer – a comfortable, open-air pedestrian experience.

    Swire Properties’ role as a pioneer and industry leader in green building management has been recognised with the presentation of a ‘Grand Award of Facilities Management’ at the 2014 Green Buildings Awards.

    This top award, Hong Kong’s most respected accolade for sustainable buildings, was presented to the Taikoo Place and Cityplaza developments in recognition of their outstanding per-formance and wider contribution to the built environment. The awards jury highly commended Swire Properties on its decade-long research into com-prehensive building energy manage-ment systems and their incorporation into both their own properties and the adjacent public areas.

    The award supports the breadth and substance of the company’s underly-ing approach to sustainable building development. This includes research collaborations with world-renowned universities to set the highest standards, the adoption of globally-accepted best practices and the sharing of experience and knowledge with peers, both locally and globally.

    This learning and detailed work has practical benefits across the com-pany’s portfolio. For example plans already exist to reduce the energy intensity in the two new Taikoo Place office towers by 25% upon completion.

  • Swire Properties has a long history of positive engagement within the com-munity. This has seen the company first identify valuable initiatives and then become active participants in their resolution. As the company’s footprint has expanded, so has the breadth of its involvement.

    In MIAMI, FLORIDA, the Brickell City Centre team and Swire Properties Inc. are willing participants in the ‘Habitat for Humanity’ programme which helps con-struct housing for low income families in the city. Volunteers from the centre have already contributed their time and skills, and seen 12 new houses completed.

    In BEIJING, CHINA, the company sponsored, and the Taikoo Li team helped restore a 500-square-metre community garden that had suffered badly from ne-glect. The exquisite ‘Harmonious Garden’ now stands transformed as an elegant and calming oasis for the local community.

    Swire Properties will maintain the gar-den in its present state for at least the next five years.

    ISLAND EAST, HONG KONG, has a very special place in Swire Properties’ heart. Not only is it the company’s home, it was the transformation from old dockyard to the modern large-scale residential estate of Taikoo Shing that established its business. So sharing the love stories and tales of 15 elderly resi-dents of Island East with the rest of the community was both an evocative and original opportunity to connect the past and present. With substantial help from the Swire Properties Community Ambassadors, who painstakingly chron-icled the oral histories and collected an array of texts and images, these memo-ries were shared and displayed in a unique exhibition in Taikoo Place, ‘Stories from Island East’, and then re-corded in a book.

    To widen the company’s philanthropic scope and include community care in addition to the existing focus on the environment, arts, culture and education, Swire Properties has established the Community Care Fund. This fund will support smaller-scale charity projects in Hong Kong and Mainland China. These include those nominated by the company’s employees and involve its Ambassador teams.

    Swire Properties is an admired supporter of culture and art within its developments. This is part of a long-term commitment to enhance the quality of people’s lives and stimulate engagement between em-ployees, tenants, residents and visitors, giving immediate pleasure to the community and leaving a legacy for the future.

    Nowhere is this better demonstrated than at the newly opened Sino-Ocean Taikoo Li Chengdu complex. A number of renowned artists from across the world were commissioned to create 21 original pieces of sculpture that focus on the fundamental elements of modern city life – humanity, culture, heritage and nature. The sculptures are intended to mirror the his-torical role of art in town squares as central points for the community to gather. They are now perfectly at home in their open-plan, low-rise Chengdu setting.

    The individual pieces, variously composed of steel, bronze and glass, are both abstract and figurative in form. With subjects that concentrate on people, culture or nature, the sculptures have been deliberately placed to be in perfect harmony with each other and their environment. Taking inspiration from the Daci Temple’s over-1,400-year history, the collection speaks to its audience about how our contemporary world can coexist and learn from our past and traditions.

    The centre boasts Hong Kong Island’s largest shopping and entertainment mall, three premium office towers and a highly regarded business hotel.

    Cityplaza, which primarily serves customers who live and work in the eastern part of Hong Kong, has recently completed a HK$100 million facelift. This enhancement programme saw an upgrade of the mall’s facilities and interior finishes as well as the introduction of over 30 local international retail brands and an easily-accessible category zoning system designed to reinforce the shopping experience. Among the new arrivals will be the opening in early 2016 of a two-floor, 49,000 sq ft branch of the renowned lifestyle bookshop, Eslite Spectrum.     Wrapping itself around the over 1,400-year-old Buddhist Daci Temple, the innovative low-rise, Sino-Ocean Taikoo Li is designed to acknowledge the history and character of its setting, whilst immersing visitors in a unique shopping experience and injecting new vitality into the neighbourhood.

    This project is our second Taikoo Hui-branded mixed-use development in Mainland China.     MOUNT PARKER RESIDENCES in Island East and DUNBAR PLACE in Kowloon, have both been completed and are largely sold. WHITESANDS, a new development, has come to market in 2015. Its 28 modern detached houses is our first residential project on Lantau Island, allowing buyers to take advantage of the lush natural setting and beautiful coastline.

    We continue to enhance our serviced apartments portfolio in Hong Kong. In addition to the 270 luxury serviced suites of PACIFIC PLACE APARTMENTS, we have completed the 111-suites of TAIKOO PLACE APARTMENTS.

    Our residential portfolio in Miami has grown substantially. Phase 1 of Brickell City Centre will see the completion of 780 units in two distinctive towers. Setting new standards for contemporary living in Miami, the apartments in RISE and REACH were handed over to purchasers in 2015. The new centre will build on the success of our thriving residential island community on Brickell Key.

    Over the past seven years Swire Hotels have created two hotel brands. The House Collective are small, beautifully designed luxury properties that appeal to those who desire an intimate and personalised experience with impeccable service. The second, EAST, is a portfolio of contemporary lifestyle business hotels. What characterises every Swire hotel is their acute sense of place and class.

    In July 2015, Swire Hotels opened its third The House Collective hotel. The Temple House is part of Sino-Ocean Taikoo Li Chengdu, Mainland China. It joins the acclaimed, award-winning The Upper House in Pacific Place and Kengo Kuma’s distinctive, emerald glass-covered creation, The Opposite House, in Taikoo Li Sanlitun, Beijing.

    Designed by MAKE Architects, The Temple House reflects our commitment to preserve the cultural heritage of the site and marry that with contemporary design. Beautifully restored historical Chinese courtyard buildings dating from the Qing Dynasty have been incorporated into the

    hotel itself – with one housing the lobby and another, the Spa. Along with a mix of classic, local and modern restaurants, a pool-side bar and a club, the hotel will become a must-visit destination for the city’s glitterati.

    After following the much admired Cityplaza landmark, EAST, Hong Kong, with the opening of EAST, Beijing, a core component of the INDIGO complex, Swire Hotels will open its first hotel in North America – EAST, Miami in 2016. This will be a 263-room hotel, with 89 serviced apartments attached – named EAST Residences. This property will become an important complement to the new Brickell City Centre development and an ideal meeting place for the surrounding business community. Excitingly, the hotel will also be home to the famous Uruguayan restaurant, La Huella.

    Given Swire Hotels much lauded hospitality credentials it was natural for the company to create a subsidiary, Swire Restaurants. And they have already opened five new stand-alone restaurants – Plat du Jour, Public and Mr & Mrs Fox in Taikoo Place, and The Continental, a new fine-dining establishment in Pacific Place which premiered in 2015 to rave reviews.

  • As part of our engagement with the community we positively encourage our employees to take an active and enthusiastic role in the Swire PropertiesCommunity Ambassador Programme. The scheme is designed to support a wide variety of charitable initiatives in Hong Kong, Mainland China and Miami. These activities include building homes for low income families in Miami, restoring a community garden in Beijing and selling books for children’s charities in Hong Kong. In 2014, nearly 1,300 volunteers contributed more than 5,500 hours of service to 48 different projects.

    Those who work in our offices are very much a part of our community. It is therefore important for

    us to provide attractive working environments, believing this has a positive impact on their productivity, contributing to successful business.We have long been committed to supporting local cultural initiatives and positively encouraging the participation on the part of our tenants.

    This policy is underpinned by our environmental, health and safety standards, investment in the enrichment of our communities and a supplier code of conduct.

    In 2014 we increased the occupied space in our investment property portfolio in Hong Kong and Mainland China yet decreased our energy consumption by 3%. Further, we have targeted to reduce our annual energy consumption by 52 million kWh by 2020, from its 2008 level. 26 of our buildings have BEAM certification, of which 18 of them have the highest rating, Platinum.

    In recognition of our stewardship of the environment and for creating social value for our communities, we were selected to become a constituent member of the Hang Seng Corporate Sustainability Index (‘HSSUS’) in September 2015 – one of only 30 listed Hong Kong companies – and in the 2015 Dow Jones Sustainability Indices (DJSI).

    Swire Properties is actively involved in both local and international sustainability initiatives as a member of the Hong Kong Green Building Council. We were the founding partner of the Business Environment Council, and are also enthusiastic members of the Harbour Business Forum and the International Energy Agency.

    We include all suppliers in our approach to sustainable development. Most important of all is the commitment of our people to the company’s sustainability policy. To support them we invest heavily in training, in 2014 we organised over 1,800 relevant courses.

    The combination of Swire Properties’ continuing involvement in credible research, of which the partnership with Tsinghua University, Beijing, is a successful component, and its rigid insistence on best practice, will ensure we can truly future-proof all our stakeholders.
